PSTA moving forward with rapid bus service to SPB The 11-mile rapid bus transit route should be a reality by late 2020 or early 2021. By Sandra Nickless

irst came the announcement last month by the Florida Department of Transportation (FDOT) that the Pinellas Suncoast Transit Authority (PSTA) was awarded $9.5 million through FDOT’s New Starts Transit Program to use for the Bus Rapid Transit (BRT) project being developed to link St. Pete Beach and St. Petersburg. Now comes the announcement that the PSTA has approved a $1.7 million project and construction management services contract with Nebraska-based engineers HDR Inc. After a previous $1.7 million contract to the H.W. Lochner firm for preliminary engineering and a final design plan, it would appear the project is finally mov-

The service, which will primarily run along 1st Avenues North and South, will feature uniquely branded stations and vehicles, and operate on semi-dedicated lanes every 15 minutes from 6 a.m. until midnight. “We’re so thankful to have received very positive support for this rapid transit program from local, state and feder-

The overall cost of the project is projected to be just north of $41 million. The cities, the Federal Transit Administration, FDOT and PSTA will jointly foot the bill. T
he John’s Pass Seafood Festival has been a celebrated event for the past 36 years, bringing together locals and visitors alike in support of the vision and simply for the love of great seafood. Now in its 37th year, John’s Pass Seafood Festival is one of the largest seafood festivals in the United States, and is currently the second largest seafood festival on the East Coast. Yeah, that includes places like Maine and Massachusetts, and basically all of New England, that are known worldwide for their seafood. So, yeah. Last year, the festival boasted the largest in-person attendance of any
event in Pinellas County, and this year promises to be just as big, with crowds of at least 200,000 expected. This year’s festival will be held Thursday, Oct. 25 through Sunday, Oct. 28. Some of the festivities on tap will include the Battle at the Pass Fishing Tournament; a Halloween Block Party, featuring costume contests and trick or treating; the Seafood Fest 5K and the World’s Largest Bloody Mary Toast. The World’s Largest Bloody Mary Toast will be a bid to earn back the title after it was stolen from the festival, so bring everyone you know to John’s Pass on Sunday, Oct. 28 at 12:30 p.m. for a free Bloody Mary or Virgin Mary. Participants must be 21, but all ages
are welcome to attend. In 2017, there were 2,457 people toasting at John’s Pass; this year’s goal is 3,000. Donations for this fun event will benefit the American Heart Association. Another event, Flavors of the Gulf, is a ticketed culinary feast where attendees can enjoy samples from 16 of the area’s best restaurants, craft brew samples from 20 local breweries and dancing to live music. Proceeds from Flavors of the Gulf will be donated to A Reel Future, a local non-profit organization devoted to sharing the knowledge and passion of fishing and the outdoors to kids in need. Tickets to Flavors of the
Gulf are available to purchase online for $35 per person or two for $50. The Endless West Traveling Magic Show will also be popping up all over the festival throughout the weekend. West Evans and his friends will dazzle you as they perform magic right before your eyes, so be on the lookout. The festival will feature nearly nonstop free live music on three different stages, offering an array of musical guests such as the Greg Billings Band, Horses Wild, The Railway Kings and Blind Sighted, among others. Visit johnspassseafoodfest.com to view a complete music line-up and a schedule of events.

FWC expands catch-and-release measures to Pinellas County By Jason Coffman
E
ven though we are hopeful here in Pinellas County that we have already seen the worst of the latest red tide bloom, at a meeting last month in Tallahassee, the Florida Fish and Wildlife Conservation Commission (FWC) directed staff to expand a recent catch-and-release only measure for snook and redfish to include Tampa Bay, including all of Manatee and Hillsborough counties, as well as all of Pinellas and Pasco counties, effective Sept. 28. The FWC also stipulated that these catch-and-release only measures should extend through May 10, 2019, in these and other areas that were previously made catch-and-release for redfish and snook. The latest red tide status report is available anytime by calling 727-5522448.

St. Pete Beach offers free parking
CLEARWATER BEACH - Each year, to celebrate the opening of stone crab season, Cooters Restaurant & Bar hosts a huge four-day party featuring fresh-off-the-boat Florida stone crab, king crab, snow crab and dungeness crab, all at wholesale prices, plus live music on stage, additional food and drink specials and raffles for chances to win valuable prize packages with proceeds benefiting local non-profit organizations.
ST. PETE BEACH - Even though the red tide crisis seems to waning in Pinellas County, St. Pete Beach City Commissioners recently decided to waive parking fees at all city meters until further notice in an effort to encourage visitors to come to the beach. Madeira Beach and Treasure Island have taken similar measures. The latest status update as of press time reported the presence of the red tide organism, Karenia brevis, to run the gamut in Pinellas County waters, from not present at all to high concentrations in isolated areas. $1 cats-only rabies vaccines

If you're like most homebuyers, you have two primary considerations in mind when you start looking for a home. First, you want to find the home that perfectly meets your needs and desires, and secondly, you want to purchase this home for the lowest possible price. When you analyze those successful home buyers who have been able to purchase the home they want for thousands of dollars below a seller's asking price, some common denominators emerge. While the negotiating skills of your agent are important, there are three additional key factors that must come into play long before you ever submit an offer. This topic has been the subject of extensive analysis by Industry Experts, and a summary of their findings, and a specific step-by-step purchase plan for homebuyers, can be found in a new special report called "Homebuyers: How to Save Thousands of Dollars When You Buy." This free report outlines the psychology of how a seller sets their asking price, and gives you 3 simple steps to follow, before you even set foot in a seller's home, which could help you to successfully slash thousands of dollars off the price of the home you want. To hear a brief recorded message about how to order your FREE copy of this report, call toll-free 1-855-694-1337 and enter 1014. You can call any time, 24 hours a day, 7 days a week. Clearwater Jazz Holiday
2018 This isn’t your grandaddy’s kind of jazz. CLEARWATER - After an inauspicious beginning, using the back of a flat-bed truck as a stage, the Clearwater Jazz Holiday festival has grown over the past 38 years into the current four-day extravaganza that will take over Coachman Park and downtown Clearwater Oct. 18-21, drawing over 30,000 visitors from all over the country and beyond. According to Steve Weinberger, Clearwater Jazz Holiday CEO, the lineup of this year’s performers includes a number of complimentary musicians who meld both classic and contemporary musical styles in an array of genres, including straightahead and smooth jazz, swing, blues, jamband, rock, folk, Americana, funk and Zydeco. The world-famous acts headlining this year’s event include George Thorogood and the Destroyers (Oct. 18), Morris Day & The Time (Oct. 19), The Doobie Brothers (Oct. 20) and JJ Grey & Mofro (Oct. 21). Friday night will also see a debut performance by the “Queen of Percussion,” Sheila E., who worked extensively with Prince, especially on his Purple Rain album, and had several hits of her own, including “The Glamorous Life” and “A Love Bizarre.” General admission / lawn seating tickets start at $20 per day if purchased in advance or they will be $30 on the day of the show. Reserved seating prices start at $50 per day and will also increase if purchased on the day of the show. Clearwater Jazz Holiday also offers VIP package tickets that range in price from $170-$200 per day. Sounds pricey, right? But get this: the VIP Experience affords you a reserved seat within the first eight rows of the Reserved Seating area, along with access to the VIP Hospitality area that day. In the VIP area, you can enjoy free food provided by The Living Room, three glasses of beer or wine, unlimited soda and water, an executive restroom trailer and more. Access to the executive restroom alone would be worth it! Four-day and weekend discount packages are available, but keep in mind, online ticket sales will close Oct. 17 at 8:00 p.m. Visit www.clearwater jazz.com to purchase advance tickets and view a complete schedule of events.

The Roe Report
T
he media reports 1,000 people a day move to Florida. The actual number is closer to 257,000 a year, or just over 1,000 per weekday. Pinellas is the sixth most populated county in Florida, yet we are only selling around 800 properties a month. Many second-home buyers are included in the 800. The best state to live in just keeps drawing more and more residents, full or part-time. Demand will ensure prices continue to rise faster than inflation. The typical buyer, full-time or parttime, wants a move-in-ready home with no hassles - no updates, no repairs. Investors will buy a property in need of love to update and sell for a profit. If a house isn't selling quickly, either the agent promised more than they can deliver, or the seller is demanding a price that the market will not pay.
Many homes need updates but are priced as if the work has already been done. When a for-sale sign remains in front of a property for an extended period, the reason is usually price or condition. We have far more buyers than we have properties that match their needs. Any property in good condition and priced near market value sells quickly. Due to the shortage of properties listed for sale, we can scan new listings or price reductions in an hour or less per day. We do our best to match the buyers with a home that will suit their needs. Our most successful approach is to show a property to a buyer who has expressed no interest in it but has described many of the needs this property fulfills. We don't simply think of ourselves as agents buying or selling properties. We believe our job is to

iltmore Group International Real Estate, located in Indian Rocks Beach, recently expanded its real estate business into the vacation rental side of things, but with a twist. According to the company’s broker, Jim Mayes, "We wanted to enhance the experience for both property owners and guests. We are running our company as though we are running a 5-star hotel. That means we provide top quality service to owners as well as to guests. We looked around and found property owners being charged for minor items and services. With us, the owner doesn't worry about linens, towels, guest soap or shampoo. They don't pay for those items. The owner never sees a bill from us
if a coffee maker or an iron breaks, or if a light bulb needs to be replaced. We keep those items in inventory and immediately replace them if a guest calls. Nobody likes being nickeledand-dimed. I've heard of owners being charged $75 for a $15 iron or a coffee maker. That doesn't happen to our clients. Most often the owner isn't even aware we replaced the item. We don't like bothering them with minor issues we can resolve. It's all about making the owner's experience as pleasant and profitable as possible." Chloe Parker, Biltmore's reservations manager, added, "For the guests, we focus on making their vacation a memorable experience. We provide services to them from the beginning to the end.
