lients and communities are the heart of my business, and one of my core beliefs has always been finding ways to care for them. This has never been more important than in the challenging times we are facing today. The Covid-19 crisis is unlike anything we’ve experienced before, but I have been encouraged and inspired by the countless individuals who are selflessly serving their communities. On a personal level, I’ve watched my daughter Ally, a nursing student at the University of Minnesota, stay on campus to keep working at the hospital throughout both the pandemic and then an environment of unrest. She and others like her are quite literally risking their own lives to help others. She makes me proud every day. We all have to do what we can to help one another during these times, and so I have been working on several new initiatives designed to highlight and assist our friends and neighbors. Key to Our Community is a program to show gratitude for individuals who are keeping our communities strong. To kick it off, I’ve taken nominations and will select one person to win a free room makeover by myself and my design team. The Spotlight Series is a collection of pre-recorded webcasts available on my website featuring experts on a variety of topics including Estate Planning, Mortgages and Your Money, and Property Taxes. Lastly, I co-created Mission: Community where I will partner with other agents to build goodwill by serving residents, local businesses, and organizations. This second issue of Open House includes some great stories about these initiatives, as well as my latest client success stories. Patience, perseverance, and creativity have been the key to 2020, and I am well-positioned to work safely and successfully with all of my clients. In-person or virtually, my doors are open for you!

ASK SHAUNNA What was the impact of Covid-19 on the real estate market? As concerns about the virus spread, we saw a dramatic decline in viewings and hesitation from sellers about putting their homes on the market. Contracts declined 54% over 2018 levels by the beginning of April. Since then, we have figured out ways to safely get homes back on the market and conduct showings. Pent- up demand, combined with historically low interest rates, has caused a surge in sales volume. In the first few weeks of July, we saw a 67% increase in contract over 2018. Summer is now the new spring market! What did you do to adapt to these new challenges? Being able to quickly adapt has been key. I immediately started providing virtual home tours on all my listings and added more detail about lifestyle features. I’m conducting Zoom-based listing, staging, and buyer consultations as needed and we’ve developed a plan to safely allow buyers into sellers’ homes. I also increased the frequency of my market updates to provide as much information as possible across all my social media and mailings. So, should I wait until next year to buy, sell, or retire? Right now we are seeing very high demand, making it a great time to sell. For buyers, I have never seen a better time to purchase, but the challenge continues to be low inventory. I am advising sellers to list and also finding ways to think out of the box to locate potential homes for buyers. What else did you do for fun during lockdown? One of my favorite moments during this time was actually the first night of the shelter-in-place order. Shaunna gives a couple a second chance at selling their current home—and their first choice in buying a new one

J

ulie and Mark knew they’d found their dream home when they saw it for the first time. With a passion for entertaining, they immediately saw themselves hosting friends and family both indoors and out with the open floor plan, chef’s kitchen, and gorgeous outdoor space. However, in order to buy it, they would have to overcome some challenges: not only was the price more than they wanted to spend, but they would need to sell their current home first. They decided to list their home with a friend in the real estate business but not much happened. With few showings and negative feedback about the floorplan, they were frustrated and decided to take it off the market. Julie wasn’t ready to give up their dream, so she reached out to me for help. I listened to the feedback they received, and knew right away what was needed to draw buyers attention—mostly just paint and staging to showcase the spaces differently. I helped them put a plan together to make those changes and we put it back on the market; it sold in four days for the highest price in the neighborhood. But that wasn’t the only good news coming their way—the price of their dream home had dropped and we were then in a position to put together a strong offer since we had a solid contract on their home. Having two dining areas so close to each other was also visually confusing. AFTER Curtains and rugs were removed, showing off the beautiful floor, and the walls were repainted a light neutral. During lockdown, work and home life suddenly merged, and families struggled to find and share space for a multitude of activities from Zoom meetings to school art projects. The multi-purpose room, or “Family Office” as people are now calling it, solves this problem by having an extra room that is flexible enough to change from home school during the day to a conference room to a yoga studio at night.

hen Lynda and Bruce came to me in search of their next home, we talked through their wish list of top priorities and desired amenities, which is something I do with all of my buyers. They were relocating from Iowa and knew little about the Northwest Suburbs. Initially, they loved the idea of purchasing a Mid-Century modern style home because they really wanted an open floor plan and modern architectural elements. They preferred a “move-in ready” home and wanted no more than a 30 minute commute to work. With limited options available that met those criteria, we had to think outside the box, shifting their focus from a particular style of home to homes that met critical lifestyle elements—such as having natural light, privacy, and access to golf courses as well as trails and other outdoor activities. Not having to be move-in ready opened up even more options and ultimately led us to the home they purchased. While the decor felt tired and dated, it checked off every box on their lifestyle list, especially golf course access since it backs up to the 6th tee. Lynda has an eye for design and her creativity took over. She and Bruce saw

“Changing the settings in the two rooms met all our needs and the design exceeded our expectations. We now have a comfortable and cozy library, painted dark gray, that draws the eye across the living space—and a dining area large enough to expand to over a dozen people.” — Lynda the possibilities and knew they could repurpose the space to fit their needs, but weren’t exactly sure how to pull it off. According to Lynda, one of their top priorities “was having a dining room table to fit 8 people comfortably” and the existing dining room was not big enough. Working with a designer friend of hers who works exclusively in commercial spaces, the ideas started to flow. He encouraged her to reimagine the spaces. Why not turn the underutilized living space off the foyer into the dining area and create an intimate library space in the original dining room? Having a library was part of her vision, but she was planning for it in the main living space. The designer encouraged them to paint the library walls dark to make it more intimate, something they initially rejected. They trusted in his vision and were so happy they did. Now the library has become a focal point as it draws your eye across the front of the home when you enter, and it has become Lynda’s favorite room in the house. Getting buyers to think differently about space is something I do often. Setting THE STAGE

PRO TIP: I like to use simple placesettings when staging—it’s a way to add a little life to a room through color and texture.

“L

eaving it to the imagination is not always the best idea,” I said to my seller’s daughter, Sharon, as she toured me around her mom’s home at 2754 Greenwood Place, with my voice echoing in the empty rooms. Her mom, Chris, was now living out of state and wasn’t sure how much she wanted to deal with long-distance, but my experience was telling me that staging would definitely help potential buyers see the value in the space. Not every agent will be as candid with potential sellers when they are trying to win the listing, but I believe having an open and honest conversation about how different courses of action will impact a sale is critical to a successful working relationship. We really try to come up with the best solution with minimal investment from the seller, utilizing their existing furnishings combined with art and accessory inventory I loan to the project. When a home is vacant we also have the option for virtual staging, but in the end, live staging always pays back if a seller has the money to invest. In person buyers often struggle to visualize furnishings in empty space: they may feel a room is too small to accommodate the new sectional they just purchased, but they also may not realize it could be positioned in a different way. Staging is about engaging buyers on an emotional level; you want them to walk in the door and picture themselves living there. And in the case of Chris’ house—which sold in less than a month (during the start of the pandemic)—having furniture in the key rooms of the house made that a whole lot easier to see. n

Every home requires a custom approach, but our goals always stay the same: 1 / Make the first impression count. Buyers start making decisions the moment they walk in the door, so having a fresh inviting space is critical. All of the senses should be inspired! 2 / Set priorities. Focus on projects that allow the home to show as updated as possible with the least investment. 3 / Start fresh. Clear out dated and overly personal items, to provide a “clean slate” that allows buyers to envision themselves living in the space. 4 / Add function. Showcase the various lifestyle features that will appeal to a wide variety of potential buyers. 5 / Be inspiring! Create Instagram-worthy vignettes and images that will help generate buzz.

n early January, Lisa learned she would need to relocate out of state for her job. By mid January she jumped into the process—things were moving quickly and she needed to wrap up loose ends and sell her current home in order to have a chance at purchasing something in her new location. Knowing it would take significant coordination, she selected me to represent her because after interviewing multiple agents, she was impressed with my approach and the team I could put together to help her get the house ready to show within her tight timeframe. We developed a detailed plan and got to work. My stager gave Lisa detailed homework for each room about what to pack and what to leave for staging, and we identified a few key projects like painting and swapping out a few light fixtures to update the overall look of the home for very little money. During the month of February, Lisa worked diligently on her preparation and packing, her brother hung the light fixtures we selected, and we picked a date in early March for the final staging. On staging day I supplemented her furnishings with artwork and accessories from my inventory and my handyperson hung new drapery rods and drapes. Professional photos were taken March 5, the home was listed on the 6th, we had the home under contract by March 10th, and closed just thirty days later— all as an unprecedented stay at home order was taking effect. THE SEARCH Caroline and Nick came to me looking to buy

their first home at what would be the perfect time or them— just before their current lease would end, and a few months before their wedding. That timeline, however, was tight to decide whether to extend their lease or make a purchase decision. Initially we were searching in multiple communities, in different types of neighborhoods, and all different styles of homes. THE CHALLENGE Searching for a first home is challenging under normal circumstances, but amid a shelterin-place order where many sellers had taken their homes off the market, and where we had to communicate through masks and follow strict safety guidelines, it reached a whole new level. THE WIN Caroline and Nick relied on my expertise to guide them. I was able to educate them about the lifestyle and amenities each home and neighborhood could offer, and then evaluate those options against what they may find in the future (if they waited until things got back to “normal”). In the end, my analysis allowed them to make the decision to move forward with their dreams and buy an amazing home in a walk-to-town location—the perfect start for their new life together.

THE SEARCH Family members who formed a small real-

estate investment company were excited to see another studio come up for sale in the same Lakeview high-rise where they currently own a similar unit. This unit came with a rare and much coveted parking spot in the building so they needed to act fast—but Covid was causing travel restrictions and business related closings. They relied on me to figure out how we could handle every aspect of the sale remotely, from negotiating to inspection to closing. THE CHALLENGE In addition to figuring out how to conduct a real estate transaction amidst a pandemic, this unit was essentially an estate sale and the sellers had not filed the proper paperwork with the probate court to enable them to transfer the title to a new buyer. A court date would have to be scheduled and government offices were beginning to close due to shut down orders. THE WIN Working with the attorney I had recommended, we pushed to move forward as quickly as possible to coordinate the new court date and obtain the necessary paperwork. We closed on March 30, which allows time for renovation so it can be rented and start producing income by the end of the summer. n
