ven the smallest home contains a lot of furniture, clothes, kitchen equipment, pictures and other items. For a short move, it may be worthwhile to transport small goods by yourself, but larger items likely will require a professional mover. The time to plan your move begins once you’ve decided to sell your home. Some of the activities required to sell the home can actually help with the moving process. For example, cleaning out closets, basements and attics means there will be less to do once the home is under contract. Your planning will be guided by a number of things:

Here are some of the major items: Medicine: Keep medicines and related prescriptions available. Number boxes: So that all items can be counted on arrival. If moving with children: Make sure favorite items are accounted for. Address books: Available in case you need help.
n Are you moving a long distance? If yes, you’ll likely require an interstate mover and the use of a large van. n Moving internationally. Contact the embassy in Washington, D.C., for information. Be aware items that may be entirely common in the United States can be prohibited in foreign countries. Ask about customs protocols, duties and taxes. n Moving locally? If yes, will you move yourself ? You’ll need to consider packing boxes, peanuts, blankets or padding, and a van rental. n Planning is key. Stock up on boxes, packing materials, tape and markers. Always mark boxes so that movers will know where goods should be placed. Who should you use? The decision of who to use can begin with a visit to Realtor.com’s moving center and discussions with the Realtor who is marketing your home. There are a number of factors to consider. Money is one issue: You'll want to spend as little as possible, but choosing only on the basis of

t might seem as though once a sale agreement has been signed that the selling process is complete. Not only is it not over yet, but some of the most complex aspects of a real estate transaction now begin. Contracts routinely depend on the ability of a buyer to obtain financing, which is why most sellers prefer buyers with preapproval letters from lenders. A growing percentage of transactions involve a home inspection, or a physical review of the home by a trained and independent observer. Lenders will establish numerous conditions before granting a loan.
When should you close? In practice, it takes time to arrange financing, conduct inspections, obtain appraisals, locate replacement housing, contact movers, pack and actually move. Most homes close 30 to 45 days after a sale agreement has been signed. What happens? Closing – or ‘settlement’ or ‘escrow’ as it is known in some areas -- is essentially a meeting where the closing agent (the party who conducts settlement) takes in money from the buyers, pays out money to the

olor affects every facet of our lives. The way we react to colors is a combination of physiological, biological, psychological, social and cultural reasons. Color has the ability to soothe and also to stimulate us. Approximately seven million different colors can be perceived by the human eye, so deciding what you want when decorating, and narrowing your choice down to one color family, still leaves you with millions of variations to choose from. So it's important to understand the effects of the temperature of color, color components, color terminology, how light affects color and the tricks color can play on color. A color is described as cool or warm depending on its position in the color spectrum and the hues of its nearest neighboring color. Warm colors project the hot hues of sunlight and promote a feeling of warmth in a room. They advance space and are used to make walls appear closer. Cool colors reflect the fresh violets and blues of moonlight. They enhance the space in a room by making the walls appear further away. Red, orange and yellow are warm colors, while violet and blue are cool colors. Green is said to be the most neutral color. Colors are further categorized into primary, secondary and tertiary colors. Knowing the definition of words used to describe color will help you to indicate your color preference more easily, so some important terminology or jargon to keep in mind when describing color is hue, value and chroma. Hue refers to, and is another name for, color. For example a blue-patterned carpet has a blue hue. Value describes the darkness or lightness of a color. A color light in value has been diluted with white. For example, pink is a tint of red that has a light value, because of the white added to it. A dark value color is closer to black on the scale, because it's had black added to it. For example burgundy is a shade of red with dark value. Chroma refers to the intensity of a color, how bright or dull it is. Scarlet and brick red are similar in value, but their intensity differs. Brick red is duller as it has a lower chroma than scarlet. Scarlet has a higher chroma so is more brilliant. Colors with low chroma have more of other colors added to them; those with high chroma are more pure. Color complements are those colors that work well together. They are diago-
nally opposite each other on the color wheel. Each complement is made up of the two primary colors either side of it which balances the complement. Each warm color has a cool color as its complement. Light affects color because in seeing color it's actually light waves that our eyes perceive. Something has color because of the light it reflects. We all see color slightly differently depending on the perception of the light and color-sensitive receptors in our eyes. So the ability to see color is a sensation, just like smelling or tasting. Color can play tricks on color. Just as warm colors can make a room appear smaller and cosier, cool colors have the effect of making a space seem larger, more airy. One corner of a room painted red for example, may appear a different shade from the rest of the room. This is because colors reflect color and light,
which slightly changes its appearance and the way our eyes perceive the color. Contrasting color painted on walls that meet in a corner can sometimes be changed so much that they are no longer in harmony with each other. It's advisable to paint a test patch 12" wide on each side of the corner to view what affect your chosen colors have on each other, before painting the entire room. Take some time to consider the effects of color on the individuals who will be frequenting the environment you create when decorating. When choosing color take into account whether you are trying to soothe or stimulate, and be aware of the effects of color on the well-being of the inhabitants you are decorating for.

COST-EFFECTIVE AND ECO-FRIENDLY HOME UPGRADES
H
omeowners take on projects to improve their homes for a variety of reasons. Some may do so to make a home more functional, while others may do so to improve their home’s resale value. Upgrade your appliances. A home improvement project does not have to require the use of a hammer and nails or the hiring of a contractor. A simple home improvement project like upgrading older appliances, including the washer and dryer, to newer, more efficient models can give a home a fresh look while reducing energy consumption. For example, the Natural Resources Defense Council notes that today’s energyefficient refrigerators will use less than half the energy of models made as recently as 15 years ago.

Showers seem to be especially wasteful, as older shower heads might be using as much as 5 gallons per minute, or 50 gallons of water during a 10-minute shower. The Environmental Protection Agency estimates that installing water-efficient fixtures and appliances would save more than 3 trillion gallons of water and more than $18 billion annually. Add more insulation. Adding more insulation or replacing older insulation used to be an especially laborious process. However, in many instances insulation can now be added or upgraded to a home without any major reconstruction or demolition, reducing the cost of the project considerably. Adding more insulation to a home can reduce energy consumption in the winter, when the home will feel warmer and allow you to keep the thermostat at a more reasonable number.
Install high-efficiency water fixtures. Few people think about how much water they consume over the course of a typical day, but the figures might be eye-opening to those who hope to adopt a more ecofriendly lifestyle. According to the U.S. Geological Survey’s Water Science School, it’s generally accepted that the average person uses between 80 and 100 gallons of water each day. Install a programmable thermostat. Programmable thermostats present another
affordable way to improve a home and benefit the environment. Some of today’s programmable thermostats can record personal preferences and usage and determine the best course of action for heating and cooling your home. Temperatures can be adjusted room-by-room, and the programmable thermostat allows homeowners to control their heating and cooling while they’re out of the house, ensuring they’re not paying to heat or cool an empty house and wasting energy in doing so. Home improvement projects don’t have to be a grand undertaking, particularly when a homeowner’s goal is to make a home more eco-friendly. A few minor and affordable changes may be all it takes to improve a home and benefit the environment at the same time.

rimary mortgage insurance, or PMI, protects lenders in the event that borrowers default on their primary mortgage by ceasing to make payments, resulting in homes ending up in foreclosure. But all borrowers do not have to pay PMI. Typically, home buyers must make a 20 percent down payment on a home when they buy it. However, some borrowers are unable to put down 20 percent. In such instances, the lender will require they pay PMI. This is because the lender views a borrower who cannot make an initial 20 percent down payment as a riskier investment, and lenders charge PMI in an effort to protect themselves should the borrower prove worthy of their skepticism. The cost of PMI varies according to the amount of the down payment. Overall the cost is less than 1 percent of the original loan per year. After 20 years, the premium drops to 0.2 percent, regardless of how much you put as a down payment. PMI will be factored into the monthly mortgage payment, but borrowers should know they do not have to continue paying PMI once they have paid enough toward the principal amount. For most, this means once they have paid 20 percent of the principal, then they can ask that the monthly PMI payment be removed.

You may prefer to move lawn and garden items out of the garage and into a shed in the backyard. After completing the sorting process, look at the garage as a blank space and measure out the room that you have. This will provide an empty canvas as a starting off point. To maximize the amount of space you have as a work area or a place to park your car, invest in as many tools as possible to utilize vertical space. Shelving, hooks and cabinetry will take things off of the floor, while storage units with doors can hide items that lack aesthetic appeal. Rolling tool caddies and cabinets can keep all tools neat and in organized draw-
ers so you’re never hunting and pecking for a tool again. A cabinet that has a lock and key can be utilized for dangerous chemicals that need to be kept out of the hands of children and away from pets. Think about how the garage will appear from the curb when the door is raised and create a design that will be functional and neat. Take the opportunity while the garage is empty to give walls and floors a fresh coat of paint and improve the lighting in the garage. A brighter garage makes for a better work station. For those who can use a little extra help, there are professional garage organization companies that can come in and install custom cabinetry and work surfaces.
