The 250 Church Street Office building was erected in the mid-1940s and designed by Victor Mayper, Eng. as a functional office building marketed towards tenants looking for a custom-made modern office environment.

Spanning a full block between Franklin Street and Leonard Street and facing onto Church Street, the building offered retail space on the ground level with convenient access to the #1 subway line and vehicular access to the Holland Tunnel and Brooklyn, Manhattan, and Williamsburg Bridges. The building is still afforded with many of the views from the upper floors that made the building so marketable when it was first completed. 250 Church Street was built for the future 70 years ago, and although the building is now in need of a major intervention to continue its initial promise, the rigorous and consistent structural grid still provides for the opportunity to reimagine this building in forming flexible and creative work environments.

The Schematic Design phase has been marked by the development of the building entry and the double-height lobby/lounge thatprovides all the building tenants with a unique amenity space connected to the activity of the surrounding streetscape. In addition, the building enclosure has developed with the proposed polished stainless steel cladding that dematerializes the building faรงade and provides an architectural counterpoint to the adjacent public art sculptural installation. BUILDING ENTRY, OFFICE LOBBY AND LOUNGE
Translucent Glass
The Office Entry is on Franklin Street and is recessed from the property 250 line to create a gracious entry to the building. A marquee CHURCH STREET extends over the sidewalk and within 2’ of the curb line to provide protection from inclement weather and to demarcate the building entry. Generously proportioned steps and an accessible lift mediate the level difference between the sidewalk and the ground floor lobby. The entry sequence is clad in black stone with the reception desk at the south end providing a visual marker that bring visitors and tenants into the space.

As one passes through the entry sequence, the adjacent and parallel light-filled lobby is revealed - a double-height space that engages and overlooks the Lounge on the Cellar Level. The lobby has a visual connection to the activity of Church Street which activates the lobby and lounge, and the recessed parabolic glass enclosure along the Church Street façade reduces visual reflections and creates an intimate connection with the lobby and lounge. The lobby floor is translucent glass allowing light to pass through as well as silhouetting the movement of people; the translucent floor serves to connect the lobby above and the lounge below through the passage of light and the movement of people. In contrast to the entry which is dark, the lobby and lounge are white and filled with light. The glazed parabolic façade along Church Street and the light wall directly beneath it on the Cellar level fill the space with both natural and temperaturecontrolled artificial light 6S

Bridge for memory of City As a part of city, the interest towards bridge as a revealing tool that configures reappearance of memory and experiences is shaped through the relationship between geographical form and liquidity that canal has.
