DESIGN TRENDS: Oh, Those Summer Nights!

M

ake those perfect summer nights last by lighting up your yard. And instead of using typical string lights, create a more magical space by mixing various types of outdoor lighting. I love how my client’s home (top right) used uplighting to highlight the larger trees, hung solar lanterns throughout the lower branches, and sprinkled in solar ground lighting in the landscape beds. An ivy espalier, twinkling on the chimney with miniature white bulbs, adds even more depth to the design. Get that perfect warm summer glow on your own patio by adding battery-operated lanterns or a gas fire pit—making it easy to extend the warmth and ambiance well past the summer season. n

MID-YEAR OUTLOOK: What to Expect

T

he pace of showings declined 19% between June and July, and while it’s typical to see less activity in the summer, record-setting sales earlier in the year make it feel more dramatic. This leaves us wondering if this is our typical summer slow down or a trend expected to continue the rest of the year and beyond. Throughout July we saw showings per home decline, market times tick up slightly, and more homes on the market. Personally I feel buyers are distracted; The factors everyone is out enjoying themselves, making up for the lost summer of 2020, and taking a breather from the fast and furious pace of today are quite the market. I’ve heard the term “buyer fatigue” starting to creep different than into the news, and also starting to hear questions about a housing in the early bubble. Our current climb in prices reflects strong demand and tight 2000s. supply helped by record low interest rates. The factors today are quite different than in the early 2000s, particularly in terms of credit availability. And while experts are not predicting a bubble, they do expect prices to stabilize moving forward. So what’s the bottom line? If you’re a seller, there’s still time to take advantage of strong demand and lower than normal competition; use the summer to finish up last minute projects and be ready for the fall market. If you’re a buyer, go ahead enjoy the summer— when you’re ready to get back to it there should be more homes to pick from this fall. n
