At Sekisui House, we believe that thoughtful housing design can improve quality of life and wellbeing. To achieve this, we look beyond structure and raw materials to the most important feature of any home – the people who live in it. How the people in our homes interact with each other, their environment and those around them is at the heart of our philosophy. Creating communities that work in harmony with their natural surroundings has existed in Japanese tradition for centuries. It’s a concept that reflects the unique relationship Japanese people have with the nature that is ever present in daily life – from mountainous landscapes, to extreme natural events like earthquakes and tsunamis. That history has taught us many valuable lessons. Lessons we now turn into benefits for residents, their communities and Australia.
Seaside Momochi in Fukuoka, Japan exemplifies the idea of ‘aging beauty’ (which is inherent in our development approach). The homes here blend into the environment through organic paths and native vegetation, which has been lovingly maintained by residents over the years. This defining project demonstrates how streetscapes can contribute to growing the value of properties and communities over time.

This home built near Nagano, Japan is an original Sekisui House A-Type design – one of the first home designs ever developed by Sekisui House. In 2016, the Japanese Agency of Cultural Affairs designated this home as a ‘Tangible Cultural Property’. It represents the postwar pre-fabricated housing era, which is still driving Japan’s housing industry today.

Green First Zero
Australia was part of Sekisui House’s international expansion strategy which also included China, Singapore, and the United States.
In 2013, we launched our Green First ZERO housing product in Japan, a net-zero-energy home that generates as much power as it consumes, through renewable energy.

The Hermitage, Gledswood Hills is Sekisui House’s flagship community in NSW which perfectly embodies the company’s development principles defined in Japan. Masterplan architects work with the site’s topography to highlight and enhance the site’s natural assets, characterised by magnificent stands of large, mature trees, former golf fairways informing the streetscape design, and old golf greens repurposed as charming pocket parks for residents to enjoy.

Our holistic approach to urban development. When talking about the ‘sustainability’ of living environments, we often think about turning the lights off, using car share services, green walls, rooftop gardens, solar panels, and even LED lighting. The dictionary defines ‘Sustainability’ as “the avoidance of depleting natural resources in order to maintain ecological balance”. At Sekisui House, we don’t believe that true sustainability only takes into account how we treat the environment. We also don’t believe you should have to turn the air-conditioning off if it’s uncomfortable to do so, or promote biodiversity while cultural and social diversity remains a concern. Our definition of sustainability has a much broader meaning. We believe that to be successful as a ‘sustainable’ company, we need to find a happy medium between humans and the earth. But how do humans maintain happiness, while sustaining the planet?

In 1989, long before the term ‘sustainability’ was a fashionable term in the property industry, Sekisui House defined the ‘Lifetime Home’ concept. It was aimed at creating homes to cater for longer life spans through durability and flexibility around changing needs and lifestyles. Today we build houses that provide safety and support for everyone, regardless of age and ability. Placing focus on comfort and peace of mind for residents – while maintaining harmony with the environment and surroundings – was the beginning of Sekisui House’s holistic approach to sustainability. Our Japanese heritage has had an important influence on our approach to sustainable development. The communities we create follow the ancient Japanese principle of SATOYAMA – the idea that when properly managed, both humans and the environment can exist alongside, and benefit from one another. We know from experience that if communities manage and use resources sustainably, they’ll be able to enjoy them well into the future. The SATOYAMA principle teaches us about the importance of open green space and the preservation of biodiversity. Sekisui House combines this with a deep respect for the history of our sites to inform our master planning concepts. In each of our projects, we look to the past to guide our future. At West Village in Brisbane’s West End, the former Peters Ice Cream Factory is the cultural centrepiece of the project.
In the process, we’re creating new value for the residents and community through events like the highly successful Brisbane Ice Cream Festival. This festival has run for three consecutive years and has informed the design of the public realm to facilitate successful community events into the future. The factory has also been activated as a premium event space featuring a gallery of artwork by renowned artist David Bromley. Proceeds from the event space were donated to a local charity and not-for-profit organisations. In addition to the restoration of the heritage buildings, West Village has implemented many community-building initiatives like Creative Kids workshops, kids cooking classes, a construction school and laneway pop-up stores. West Village will ultimately be home to 35 new retail, restaurants, food and beverage outlets, as well as a full-line Woolworths supermarket – the first full-line supermarket in West End in 20 years.
Here, we’re bringing a piece of history back to life. Megan Barron, West Village’s Sales, Marketing and Property Management Director explains, “it’s all about creating an environment and foundation that enables communities to grow and evolve for generations to come.” 23

Planning ahead Thriving communities adapt and evolve with the changing needs of society. As a developer, our view has always been to consider the next 10, 20, 50 years, and beyond. One important consideration is planning for a socially diverse community of varying age groups and life stage that helps to create a sense of belonging, while also inspiring new connections. Ecco Ripley in Brisbane’s south west is one such development where we’re helping to shape the future of the region by incorporating diverse housing options within the masterplan.

Here, customers have the flexibility to select blocks of land to build their dream home with the builder of their choice, or select a Sekisui House home design, built and managed by our in-house construction team. Sekisui House also offers ready built homes in Ecco Ripley’s Lighthaven neighbourhood that are either under construction or ready to move in, all no more than 200 metres from an abundance of parklands and green open spaces. Scott Blaney, Queensland State Sales Manager, says the project has been designed with a wide variety of residents in mind. “Ecco Ripley caters for all lifestyles and life stages. Its broad appeal will help to create a rich community that will last for years to come.”
Amenities tailored to the community Another way we create value in a community can be seen in our newest development in Sydney’s west, Sanctuary. Occupying a waterfront location in Wentworth Point, just 16 kilometres from
Sydney CBD, Sanctuary offers residents the convenience of an urban environment with the luxury of an unusually broad choice of private and public amenities. Designed to nurture the growing community in the peninsula suburb, the Sanctuary masterplan includes a proposal to transform a disused wharf into a vibrant riverside café for the entire community to enjoy. Some other innovative initiatives include a puppy park complete with an on-site grooming facility; a ‘Sharing Shed’ equipped with an array of workshop tools and equipment; and ‘Global Gardens’ which provides residents and neighbouring communities ownable garden plots to tend. For Sekisui House, building the home is just the beginning. Our responsibility is to ensure that the communities we create are as relevant today as they will be in years to come.

Now more than ever, Australians are placing greater demand on quality construction and environmental technologies in apartment developments to ensure they remain an asset to their communities.
“We’ve designated 50 per cent of the site to parkland, garden-filled laneways, podium-level green space and rooftop gardens. We wanted to create lush, green spaces that reflected the subtropical environment of the region, and promoted the outdoor Brisbane lifestyle.”

These achievements inspire us to reach for higher standards here in Australia. Take West Village in Queensland for example. Discussing the development’s green innovations, Sustainability and
West Village is addressing sustainability challenges around carbon, biodiversity, water and waste. “We’re promoting active transport with 1600 bicycle parking spaces, LED lighting throughout public spaces, and an on-site food waste recycling system where high quality food waste from retailers will be donated to charity. What food can’t be reused will be converted into compost for the site. We are also collecting rainwater and working on the installation of a grey water treatment plant which will eventually drought-proof our public realms and gardens,” said Ms Mulcahy.
Raising the bar Another development with a significant investment in environmental tech is Central Park in Sydney. It is Australia’s
greenest urban village – and a beacon for sustainable living across the world. And it truly does raise the bar. Central Park has its own gas-powered tri-generation plant that supplies electricity, heating and cooling to the whole precinct. This covers around 2,200 residential apartments, and the precinct’s retail, commercial and public spaces (including 6,400sqm of parkland). As well as this, its water recycling facility re-uses 100% of rainwater falling on rooftops, it has the largest GoGet car share service in Australia, and 94% of materials removed from the site during demolition were recycled or reused. This makes Central Park one of the largest recycling projects in Australia.

Sekisui House established SHAWOOD in Japan in 1995. It was the result of demand for a highly engineered housing construction system that displayed resistance and durability to the country’s extreme weather conditions – in particular, earthquakes. Based on the proven results in Japan, Sekisui House introduced SHAWOOD to the Australian market in 2012. The unique feature behind every SHAWOOD home is the proprietary ‘metal joint’ construction system which delivers millimetre perfect calibration, designed to lock together providing extreme accuracy and strength. This efficiency in construction, not to mention the design advantages in working with such a system has the potential to completely revolutionise Australia’s residential building industry.
Faced with a swelling population, rising building costs and growing amounts of construction waste, the Australian construction industry needs to move away from traditional methods. SHAWOOD. Built to perform. Sekisui House entered the Japanese wooden-frame housing market in 1995, a year when the Kobe earthquake occurred, and the citizens were dealing with the aftermath of one of the worst disasters in the country’s history. Combining their experience in steel-frame construction with the attractiveness of timber, Sekisui House created “SHAWOOD” a highly advanced wooden-frame housing system with outstanding earthquake resistance and durability. SHAWOOD arose from a situation created by numerous factors coming together: not just the despair from the Kobe earthquake, but also the hopes and expectations for houses of the future. Sekisui House’s response was to spur a new evolution in housing that would build on their tradition of prioritising customer satisfaction.

The compact living conditions common in Japan have brought a thorough understanding of efficient and thoughtful spatial design. Sekisui House has translated these design considerations for the larger Australian home model, providing residents with ample storage and more astutely planned spaces.
The care and attention invested into each SHAWOOD home isn’t just about the precise and detailed construction – the quality of the living experience is just as important.
The SHAWOOD construction system uses engineered laminated timber posts and beams which are combined systematically to achieve the exact and most efficient load-bearing design. Posts and beams within a typical home are subjected to varying loads. The compositions of a SHAWOOD built home are precisely designed to match these loads whilst maximising the opportunity to create double height ceilings, raked ceilings and spacious rooms with large distances between walls. These spaces can dramatically improve the ambience and comfort of a home.
Advanced materials, passive design, airtightness and draft control techniques are used to minimise energy use and greatly enhance comfort levels. SHAWOOD’s unique exterior, for instance, which comprises an advanced cavity wall system, allows the home to breathe, promoting air flow and managing moisture levels. This increased airflow delivers natural cooling during summer months and maintains stable comfort all year round.
Always evolving Data collected on the performance of SHAWOOD homes in Australia, coupled with direct feedback from customers, is communicated back to Sekisui House’s Research and Development Institute in Kyoto, Japan to assist with continuous improvements and innovations.

Pre-engineered for precision. The starting point for all SHAWOOD homes in Australia is Sekisui House’s own Manufacturing and Quality Control Centre located in Ingleburn, NSW. The centre is responsible for manufacturing the engineered structural frames and trusses for SHAWOOD homes, and it’s also where other crucial specification components (such as those imported from Japan) are passed through for quality control prior to being delivered to the various construction sites.

All structural framing is preengineered in Sekisui House’s very own Manufacturing and Quality Control Centre in Australia, optimising lead times and adherence to strict in-house assurances. SHAWOOD’s precision offers substantial improvements in quality and efficiency during construction.

Sekisui House has been at the forefront of research and development in netzero energy homes since 2008 when we unveiled the world’s first Zero Emission House at the Hokkaido Toyako G8 summit. We have now constructed over 50,000 net-zero energy homes for families across Japan and are set to expand this capability into our global operations – including Australia. Located in Sekisui House’s flagship masterplanned community, The Hermitage, Gledswood Hills in Sydney’s south west, SHINKA House is the first prototype net-zero energy home constructed by Sekisui House outside of Japan. SHINKA is the Japanese term that when translated to English means; Evolution. Utilising Sekisui House’s proprietary SHAWOOD construction system as its structural core, SHINKA House represents a natural evolution of our Australian home building operations. A net-zero energy home is a building with zero net energy consumption, meaning the total amount of energy used by the building on an annual basis is roughly equal to the amount of renewable energy created on the site. SHINKA House’s level of energy efficiency has the capability to offset the household’s entire annual energy consumption. The net use of electricity in a year will be zero, with any excess energy returned to the grid. “SHINKA House demonstrates how active and passive design considerations can deliver a highly functional, healthy and liveable home,” said Craig D’Costa, General Manager – The Hermitage and NSW Home Building. “Aligning with our achievements in Japan, our objective here was to create a home that is not only net-zero energy, but also an affordable proposition for Australians to build. The creation of SHINKA House is a massive step in that direction,” Mr D’Costa added.
SHINKA House has achieved a NatHERS star rating of 8.1 and incorporates a host of design features and technologies including; minimalist PV and battery storage, energy and wellbeing automation, geothermal augmented air-conditioning, high performance glazing and water wise landscaping. The home’s automation system features an energy monitoring capability allowing residents to see how much energy is being consumed and how much power the solar panels and batteries have generated and stored. Instantaneous daily, weekly, monthly and yearly reports can be created with ease to track usage patterns. Nominated as a finalist in the 2019 HIA National Greensmart Awards for ‘Sustainable Home’ and the HIA Regional Awards for ‘Energy Efficiency’, SHINKA House is setting new standards for home building in Australia.

At the Comprehensive Research and Development Institute in Kyoto, Japan, there is a specialised experience studio which analyses how people live in their homes, their movements and behavioural patterns. It looks at how homes can be designed to help develop the minds and bodies of children, the differing needs of the elderly, and people with permanent and temporary disabilities. Designed for flexibility At The Orchards, in Sydney’s north west suburbs, Sekisui House is creating a new community with a focus on health and wellbeing.
