I
n an effort to streamline the approvals process for developers in Indian Rocks Beach, city commissioners recently made the decision to move forward with a new ordinance that will offer a more common sense approach to zoning laws. According to City Manager Gregg Mims, the problem was highlighted when a developer wanted to build townhomes on an empty lot on Gulf Boulevard, just north of the restaurant 18 on the Rocks. The lot had been vacant for years, but the zoning for that piece of property called for a mixed-use development, with both businesses and residences. While the city commission ultimately gave the project a green light by granting an exception to the zoning requirements, Mims said the developer had to

Belleair Beach to charge to park at City Hall BELLEAIR BEACH - The Belleair Beach City Council recently decided to purchase a parking pay station for use in the lot next to City Hall, at a cost of around $8,000. The hourly fee to park there will apply to non-residents who use the lot for reasons other than business at City Hall or the Community Center. According to the Parks and Recreation Board Chairman Robert Sample, most of the people who currently use the lot are non-residents who then walk across Gulf Boulevard to the beach or walk the bridge. Belleair Beach residents may obtain a sticker from City Hall that will allow them to still park in the lot for free.

he commercial real estate brokerage firm of Cushman & Wakefield recently announced that it has listed for sale The Marina at John’s Pass, a mixed-use waterfront property in Madeira Beach, located at 179 Boardwalk Place West, overlooking the Intracoastal Waterway and the Gulf of Mexico. The asking price for the 2.43-acre property is $18.5 million. The Marina at John’s Pass is part of John’s Pass Village & Boardwalk, which, as we know, is one of the top
tourist destinations in Pinellas County. The property is 81 percent occupied with a mix of tenants, including Bubba Gump Shrimp Co., Hooter’s and the Friendly Fisherman restaurant, which has been a tenant at John’s Pass Village since it first opened in 1978. Other tenants include Waves Apparel, Kilwin’s Chocolate, Gray Jewelers, PJS Cruises and several other local businesses. In addition to restaurant and retail space, The Marina at John’s Pass contains office space, boat slips and a 325-
space parking structure, which generates substantial revenue. “The Marina at John’s Pass is a Tampa Bay landmark with an irreplaceable waterfront location and notable tenants that draw both locals and tourists,” said Cushman & Wakefield Managing Director Jason Donald. “The property offers stable, in-place income, as well as several opportunities to increase revenue, such as fully leasing the property, or by constructing space for resi-

Pinellas County beaches are raking in the dough By Jason Coffman

ased on figures recently released by Visit St. Pete Clearwater, the organization that’s in charge of tourism marketing for the county, it looks like 2018 is stacking up to be a banner year for Pinellas County, especially our beaches. For the month of March, the most recent month for which data is available, the county’s bed taxes totalled almost $9 million, a 14.1 percent increase over last year. The bed tax is a 6 percent tax that is charged in addition to the total rental amount received from local lodging. According to David Downing, president and CEO of Visit St. Pete Clearwater, the organization was hoping that bed taxes for March would total around $8 million. Not coincidentally, March was also the busiest month on record at St. Pete-
Clearwater International Airport. Over 237,000 passengers flew in and out of PIE that month, representing a 15 percent increase over March 2017. April also broke the record for that month, with nearly 198,000 passengers. Due to increased marketing efforts throughout the state, targeting national and international visitors to Orlando, plus Floridians looking for a convenient “staycation” locale, officials expect the good times to continue to roll throughout the summer.

Norfolk Dredging has completed the renourishment of Sunshine Beach and the pipe extension all the way to Sunset Beach, and sand ramps are being built over the pipe to aid with waterfront access. Once John’s Pass is fully dredged, the pipe will be removed from the

Home prices on the rise PINELLAS COUNTY - Amid a general slowing of sales and a shortage of inventory, the price of homes for sale in Pinellas County in March was up by 8.7 percent, bringing the median price to $250,000. Home prices were up across Tampa Bay and throughout the state of Florida as well.

St. Pete Beach names new concessionaire; Paradise Sweets’ lease expires May 31 ST. PETE BEACH - After much debate, the St. Pete Beach City Commission recently accepted a bid from United Park Services, Inc. to take over the operation of the cityowned concession stands on Upham and Pass-A-Grille beaches. The concession stands, located at 900 Gulf Way and 6850 Beach Plaza, were previously operated by Paradise Sweets for almost 10 years. The city recently opted not to extend Paradise Sweets’ lease, which will expire on May 31. United Park Services already operates a number of concession stands in the area, including the Mad Beach Snack Shack on Archibald Beach in Madeira Beach and a Pinellas County-owned concession stand at Fort DeSoto Beach. Under the terms of the city’s lease, the concession stands have to be open 365 days a year from 6 a.m. until 30 minutes after sunset, no matter what the weather conditions are.

uring the first quarter, our market has remained strong, with high demand, rising prices, and low inventory. Over the past year, sales in our market show the following pattern: • Closed sales were down 9.9% • Active listings are down 10.5% • Median sales price was up 10.7% • Percent of homes purchased for cash was down 7% • New listings are up 3.5% • New pending sales down 4.1%
unless the seller's price comes down, the buyer puts up more money or a combination of the two. For the remainder of this year, home prices will increase as fast as appraisers can justify it. I'm estimating 5-6% for houses that are financed. Cash buyers are often willing to pay a little more, so 6-8% is possible. This is a conservative forecast, unless some unexpected event in the world causes investments to come to a standstill. What does this mean? New construction listed for sale is up, but overall, inventory is down. New construction is running into some resistance as the number of listings is going up faster than sales, and we are seeing price reductions. However, overall sales are down 9.9% due to the number of available listings being down 10.5%, which translates into more buyers than sellers, explaining the 10.7% increase in sales price. Cash sales are down 7%, which means a higher percentage of homes are financed. Appraisers must use sold properties to establish value for the lender. When prices are increasing almost 1% a month, the contract price is often higher than the appraiser can justify. The bank won't lend

Local real estate team takes open houses to a new level

im Mayes, broker and founder of The Biltmore Group International Real Estate, and Realtor Diana Mejia have raised the bar on how open houses should be done for highend and luxury homes. “We don't put open house signs out everywhere and hope someone walks in who may qualify to purchase the property. In fact, we don't put open house signs out at all,” said Mejia. “We make our open houses an exclusive private viewing event,” said Mayes. “These are high-end, invitation-only events. We know our guests are not only qualified to purchase the property, but also likely to be in the market to purchase a home.” And how do they select their guests? “Sorry, that's proprietary,” Mayes said with a smile. These exclusive private events include hors d'oeuvres and drinks, along with other things you would expect from a luxury event.
