DESIGN TRENDS:
Natural Selection
W
hether it’s a day of apple picking, or a pantry full of pumpkin spice, everyone has their own special way to usher in the fall season. One of my favorite things to do is to bring the beauty of the changing colors indoors. Tones of terracotta can be found throughout the fall landscape and have been a hot trend all year. These warm, earthy colors personify the image of curling up to the fire; and I love the look of layered neutrals using subtle pops of color in the pillows and tabletop decor. Swapping out accessories is an easy way to create a cozy fall nest in no time flat. Fill your vases with dried branches, add wooden beads, or a collection of seasonal candles to warm up and refresh your space as the cooler temps roll in. n
The chandelier (above) gives the room an organic feel by echoing the unexpected contours found in nature, while the glass globes encircling the tips cast a warm glow. A fresh fall layer of dried grasses mixed with sculptural ceramics in amber and blue adds texture and dimension. All available at potterybarn.com

NEW APPLIANCES / New appliances can update the look of even the most dated kitchens, and will be well-received by buyers since they can repurpose them even if they decide to update cabinetry later. Plus, the huge demand for appliances right now is causing delays in delivery times and buyers will be relieved not to deal with those challenges.

NEW COUNTERTOP AND SINK / Marble-style quartz brings added value through durability, and blends well with a variety of cabinet colors and styles to freshen up a kitchen space. A large rectangular or farmhouse-style sink will help complete the look. These upgrades can also help offset any immediate changes a buyer may want to make elsewhere.
NEW FLOORING / If your carpet is dated or worn, consider installing luxe vinyl flooring instead— it’s been a huge hit with buyers for its durability with everyday living and stylish appearance. New flooring goes a long way in conveying value with buyers, as they won’t have to worry about trying to coordinate installation during move-in time. n
