oughly half of all homes have hardwood flooring, and industry professionals suspect more and more homeowners are looking to hardwood flooring for their homes. When surveyed, 90 percent of real estate agents have said that hardwood flooring is a desirable feature in a home. Those agents also say property with hardwood flooring sells faster than one with carpeting or another flooring option. With hardwood flooring so prevalent in homes, protecting those beautiful wood floors is a major priority for homeowners. Caring for hardwood floors only takes some common sense precautions and minimal maintenance. Today’s hardwood floors are often produced with durable sealants that protect the wood underneath or are comprised of composite or reclaimed wood products. But that doesn’t mean precautions should be taken to further protect against potential damage to the flooring.
Place area rugs or mats at the doorways entering the home. This way sand, dirt and other debris can be wiped off at the entryway and not carried onto the wood flooring where it can cause abrasions over time. Pay careful attention to which types of shoes are worn on the floors. High heels or cleats can damage the wood. POOL POINTERS SAFETY TIPS FOR HOMEBUYING PARENTS

hen shopping for a home, parents often marvel at properties that feature a pool in the backyard. Once they see a pool, parents envision their kids having fun in the sun with friends and
family. While days spent poolside with the family are fun, they can also be dangerous, especially for children.

According to the Centers for Disease Control and Prevention, children ages 1 to 4 have the highest drowning rates, and fatal drowning is the secondleading cause of unintentional injury-related death for children ages 1 to 14 years. It’s no wonder then why parents place such a strong emphasis on pool safety. The following are some preventative measures parents
can take to reduce their child’s risk of an accident in the pool. Ensure children know how to swim. Teaching kids to swim might sound obvious, but many kids jump into pools before having any formal swimming training. But a child who has received formal swimming lessons has a significantly smaller risk of injury or drowning than one who has not

Local community centers as well as the YMCA and even the Red Cross likely offer swimming lessons for children, so parents should take advantage of these highly effective programs. Pay constant attention when children are in the pool. Kids should never be left unattended when in a pool. But accidents happen even when parents are nearby. However, how quickly adults or others respond to a child in danger can have a significant impact on the outcome of an emergency situation. A study in the medical journal Pediatrics determined that the more quickly someone is able to intervene, such as administering CPR, the better the chance of improving the outcome. So parents should respond as quickly as possible whenever they suspect something has gone wrong in the pool. Don’t rely on air-filled or foam toys. Parents should not rely on air-filled flotation devices such as “water wings” as a safety measure. Such devices can deflate, putting kids at risk, especially if parents are under the assumption that the devices are enough to keep children safe while they man the grill or mow the lawn. Even if children wearing flotation devices
have had swimming lessons, the likelihood kids will panic and forget those lessons if the devices deflate is significant enough that parents should pay constant attention. Do not consume alcohol. Adults should never consume alcohol while children are swimming in the pool. Alcohol can negatively affect judgement, balance and coordination, making it more difficult to respond to a pool emergency should one occur. In addition, the effects of alcohol are heightened by exposure to the sun and heat, so consuming alcohol on hot summer days while kids are swimming in the pool could be an unnecessary risk. Put all toys away after swimming. A pool and its surrounding deck should not have toys lying around, as this only entices children to go into the pool area when Mom and Dad might not be home or watching them. A study from the Consumer Product Safety Commission found that most young children who drowned in pools were last seen in the home and had been out of sight for less than five minutes. Children can quickly disappear, and it might be too late before parents notice their youngster has jumped into the pool unsupervised.

A great option is integrating a floating island or kitchen cart. Homeowners can have the best of both worlds. It also offers space and storage for the materials as well as other dining and cooking utensils; a kitchen island on wheels enables one to move the island around and alter the space settings as well as to modify the look of your kitchen.
CONS Expense is a leading negative factor with regard to a kitchen island. The additional material necessary and the labor involved in installation may bust some homeowners’ budgets. Stationary islands can cost several thousand dollars
to install, and this is money a homeowner may be better off investing elsewhere. In smaller kitchens, an island may be impractical because of the space limitation. EFFICIENCY IN DESIGN IS KITCHEN KEY

he kitchen is arguably the most-used room in the house during waking hours. Having a kitchen that is laid out in an efficient manner can improve productivity and make for a more enjoyable experience. Designers often stress having an effective work triangle in the kitchen. The phrase “kitchen work triangle” started with the Building Research Council (formerly the Small Homes Council) at the University of Illinois. The idea came from studies of space usage and the search for efficient kitchen designs. What the triangle essentially means is positioning three key items of the kitchen for efficiency. The stove, sink and refrigerator represent the three main points of the triangle. Having these items spaced accordingly can make work easier. Having them too close together can create a cramped, ineffective room. The placement of the triangle points alone does not make a successful layout. According to the University of Missouri Extension, the triangle space should also be measured accordingly. Put 4 to 7 feet between the refrigerator and sink, 4 to 6 feet between the sink and stove and 4 to 9 feet between the stove and refrigerator, with the ideal size resulting in a work triangle where the three sides total between 15 and 22 feet.
EXCEPTIONS In single wall kitchens, it’s geometrically impossible to achieve a true triangle – but efficiency can still be achieved through proper distance of the three items.
