DESIGN TRENDS:

Feelin’ Green

T

he perfect color doesn’t just define a room; it can also impact your emotions, mind clarity, and energy levels. Benjamin Moore’s Color of the Year for 2022, October Mist (1495), does all of that and more. It’s a gorgeous, soft, earthy shade of green sitting at the center of the color spectrum, symbolizing balance and harmony—perfect as a backdrop for a spa-like bathroom or creative home office. Nivara Xaykao of Benjamin Moore explains the selection: “It felt so fresh in the moment, but it also has a timeless quality. It’s distinct enough to make an impression of its own, but then it’s subtle enough to pair with so many other colors.” I love the depth and sophistication when combined with a rich charcoal gray similar to Benjamin Moore’s Mysterious (AF-565); and when matched up with Hint of Violet (2114-60), the unexpected pairing sets a sweet tone for a children’s room. Even just a pop of October Mist is a great way to incorporate its emotional properties into a space without having to commit to painting an entire room. Try just painting the shelving in your home office to temper feelings of anxiety or burnout. Or add vases of a similar color to an entry table—a great way to evoke a sense of restoration and peace whenever you walk in the door. n

Evoking the silver-green stem of a flower, Benjamin Moore’s October Mist (1495) quietly anchors a space and creates a canvas for other colors to shine. See the complete Color Trends 2022 palette at benjaminmoore.com

earching but not finding? So was my client, Kim. After moving out of her single-family home, she was targeting a simpler lifestyle within a maintenance-free community and wanted a very specific type of floorplan. It was a long shot as homes of that style rarely came on the market. It took several months but persistent networking and my personal outreach to local owners paid off—we were able to strike a deal with a seller and closed on the home in midNovember. It had been beautifully remodeled by the owner and Kim is now looking forward to making a few more cosmetic updates to truly make it her own. Inspired to start your search? Here are some important things to consider when looking for a home that is part of a maintenance-free community: WHAT DO THE HOMEOWNERS’ ASSOCIATION FEES COVER?

access, this can increase the costs—so make sure this is something that you will use and benefit from.

This can vary significantly; while fees in one area might seem high compared to another, they may include basic utilities such as water or garbage. If there are shared amenities such as pools, workout facilities, or golf or beach

ARE THE FINANCIALS IN GOOD SHAPE? Check the reserves and the history of any special assessments to make sure you are not setting yourself up for any unexpected costs after closing.

ARE RENTALS ALLOWED? If you see yourself living in the unit long-term, you may want a community that does not allow rentals. If this is a temporary situation for you, it might be better to give yourself the option to rent it out if the market isn’t great when you are ready to sell, and add some rental income as part of your portfolio. n
