‘I-Really-Can’t-Deal!’ Patio Problems Solved Size problems. Shade problems. The wind-is-blowing-our-cocktails-over problems. Summertiiiime and the living is supposed to be easy — but not if you live on a hot mess of a patio. Whether it’s dying plants, a view of your neighbor’s garbage cans, or mosquitos that threaten to drain you before you can drain a beer, patios tend to develop some chill-disrupting problems. Here’s some of the more annoying ones, and how to fix them. #1 MY PATIO IS TOO SMALL Train a vine to grow up a wall, hang plants from the roof, or set potted plants on shelves on the wall. “Anything that draws the eye upward makes the space feel larger,” says Brian Patrick Flynn, designer from “HGTV Dream Home.” Tying the patio space visually to your yard will also make it feel larger, too. Layer plants around the patio’s edge — short ones at the front and taller ones as you get farther from the patio. Don’t have planting beds? Use containers of plants to get the same effect. #2 MY PATIO IS NEAR A BUSY STREET Nothing kills a patio buzz like a swarm of noisy traffic. A masonry wall is the best way block the car horns and sirens, of course, but that’s a large and expensive project. A cheaper, simpler option: Make a living wall of plants. A dense planting can cut noise by as much as 10%. Or create your own noise. Try installing a fountain. Even though the sound of gurgling water won’t drown out all the street sounds, it will mitigate them and soothe your noise-battered soul. Playing music or white noise over an outdoor Bluetooth speaker can also knock down noise. Try some rainforest-themed white noise to make your patio feel like it’s surrounded by jungle birds, not a highway of V-6 engines. #3 THERE'S TOO MUCH SHADE — I CAN'T GROW ANYTHING! Yes, you can. You can grow plants that like shade. Ferns, hostas, palms, banana trees, and a gaggle of other plants will adore your shady patio. They have nice leaves, but don’t bloom much. If you must have flowers, plant them in containers and place them in sunny spots in the yard. Move them on the patio when you have guests over. If moving 25-pound containers of begonias isn’t your thing (fair), go with fake flowers. Put a bouquet of iron or wooden yard-art flowers in a pot, hang some flower-themed art on a wall, or upholster your furniture in a botanical print to add color to a patio or deck that’s overcome by shade. Note: Never use silk flowers. Ever. They’re perfectly suitable for cemeteries, but that’s about it. Unless you’re going for a uniquely morose patio theme, steer clear. #4 THERE'S NO SHADE! A sail shade is the simplest, fastest, and cheapest solution to provide shelter from the sun. It gives you shade where you want it, when you want it. If you can wait a year for shade, train vines to grow overhead on a pergola, which is a more permanent (and value-adding) solution than a shade. Not only will the vine shield you from the sun, but also it will lower the air temperature, thanks to the magic of transpiration. When the air heats up, the vines’ leaves release water into the air. It’s nature’s air conditioning. The best solution: Keep that sail shade up until the vines have covered the pergola. #5 MY NEIGHBORS ARE TOO CLOSE If your neighbor’s gaze is an uninvited guest at every patio party, put space between you and them with plants. Install a sheet of lattice on the side of your patio closest to the neighbors, and train a fast-growing, leafy vine like ivy or jasmine to climb up the side of it. Looks like a garden, acts like a privacy fence. How’s that for polite but effective? If you want privacy faster, line up a row of big planters filled with tall evergreens along the patio’s edge. Outdoor drapes work, too. Close them when you want some peep-proof outdoor time. #6 THE WIND IS BLOWING OUR COCKTAILS OVER See above. A lattice wall or row of heavy planters filled with tall plantings can make a great windbreak as well as a privacy screen. If your nuisance wind comes from varying directions, put the containers on rolling plant stands and move them so they block the wind as needed. Another solution: Heavy-duty outdoor curtains made of marine-grade fabric with weighted hems. #7 MY PATIO HAS NO VIEW In a perfect world, a knockout view is just part of the patio package. In reality, you might be gazing at the neighbor’s swing set or the side of their garage. If painting a sunset mural on the garage is out of the question, adjust your gaze inward, rather than out with a focal point on your patio. “Hang an outdoor mirror, install a sculpture, or water feature, or create a wall covered in unique materials like stacked stone or painted a bright color,” Flynn says. Even stringing twinkly party lights around the edge of the roof, or on your oversized plants, will make your patio more scenic and give you something to look at. #8 WE'RE BEING CARRIED OFF BY BUGS Your gentle breeze is an insect’s hurricane. Make your patio a permanent Category 5 for pests with an outdoor fan. At night, use an LED bulb with a Kelvin rating lower than 3,000. It produces a yellow light that’s less appealing to bugs. Or battle nature with nature. Invite bats and birds to your yard. They’ll eat the bugs that are trying to eat you. Hang a bird feeder and a bat house, and provide a source of clean water for them to drink. (Use a fountain to keep the water moving, so mosquitos won’t breed in it.) And don’t be silly. Bats won’t hurt you. Scare the bejesus out of you, maybe. But you’ll get used to them. The bugs won’t. LEANNE POTTS is an Atlanta-based journalist and serial home remodeler. A house that functions well is the little black dress of renovating. Swapping your traditional staircase for industrial-chic spiral stairs seems like a good idea until you’ve carried a laundry basket up and down them for a few years. So before you reno, run your plans through the criteria the French follow: form follows function.

Can you imagine a French homeowner replacing the windows in his Provence farmhouse with arched Spanish Colonial-style ones? Of course not.

Mixing architectural styles turns your house into a hard-to-sell Frankenstein. It’s the home renovation equivalent of bad plastic surgery: ill-advised, expensive, and tough to undo. #2 SKIP HOME RENOVATION TRENDS Paris is 2,000 years old. The French have been watching trends come and go since Julius Caesar ruled the place. They don’t care about the Pantone Color of the Year, the craze for faux stone veneer, or shiplap. You’ll get more bang for your remodeling buck if you think like the French and pick a timeless look. The tile with ducks wearing blue bows that’s in your mom’s kitchen? Trendy in 1984. White subway tile on the kitchen wall? Timeless. Before renovating your house, ask yourself: Were homeowners making this choice 20 years ago? Will they still 20 years from now? #3 ALLOW NATURE

Ignore those magazine photos of kitchens with nary a stray dish or stack of mail, where a slim trio of open shelves appears to contain all the owners’ culinary-related possessions. Those rooms are staged for a photo shoot, not life. The French know that one’s possessions give a house personality. They design their homes with space for their stuff to live out in the open. So make room for the things you love. Build shelves in your kitchen so you have room for your cookbook collection — and room for it to grow. Add more counter space so you can set out your vintage Fiestaware canisters. They’re not clutter to be hidden. They’re the ingredients of your life. #6 BUT DON'T OVERDO RENOVATIONS When you have a passion for power tools, it’s easy to think, “What can I do next?” instead of “What needs to be done?”

Sometimes the answer is nothing. If the French swung sledgehammers half as often as Americans do, their centuries-old homes would look, well, not centuries old.
Your yard has an architecture, too, made up of the existing trees and native plants that are meant to grow there. The French don’t plant palm trees in front of their Provence houses. They plant lavender.
Do what your home needs, and stop there. Because you won’t get back much of your investment if you over-improve for the neighborhood.
When you landscape, honor your surroundings and pick plants that go with your climate, making your yard easier to care for, more affordable, and looking like it belongs there. And don’t cut down trees in your yard. Unless they’re an

Save Water and Money with a Rain Barrel Using rain barrels to harvest rainwater from your roof is a simple, low-expense solution for conserving water and saving on your water bill. Why pay to pour thousands of gallons of municipally treated tap water on your lawn and garden every summer if you can irrigate for free? That’s the thinking behind rain barrels, which allow for garden water conservation, protect the environment, and help you save money. Considering that an inch of rain dumps 500 gallons on the roof of a typical 2,000-square-foot house, it’s possible in most parts of the country to collect more than enough runoff for basic landscape irrigation needs. A rain barrel will save about 1,300 gallons of water during the peak summer months, according to the U.S. Environmental Protection Agency. In a national survey by DC Urban Gardeners, a rain barrel lowered water bills by about $35 a month in the summer. For as little as $100 for the barrel and downspout fittings, a rain-harvesting system can pay for itself in just a couple of seasons. HOW MUCH RAIN CAN YOU COLLECT? The first step is to figure out the potential runoff amount from your roof. Multiply your area’s average annual rainfall in inches by the square footage of your roof. If you don’t know exact roof area, it’s fine to use the dimensions of your house’s footprint. Then multiply that number by 0.623—the amount of water in gallons needed to fill one square foot of space to a depth of one inch. The result is the number of gallons you can harvest. (Keep in mind, though, that most rain barrel systems are set up to collect only a portion of that, depending on irrigation needs.) If your main goal is to water flower beds or run soaker hoses during dry spells, one or two 55-gallon barrels will suffice. If you want to turn off the garden tap all together, you’ll need multiple barrels or a cistern, a large tank that stores from 300 to 3,000 gallons. But cisterns cost considerably more (up to $2,500) and are more complicated to install and use, which makes them best suited for larger-scale rain harvesting systems that include such indoor uses as flushing toilets. THE COST TO SET UP A RAIN BARREL SYSTEM Commercial barrels cost between $50 and $200, though you can also make one yourself from castoff food-grade containers. One couple linked together five 55-gallon syrup drums they bought for $10 apiece from the local Coca-Cola bottling plant. Their blog is an amusing and instructive rain-harvesting primer. A typical system consisting of one or two barrels and off-the-shelf parts such as spigots, downspout extensions, mesh screens, and soaker hoses costs between $35 and $600. Cobbling it all together might take a weekend or two, but it’s not rocket science. The Maryland Environmental Design Program offers easy step-by-step instructions for building your own barrel with about $15 worth of supplies. Unfortunately, most rain barrels are not very handsome, and it’s not always easy to camouflage them. Some people like the folksy wooden water barrel look, but generally speaking, the more water you’re trying to capture, the bulkier the containers—and the harder they are to make inconspicuous or tuck behind bushes, especially since they need to be located near a downspout on your house. SAFETY REQUIREMENTS AND CAVEATS Rain barrels work via gravity, so the barrel must be level, stable, and elevated to allow water to move out of the tank. You’ll want two spigots, one at the bottom to connect a hose and the other about two-thirds of the way down to fit a watering can or bucket underneath. If you want to move water to a higher level, you’ll have to add a small pump ($50 to $150, depending on type). You’ll also need to take a few other precautions for safety: Covers and screens: A secure cover keeps children, pets, and wildlife out. Fine mesh screens prevent mosquitoes from breeding (a mosquito dunk, which kills mosquito larvae but is non-toxic to plants or other animals, is also not a bad idea) and block leaves and twigs from clogging the works. Organic growth: Water that sits for days or weeks, especially in hot weather, can start to grow algae. Try adding a capful or two of bleach to the tank and letting it stand for a few days before using. If that doesn’t work, you may have to drain and scrub the inside periodically. Overflow: A 55-gallon barrel (or even two) will quickly fill up, especially during intense downpours. An overflow system that diverts water to a storm drain or into a moisture-tolerant part of the garden is essential. Restricted uses: Although good for plants and perfectly fine for washing cars or garden tools, water that comes off the roof is far from pure. It may be contaminated with dust, insects, bird droppings, pine needles, pollen, and other pollutants. Be sure to clearly label all rainwatersupplied fixtures as “Non-potable—Do Not Drink.” Nor is it safe to mix fertilizer or garden chemicals in the barrel, even for garden use. BENEFITS THAT GO BEYOND SAVING MONEY Collecting rainwater has numerous benefits apart from low-cost irrigation. Free of chlorine and sodium, naturally soft rainwater is superior for plants. Capturing roof runoff also lowers the risk of flooding and reduces the burden on storm sewers and local watersheds. That’s one reason why a number of local and state governments are offering tax breaks or rebates for rainwater harvesting systems. A few, such as Washington, D.C., San Antonio, Texas, and San Jose, California, will even conduct a rainwater audit of your property, make recommendations, and implement rain barrels or other storm-water runoff strategies at a subsidized rate. Improve Credit Score with These Home Finance Tips
How you manage your home ownership finances affects your credit score— and your ability to refinance later. Your credit score affects how much you’ll pay for a mortgage or refinance—or even if you can get one at all. Master the six ways to manage home-related spending to keep your credit score braggingly high. 1. POSTPONE THAT REFINANCE UNTIL YOUR CREDIT IS SQUEAKY CLEAN. Even a small blemish on a credit report can cost you at closing. Money expert Denise Winston found that out firsthand: Her husband hadn’t paid a $40 pager charge. The unpaid bill was turned over to a collection agency and ended up damaging his credit score. Because of that one small unpaid bill, the interest rate on the couple’s mortgage was 0.25% higher than if he’d had a clean score. Put another way, that’s $13,000 over the life of the loan. The lesson? Even small items can damage your financial position. Get your credit report beforehand to see if there’s anything damaging. If so, consider postponing a refinance or HELOC (home equity line of credit) until small but potentially costly dings fade over time. 2. PAY YOUR MORTGAGE—NOW. Not all late payments are created equal: Almost nothing hits your credit score harder than a late mortgage payment. Payment history generally accounts for 35% of your credit score, which is bad enough, but credit score agencies consider late home payments graver than late credit card or car loan payments. In fact, credit score agency VantageScore will knock off more than 100 points beyond what it would do for delinquent auto loans or credit cards. But if you think you can improve your credit score with early payments, think again. Geoff Williams, co-author of Living Well with Bad Credit, says it may make a slightly positive impression on today’s risk-averse lender, but it won’t make a big difference in getting future credit. 3. COOL IT ON SECOND MORTGAGES AND HELOCS. Drawing down a second mortgage or HELOC can have a negative impact on your credit score because 30% of your credit score is based on how much you owe to creditors. However, if you pay the loan on time, it will have less of an impact, says Winston. Also, you can mitigate the credit score damage of a HELOC by staying within 30% of the limit. 4. PROTECT YOUR MORTGAGE TO PROTECT YOUR INSURANCE RATE. Late payments on your mortgage may also affect your home owners and automobile insurance rates, potentially costing you hundreds of dollars a year, says Williams. Insurers may assume that if you’re strapped for cash and pay your bills late, you’re more likely to file a claim because you need the money. 5. PAY YOUR UTILITY BILLS AND PROPERTY TAXES ON TIME. If you’re late on your utility bills and your account is assigned to a collection agency, that agency may report it, causing a drop in your credit score, says Winston. The good news is that utility companies often don’t bother to report late bills to credit bureaus until your delinquency becomes serious. Interestingly, late payment of property taxes won’t affect your credit score unless you find yourself with a lien on your property. Since liens are public records, they may appear on your credit report and might cause a drop in your credit score. 6. REFINANCING? BEWARE OF TAKING OUT EQUITY, TOO. Refinancing your home generally won’t have an impact on your credit score as long as you continue to pay your loan on time, says Williams. However, if you extract equity in the deal, you could marginally affect your credit score because the amount you owe will increase. Should You File a Home Insurance Claim? The answer to that question will go a long way toward determining whether your homeowners insurance will ultimately cost you more or even get canceled. It’s that age-old conundrum: You pay for homeowners insurance to protect yourself from financial ruin, yet filing a claim when disaster does strike puts you at risk of seeing your annual premiums increase by hundreds of dollars. Worse, either a major claim or too many claims in a given period, no matter how legitimate, could lead to losing your house’s coverage altogether. While it can be a fine calculation to make, every time there’s damage to your property or an accident on it, you need to consider carefully whether it makes financial sense to file a claim or absorb the losses yourself. The fates of your homeowners insurance and your bank account hang in the balance. Here’s how to do the fuzzy math. BE MINDFUL OF DEDUCTIBLES, LIABILITY Most homeowners insurance policies state that any time you suffer damage to your property—whether it’s covered under the policy or not—you’re supposed to make a claim in a timely manner, says former insurance claims adjuster Jonathan G. Stein, who’s now a consumer attorney in Elk Grove, Calif. What’s timely? Typically within two weeks, possibly as long as 30 days, says Stein, except for theft claims, which insurers expect you to report within days. That certainly works in the insurer’s favor, but not necessarily in yours. Read your policy carefully, then get repair estimates to determine if the cost to fix the problem exceeds your deductible, the amount you pay out of pocket. Though there are a few exceptions (more on those below), always making a claim for damage that exceeds your deductible is a good rule to follow, says Jerry Oshinsky, a partner at Jenner & Block in Los Angeles who has represented homeowners in litigation against insurers. In recent years the average claim has totaled $7,368; the average annual premium for homeowners insurance, $804. In addition, you should always make a claim—no matter your deductible or the size of the claim—when someone is injured on your property. Personal injury claims are the most likely to explode into large-dollar claims, says Steve Rivers, an independent broker and vice president of Hometown Insurance Agency in Smithtown, N.Y. Rivers once received a call from a homeowner who’d hired a contractor to install siding on her house. One of the contractor’s workers fell off a ladder and died. Rivers advised the homeowner to file a claim so she was protected if the worker’s family sued, even though she’d done nothing wrong. Some Claims Are Worth Skipping Think twice about filing certain claims, even if repair costs exceed deductible levels. Stein, the California attorney, thinks homeowners shouldn’t report water damage under $10,000 because some insurers will give notice that they’ll be canceling your policy at the time of renewal due to concerns about mold. Rivers, however, says that’s not always the case. Two of his policyholders who had no previous claims filed because of water damage, and both were covered with no subsequent increases in premiums. For nonwater damage, Stein recommends not reporting claims under $3,000. His reasoning? Say you have a $500 deductible and you submit a $2,500 claim. If your premiums increase $500 a year for three years, you’re paying the insurer an additional $1,500 to recover only $500. Your claim will also be recorded in the CLUE database—CLUE is short for Comprehensive Loss Underwriting Exchange—which virtually all insurers use. Even if you switch to a new carrier, you can’t escape your old claims, which remain in CLUE for seven years. Filing multiple claims, say two or three over a span of two to three years, puts you at risk for nonrenewal, says Rivers. It’ll also make it harder to get affordable coverage in the future. Each insurer has its own standards for determining when to drop a homeowner. Rivers says some might allow one weather-related claim and one nonweather-related claim before cutting ties. Others may boot you after a single major claim. What if you don’t have the cash to pay for damage without filing a claim? Stein says with a short-term loan from your bank or credit union, you’ll probably end up paying less in interest than you’d pay in additional annual premiums. DEALING WITH DENIAL Insurers sometimes decline to cover claims. In most states, they’re required to send you a copy of your policy and identify the language they’re relying on in the denial. Read that carefully because your insurer may be misreading or improperly stretching the policy language. Stein handled a case in which the insurer denied coverage for a dog bite, even though such an occurrence was specifically covered. The adjuster didn’t bother to read the endorsements. He’s also seen insurers deny coverage for water damage from the failure of water pipes on the basis of exclusions for property wear and tear. While the cost to replace worn pipes isn’t covered under most policies, the damage they cause when they burst is included. If you believe your insurer is being stingy, argue your case with the adjuster and then the agent, advises Rivers, the insurance broker in New York. A complaint to your state’s department of insurance may also help. You may eventually need to consult an attorney if the extent of your losses warrants a legal fight. G. M.
