by JCDC. Sweeney talked about a community he recently worked in that brought a large number of stakeholders to a site visit. He initially was concerned that this would become a difficult conversation, but instead, the level of cooperation among the various partners and organizations gave a level of comfort to the company and was a final factor in its location decision. Companies routinely want to hear from the subject matter experts, and want to know there are no conflicts that will cause their project to be delayed.

S

ite selectors have spent quite a bit of time in Indiana lately, with very good reason. The state has consistently ranked in the top 10 in the last two years when annual top business climate reports are given. Indeed, the Tax Foundation ranked Indiana eighth in the nation for its business tax climate in 2014. Area Development Online placed Indiana seventh in the nation for top states to do business. The state consistently receives high marks for its geographic location and access to interstates, recent corporate tax reforms, water availability and cost, and commitment to being a “pro-business” state. While these are very apparent and easy to define factors, there are five areas in particular that site selectors look at in determining the best places to do business.

1. Responsiveness Site selectors routinely comment on the responsiveness of a community when discussing the final reasons for choosing a site. Jason Fuller, GE Aviation, spoke highly of the state and the local response from the City of Lafayette when choosing to build their new plant in Indiana. Fuller spoke about his experience with the state during the Indiana Economic Development Association’s spring conference. He appreciated the state with its prompt response to their queries and the city’s “one source of connection” with the LEDO, the Greater Lafayette Commerce, citing

4

the value of having one source to answer questions. Communities that do not respond quickly to projects are giving a site selector a reason to take them off the list of sites.

2. Available data With the use of technology, a site selector can sit in an office in Atlanta, Georgia and research a community in Indiana without actually going there in person. Site selectors routinely express the value of a quality, easy to use website when they are beginning the initial search for a company. Many times, a community has been placed on a short list, or unfortunately taken off a list without having any contact with a company. The Mid America Economic Development Council surveys site selectors yearly and consistently sees the quality of an economic development website and the ease of access with this site listed in the top three critical factors in site selection.

3. Cooperation Site selectors want to see community officials as well as state officials working together and supporting one another. Seeing partners sitting at the same table supporting a project lends credence to the pro-business message from the state. Chad Sweeney, director of business development at Ginovus, a site selection firm, spoke to a recent Leadership Johnson County class for its March program day which is the economic development day underwritten

4. Site readiness While many companies suffered downturns during the previous recession, the recent economic uptick has expansion discussions growing. Companies today are ready to move forward with their plans, which means they are not willing to wait for a community to prepare a site. Site selectors want to work in communities that have a solid plan for growth and have sites ready to go, whether that is an existing building or an undeveloped site. Ted Seger, Farbest Foods president, spoke at the Livestock, Forage, and Grain Forum in Indianapolis and reviewed his reasons for choosing Knox County for his business expansion. He was very firm that the county had land with utilities to the site, a ready workforce and a strong supply chain, all of which were deciding factors in the decision. Communities prepared for growth with a well-thoughtout plan and sites that are ready for use will see the most interest.

5. Ready workforce Companies realize that while they may have the best product on the market, without a skilled workforce their product will ultimately fail. Communities that invest in their workforce and support educational opportunities for people will see that investment pay off. The new reality is

BEFORE THEY PRESSED THE START BUTTON, WE’D BEEN RUNNING FOR TWO DECADES In 1910, Franklin briefly became the Motor City as the Indiana Motor & Manufacturing Company rolled out its starter-equipped Continental. By then, Mutual had been making home loans for 20 years (vehicle loans hadn’t been invented). The local automakers closed their factory in 1913, but Mutual kept rolling along through world wars, the Depression, and recessions ... and we’re still delivering peak performance today!

ori and Scott Brown saw a window of opportunity in Franklin before they opened their business, Franklin Window and Door. There was no place in town to get high-end replacement windows and doors and, more importantly, get expert help in choosing what works well with a particular home or business. “There was a big need for a customer-focused, window and door company,” Scott said. Cori said that the replacement window and door business mostly consisted of big box stores or companies that do in-home sales — a high-pressure environment where the salesperson won’t leave until the customer signs, often purchasing with a longterm installment plan. All of this creates a very bad image for the industry, she said. “We are more boutique, oneon-one,” she said. “We will work with a customer for generally about a month before a sale.” The consultation not only includes the brand of windows or doors and the style that works best with a particular

Franklin Window and Door earned the 2014 Dealer of the Year from Window & Door magazine, partially due to its retail sales and showroom design. The 2,500-square-foot space was complimented on its boutique and historically accurate look that has “charm and appeal.”

“They are very good and represent top quality. They’ve been in business 100 years and are only offered through independent retailers,” Cori said. Marvin regularly hosts sales consultants to introduce products and educate them about what they are selling, Cori added. Other product lines include Provia, ThermaTru and Simpson Door Company replacement doors and Emtek hardware products. Offerings include secure business doors, colorful fiberglass doors and ornate wood doors with stained glass inlays. The windows and doors offer the latest in energy efficiency, which is especially important with today’s trend of large windows and large

Total makeover Another family business, Brown Remodeling Company, opened in 2006 and is operated by Scott. The remodeling company employs the same low-pressure, customer-oriented business practices as Franklin Window and Door, offering customers a one-stop shop for the design and renovation work. The company specializes in historical renovation and commercial façades. Working together, the companies remodeled Ann’s Restaurant, T-Shirt Express, Jefferson

St. Pub and the Elks Building front façade, all in downtown Franklin. Another remodeling project they undertook was their own space at 112 W. Jefferson St. The building was once a car dealership and was in bad condition. The plain white brick building was unattractive, off kilter and flood damaged. They raised the foundation four inches on one side to level it, gussied up the historic transoms and renovated the façade with attractive darker brick and, of course, restored the windows and doors. The inside uses lots of natural wood, including new structural beams from a historic barn and a combination of carpet and wood floors. The Browns removed the old

ceiling and discovered the historic pressed metal ceiling underneath. The renovation helped earn the company the 2014 Dealer of the Year award from Window & Door magazine. It was specifically cited for retail sales and showroom design. The 2,500-square-foot space was complimented on its boutique and historically accurate look that has “charm and appeal.” The company also received an EDGE award in 2013. The award, Economic Development through Growth and Entrepreneurship, is given by Indiana Small Business Development Center to highlight employers in emerging and established categories. Only 20 businesses receive this honor each year. Although it would have been easier to rent a new building out on U.S. 31, the historical downtown building was more appealing, both from a business and personal perspective, the Browns said. The infrastructure improvements and historical preservation happening in Franklin right now helped seal that decision. “There was a certain connection for us. I’m born and raised in Franklin. I’ve restored a lot of historical buildings in Franklin,” Scott said. “The whole façade of Franklin has changed dramatically. We wanted to be part of that.” And they live just a couple of blocks away, Cori added. window, page 18 An array of full-size windows and doors are on display at Franklin Window and Door.

Identity theft can hurt your small business

By Cindy Tollar LegalShield Small Business Specialist

T

oday, ignoring the threat of identity theft is not an option. There is nothing you can do that ensures 100 percent that it will not happen to you or your family. And a little reported but fast growing identity theft target is small business. In fact, small business identity theft is growing at an astounding rate, yet many small and medium-sized businesses just don’t realize how at risk they are. So, how big a deal is business identity theft? Here are a few sobering statistics from a recent Ponemon Institute study: l 53 percent of small businesses experienced a data breach and 55 percent of those businesses had multiple breaches. l 49 percent of breaches included theft of business information. l 59 percent needed to manage public damage to their brand and corporate reputation because of the breach. l The average cost to fix business identity theft is $194,000 per breach. l 60 percent of small businesses close within six months of a breach. But why would an identity thief be interested in small, local based companies with a few hundred clients? Because even small business can be big profits for identity thieves! A stolen business identity, posing as a legitimate business may steal customers’ personal information and get access to new credit lines. This can do a lot of damage to the real business and harm their reputation before it is discovered. The business may have the legal burden to prove they are not the criminal who wrote bad checks, sold a client’s personal information and more. A small data base security breach of clients and vendor information can be sold thousands of times for criminal activity, meaning big income for a

criminal and devastating liability for the business. And because typically, small business owners believe thieves would not be interested in them, they spend little or no resources to take precautions, leaving themselves as easy targets. The U.S. has 47 state-specific databreach notification laws in effect, and they are all different. Learn more about them at http://www.itgovernanceusa. com/data-breach-notification-laws. aspx So, what can the small business owner do? Like a fire or a tornado, risk cannot be eliminated, but a small business owner can greatly minimize risk and damage and hasten recovery to their business and clients by documenting even small steps that they take to be proactive in protecting their clients’ data. 1. Hire trusted third-party experts to assess both electronic and manual information systems 2. Use a written plan to document company data handling specific to IDT prevention 3. Document a post breach plan of action 4. Provide regular education for employees on identity theft 5. Get legal advice on the current and changing laws related to identity theft in the states you do business Also, savvy small businesspeople are working with their vendors and suppliers to share resources and collaborate to even further protect everyone’s interest with less time and money. Identity theft is not going away. However, as a small business community, we can create a safer environment building a solid foundation of working together.

A passion for plumbing

By Greg Seiter

E

ven though they grew up working for their family’s plumbing business, Mike and Mark Gray knew they would have full support from their parents no matter what career path they chose to pursue. But other areas of employment were never really a consideration for the brothers, who now serve as co-owners of Earl Gray and Sons Inc., along with their sisters, Jeri and Kathi. “Mark and I started full-time when we graduated from high school,” Mike said. “We were given the option to do other things but we chose to go into the family business.” Their sisters were originally working in other careers, but came along not long after the boys joined up, Mike said. “We enjoy what we do,” he said. A passion for plumbing was passed on from founder Earl to all four of his children. “Dad was originally doing plumbing in the construction field for mom’s father,” Mike said. “But in 1955, he decided to go into business for himself and that’s how Earl Gray and Sons began.” The business was founded in the Grays’ Beech Grove home that year and remained there until moving to the Greenwood area in 1969. Earl Gray and Sons relocated to Bargersville in 1977, the same year in which the Gray siblings bought the family business from their parents. Today, the company, which offers 24-hour emergency services any day of the week, has locations in both Bargersville and Franklin. “We all have specific areas of the business we’re responsible for,” Mike said. “Jeri is the controller. Kathi does purchasing. Mark is the manager and I handle service.” That system has a track record of success. “We’ve never really had any challenges while working together because we respect one another and we know we all have specific areas of responsibility,” Mark said. “We never step over one another. “Our parents taught us that we won’t always agree on everything, but we must at least come to a consensus and move on.”

While basic plumbing was the primary focus during the early days of Earl Gray and Sons, today’s version of the company markets itself as a full-service plumbing business offering services such as water heaters, water conditioning, faucets and fixtures, garbage disposals, sump pumps, sewage pumps, well pumps and drain cleanings. “We also do camera inspections of drains,” Mike added. Due to signifcant, ongoing changes in the water heater industry in particular, technician training is a primary focus with Earl Gray and Sons. “Industry standards have changed regarding energy and water conservancy, and we’ve had to make a lot of changes to adhere to new rules and regulations,” Mark said. “As a result, we’ve taken a lot of steps to further educate ourselves on more energy efficient products to help people and to minimize their utility bills. “We work hard to figure out ways to meet the needs of homeowners.” Mike agreed. “They’re adding insulation to water heaters, and the units are getting about two inches wider and two inches taller,” he said. “Some 40- and 50-gallon heaters are going to end up being larger, so if you have an older one and it has a leak or goes out completely, the newer ones are wider and may not fit in the same place.” As such, the brothers believe tankless water heaters will soon become more popular among Americans. “Right now, tankless heaters are a higher-end product in this country, but the industry is really working toward making them the norm,” Mike said. “America is the only place that still uses tank heaters. Other countries have been using tankless ones for years.

Our parents taught us that we won’t always agree on everything, but we must at least come to a consensus and move on.

Mentoring programs can make an office feel like home

or my money (of which I have none), a mentoring program is one of the best ways to promote strong human connections at work. The idea of a veteran worker who can be a friend and guide through the early stages of a new hire’s career is smart, simple and rather intuitive for most people. Unless you’re a complete jerk, there’s a good chance you’re inclined to help others — at work and in life in general — who have less experience. So it’s easy to agree mentoring is a good idea, which explains why the term “mentor” gets tossed around a lot these days in the workplace buzzword-o-sphere. But the problem with buzzwords is they’re talked about often and acted upon rarely. You can’t just say, “OK, everyone find a buddy and let’s do this mentoring thing!” You need a system in place, and the importance of shepherding younger workers must be woven into the fabric of a company’s culture. Pat Canning is the managing partner at the Chicago office of global accounting firm KPMG. He said the company has a formal mentoring program that, while not mandatory, guarantees that anyone who wants a mentor can get one. “At the outset, when we were first hired, the point was made that we’ve all benefited from having someone in our career we can speak openly with,” said Canning, who has been with the company more than 30

years. “It was an acknowledgment that your life’s going to change, additional responsibilities will come up as you get older, and you’re really going to benefit from having someone you can trust to talk things over with. I found benefit in someone who mentored me, and I want people to be able to avail themselves of this.” When Katy Chapman joined KPMG in 2007, she quickly sought out a mentor. “I had never worked anywhere previously where that had been offered or was such a promoted program, so I was extremely interested right off the bat,” she said. “I found a mentor and we worked together for close to two years. It allowed me to have someone to go to when I had questions, talking about my own professional development, where to go to meet new people, how to network in the firm and what should I be thinking about as far as promotions go.” Once she became a manager — her title is now senior manager — people started coming to her asking to be her mentees. “It gets used on a lot of different levels,” Chapman said. “Sometimes it can be something as simple as someone getting ready to start working with someone they’ve never worked with before. It could be as easy as saying, ‘Can you help me understand this person’s personality and character?’ Sometimes it’s a lot more serious — something personal going on at home, how is that going to affect things in the workplace? I’m a working mother, so I happen

to get a lot of questions about work-life balance.” Mark Erkenswick, a partner at KPMG, said: “Early on, a mentor opened some doors for me and put me in charge of one of the largest public retail clients we had at the time. I was one of the youngest people in that position. It was great to have someone willing to take a chance on me.” He described the company’s mentors as “trusted sounding boards.” When Erkenswick’s first daughter was born, he wanted some flexibility in his schedule so he could spend more time with her, and a mentor helped him navigate that process. “It makes it very personal and you care very deeply about the people that you spend a lot of time with,” he said. “In an environment like this, I can’t imagine people being successful without a robust mentoring culture.” Heather Xu, a KPMG manager, said: “It’s about creating a safe space where people can come with their questions. If they’re looking for guidance, if there’s something they are struggling with. I’ve had those instrumental people in my career, so I know what that safety feels like. There were people who inspired me and pushed me to new levels, and that’s what I try to do for my mentees.” It all sounds great, but the reason it works is that the company has made clear to employees that mentoring is valued. It’s not required, but it’s encouraged and, as

Canning told me, “it’s evidence of somebody’s leadership characteristics.” The mentor-mentee relationships are built on trust and come with an expectation of privacy that’s respected within the company. And the importance of the program is reinforced with National Mentor Awards handed out each year based on nominations from mentees. Xu won one of those awards: “I feel valued. This feels like home.” Chapman said having a formal mentoring program “sets a different tone from the beginning.” “It tells you that we are invested in our people,” she said. “The formal process allows more people to be willing to reach out and ask for mentors, versus maybe just having a culture of, ‘I know Susie mentors Joe, maybe she’ll mentor me, too.’” So if you’re thinking about a mentoring program at your company, or if you have one that’s only loosely organized, take a lesson from what KPMG has done. Make mentoring a priority. Support it across all levels of the company. Respect the privacy of the mentor-mentee relationships. And get people working together. It can do nothing but make your workplace better. And I’d bet all the money I don’t have that better is far better than worse. B Rex Huppke writes for the Chicago Tribune. Indianapolis Business Journal reports

State taps PR firm to boost tourism, economic development Indiana has hired a global public relations firm to help fix any damage that resulted from the controversy surrounding the Religious Freedom Restoration Act. The Indiana Economic Development Corp. announced it was collaborating with the Indiana Office of Tourism Development in hiring Porter Novelli to strengthen Indiana’s reputation “as a welcoming place to live, visit and do business.” The IEDC news release doesn’t specifically mention the law, but an email sent by the tourism office to local officials and obtained by The Associated Press says Porter Novelli was hired “to restore Indiana’s image after the recent political controversy surrounding RFRA.” The Senate Appropriations Committee recently added $1 million to tourism funding in the state budget specifically for that purpose. Porter Novelli is part of New York-based Omnicom Group Inc. It frequently works on public service campaigns for states and governmental agencies.

Hospital frugality drives health property shake-up Instead of building new medical office buildings, cost-conscious Indianapolis-area hospital systems have the past few years opted for space in existing buildings. That has helped buildings that lease a majority of their space to medical tenants boast a vacancy rate of 11.7 percent—about one-third lower than the citywide office vacancy rate, according to data from Indianapolis-based brokerage Summit Realty Group. Meanwhile, increased employment of physicians by hospitals and increased competition for patients by such retailers as CVS and Walgreens have driven some physician offices away from class B facilities and spurred hospitals to open more retail-oriented locations. The effects of Obamacare, combined with a long recession, have forced hospitals to find savings wherever they could—including on real estate.

A poster child for this trend is the Meridian Crossing office building at 116th and Meridian streets in Carmel, which sits directly across the street from the Indiana University Health North Hospital. That hospital, opened in 2005, includes its own medical office building. But IU Health has not followed through on original plans that called for more medical office space on its campus. Instead, IU Health has leased more space at Meridian Crossing.

Illinois governor wants to ‘rip the economic guts’ out of Indiana Illinois Gov. Bruce Rauner says he wants “rip the economic guts out of Indiana” He told the Chicago Tribune Editorial Board recently: “Believe me, I am going to rip — try to rip the economic guts out of Indiana.” He went on to say, “We’re coming after Indiana big time.” Kara Brooks, a spokeswoman for Indiana Gov. Mike Pence, says Indiana will put up its low corporate taxes, triple A credit rating and business climate against those of any other state. She says, “Illinois will find tough competition here in Indiana.” The two states’ rivalry dates to 2011, when state and local officials in northwest Indiana ran an advertising campaign to lure Illinois businesses after that state raised its corporate tax rate from 4.8 percent to 7 percent.

End of robust hiring streak raises doubts about job market For months, the U.S. economy’s strength has been flagging. Manufacturing slowed. Fewer homes were built. Cheaper gas failed to ignite consumer spending. Yet, month after month, employers kept on hiring vigorously. In March, the economy’s slump finally overtook the job market. Employers added just 126,000 workers — the fewest since December 2013 — snapping a 12-month streak of gains above 200,000. At the same time, the unemployment rate remained at 5.5 percent. The slowdown reported by the Labor

Department posed a puzzle to economists: Was the tepid job gain a temporary blip due mainly to a harsh winter and an economy adjusting to much lower oil prices? Or did it mark a return to the middling performance that’s defined much of the nearly 6-year-old recovery from the Great Recession? No one will know for sure until the government’s monthly employment reports later this spring help gauge the direction of the job market.

Reports show slowdowns in manufacturing, construction Two monthly reports released recently show a slowdown in U.S. manufacturing and construction. U.S. factories expanded in March at a weaker pace, with orders growing more slowly and hiring essentially flat. The Institute for Supply Management, a trade group of purchasing managers, said its manufacturing index slipped to 51.5 in March, from 52.9 in February. It was the fifth straight drop. Still, any reading above 50 signals expansion. U.S. manufacturers have faced a drag in recent months from falling oil prices and a rising dollar. Some drilling rigs have stopped as oil prices have fallen more than 50 percent since June to below $50 a barrel, curbing demand for pipelines and machinery from factories. Simultaneously, the dollar has risen in value against the euro and other currencies, making American-made goods more expensive abroad and cutting into exports. Meanwhile, U.S. construction spending slipped for the second month in February, pulled down by a drop in single-family home building. Construction spending fell 0.1 percent in February after a revised 1.7-percent drop in January, the Commerce Department reported Wednesday. The result in part reflects bitter winter weather that likely constrained construction in many parts of the country during the month. Economists are hopeful for a rebound in the spring and summer as the economy strengthens. B

Expanding north The next step for the business is a new store in Carmel, which is set to open May 1. Cori said they get customers from all over the Indy metro area, but a 45-minute drive is a long one for northsiders. The new store is also called Franklin Window and Door. “We saw a need there. This covers both the north and south sides of Indy,” she said. This next step offers a challenge to the couple, both of whom enjoy nurturing businesses. Most of Cori’s family members are in the medical field and she was a registered nurse, but left that career because she enjoys entrepreneurship. “I wanted to be more on the business side of it,” she said. “It excites us, building and growing a business.” And growing it is. In its three years, Franklin Window and Door has seen its business double every year and is on target to do so again in 2015, Scott said. “I definitely feel like the Lord has blessed us,” Cori said. “Everything has fallen into place.
