for Pinellas Bayway has Tierra Verde jumping for joy

With the Florida Department of Transportation calling the state of disrepair to a portion of the Pinellas Bayway critical, plans are underway to build a new fixed-span bridge.
A
fter major structural and safety problems, including cracks and fissures, were identified on the part of the Pinellas Bayway that leads directly to Tierra Verde, FDOT officials recently began firming up plans to begin the construction of a replacement for the aging drawbridge, taking into consideration feedback from community leaders. FDOT plans to replace the current drawbridge with a higher, two-lane fixed-span bridge. They also plan to incorporate a roundabout that will lead to the bridge on the Tierra Verde side of the span instead of a traffic light.
This turn of events is good news to many Tierra Verde residents and business owners, who have long decried the inconvenience and traffic snarls caused by the bridge’s frequent openings throughout the day. The new bridge, which will connect the islands of Isla del Sol and Tierra Verde, will also feature a 12-foot wide multi-use path on one side and a pedestrian sidewalk on the other. The current roadway will remain open until the completion of construction. The overall scope of the project will extend from just north of Yacht Club Lane on State Road 679 until its inter-
section with State Road 682. It will also involve replacing a seawall and repaving the current road. FDOT expects to begin the three-year project sometime in the summer of 2018.

Belleair Shore wants Belleair Beach to shell out for accesses By Beth Ludwig
A
t a recent meeting of the Belleair Shore Town Commission, talk about the maintenance of the town’s three beach accesses became the topic of discussion. As a Gulffront community, residents of Belleair Shore themselves seldom have any need to use the beach accesses located at Sixth, 12th and 19th streets. The accesses are primarily used by Belleair Beach residents, who must have a permit to park there, or may walk across Gulf Boulevard to enjoy the beach. As such, the city of Belleair Beach has an agreement with the Town of Belleair Shore to provide and pay for maintenance of the accesses as a benefit for its residents. However, officials in Belleair Shore have claimed that the general maintenance provided by Belleair Beach has
been minimal at best. Some upgrades that are reportedly needed include landCourtesy City of Belleair Beach
scaping, repainting of the access walls, repairs to the stucco on the gates, which were installed last year by Belleair Shore, and repaving of the parking lots. Town commissioners proposed taking a look at the agreement the town has with Belleair Beach to ascertain exactly what Belleair Beach is responsible for maintaning. Meanwhile, Belleair Beach officials stressed that they want to do their part to keep the accesses looking good for the community.
Cheeto released back into the wild NDIAN SHORES - The world was captivated by the tiny orange lined seahorse that became known as Cheeto, but now Cheeto has gone back home. Cheeto was recently discovered on the beach in Indian Shores after a seagull scooped her out of the water, only to drop her on the sand. A little girl and her mother discovered Cheeto and called Clearwater Marine Aquarium for help. According to the aquarium, “It’s

Cheeto was most likely living among some orange and red sponges before currents took her near the beach.” Staff at the aquarium brought Cheeto back to good health before releasing her back into the wild last month. Treasure Island OKs new townhouses TREASURE ISLAND - The city of Treasure Island will soon be seeing 11 new townhouses on First Street East after commissioners passed two ordinances that will pave the way for Aqualina and Aquavita. The Aqualina project will feature six townhouse units that will be built by developer Suth Homes at 11715 and 11725 First Street East. Each unit will boast over 2,500 square feet of living space. Aquavita, located at 18001 First Street East, will feature five units, also owned by Suth Homes.

Clearwater Beach mooring field gets major downsizing By Beth Ludwig
A
proposal by a local developer to build a mooring field for 42 boats in the middle of Clearwater Beach’s Mandalay Channel has been drastically downsized to four boats, but city officials are still vowing to fight. William Blackwood, owner of the waterfront Cove apartments in Clearwater Beach, received a permit last June from the Florida Department of Environmental Protection to move forward with the process of getting approval for his plan for the mooring field. His original proposal would have allowed for up to 42 boats, up to 60 feet long, to moor in the middle of the Intracoastal Waterway, above the 26 acres of submerged land owned by Blackwood. After heated objections from residents, Blackwood’s new plan calls for a mooring field for four boats, now utilizing eight of the 26 acres. Area residents along the waterfront have voiced concerns over congestion and pollution, as well as safety issues, for example, if boats are are not properly lit at night, although some do grudg-

The U.S. Army Corps of Engineers recently approved this smaller version of the mooring field, paving the way for Blackwood to move forward with the project. However, Blackwood will still need to get approval from Pinellas County and the city of Clearwater, which seems unlikely at this point. At the very least, Blackwood would have to convert the docking facilities at the Cove apartments into a proper marina in order to accomodate the mooring field customers, and he would need approval from the city’s Community Development Board to do this. The necessary approval from the city commission is further complicated by the fact that mooring fields are not addressed anywhere within Clearwater’s city codes. The proposed site for the mooring field lies between North Clearwater Beach to the west and Island Estates to the east, both waterfront residential areas.

Crawford said the calls included death threats made to him, his wife, former City Clerk Cheryl McGrady Crawford, and her children. The Pinellas County Sheriff’s Office is investigating the phone calls.

T
he usual subject is why to buy real estate, but this month, I want to discuss why you want to live in Pinellas County. In the summer, the waters of the Gulf and Tampa Bay hold down our temperature making this a much more desirable place to live than the inland areas. In the winter, frost and freeze warnings don't include us, unless they extend below Sarasota County. Again, it's because we are located between the warm waters of the Gulf and Tampa Bay. Bugs are a problem in any climate that doesn't have a freeze to kill off a large percentage of the population. Pinellas is only twelve miles wide. The winds constantly shift back and forth, leaving much of our bug population stranded over open water. I'm told there was a hurricane that came up Tampa Bay back in 1912. I
from east to west and dries up over the center of Pinellas County. When we do get a heavy rain, it tends to form over the Gulf and travel west to east. ur Gulf waters are emerald green because we don't have fresh water runoffs. When you travel the state, you notice the Atlantic is dark. This is because of the freshwater rivers and streams that carry silt to the ocean. In addition to the temperature, weather, and beauty of the area, we are close to most of the major attractions in FLorida. Disney, Universal, and Busch Gardens are favorites, with Lego Land getting better known all the time. We have theaters of all sizes featuring everything from Broadway shows to local artists. We have internationally famous art galleries. We offer the opera and theater. Ringling

For a hurricane to give us a direct hit, it would have to swing out into the Gulf and take a sharp angle to swing back in our direction. If you watch the weather map, you see south of St Petersburg getting hit with heavy rains and north of Clearwater. Most of our rain comes

I
f there is one thing the Loder family knows how to do, and do extremely well, is operate and run a restaurant. OK, so operate and run may be the same damn thing. After eating dinner last night at the new Captain Bill's Beach Kitchen in Treasure Island, I have an overwhelming amount of passion to share my experience with you, because truthfully, it was that damn good. Hey, what's with the swearing? Seriously, folks, before I get down and dirty into how good the food was at Captain Bill's, I think it is only fair to share with you the history of the Captain Bill's--Crabby Bill's--Loder Clan. In 1975, the Loder family opened Captain Bill's Beach Kitchen in Redington Shores, which grew into three restaurants, which the family later sold. After selling the Captain Bill's name and location in 1982, the Loders needed to come up a new name for the family business. Crabby Bill's was born and history was made. And now, more than 40 years later, John Loder, the son of Crabby Bill Loder himself, and Debra Faust had the opportunity to open a restaurant in the Treasure Island location, and the
good fortune to open under the original name of Captain Bill's Beach Kitchen. Their strategy for success is simple. "If we can't buy fresh fish, we don't sell it. You might come in and we might be out of a certain fish and that's because we couldn't buy it fresh," said Loder. From being in the area for over 42 years, Loder said they have great connections with all the fishing boats and captains. "Locals, locals, locals. It's very important to take care of the locals. The locals feed us year round, is what my father told us," said Loder. As rich in tradition is the Loder name, so, too, is their success and ability t o

I know I say that a lot, but I only say it when I mean it. You have to order them. Chargrilled with cheese on top. Oh my gosh. I asked Brandy for a menu recommendation, which, by the way, you have to ask for her because she was superb and knows her business. She recommended all the fish, so I went with the amberjack, kingfish and grouper. Listen, people, I don't stroke a restaurant unless they deserve it. If I go to a joint and it does not live up to my expectations, I simply do not do a dining feature on them, because I do
not want to lose my journalistic integrity. Yes, that's very important. Going back to the fish, it was so incredibly fresh and out-of-this-world delicious. On a side note, I do not know what in the world the Loders do to create this Old Florida ambiance and charm in their restaurants, but they've got it down to a science. Captain Bill's was simply awesome but for those of you, which is a ton, who know their history, why should we be surprised? The only regret I have is that I didn't order the crab cakes. I was told they are amazing. After I had already eaten, of course. Damn it! Captain Bill’s Beach Kitchen also offers pasta, steak and chicken dishes, as well as sandwiches and burgers, for the landlubbers among us.

After 40 years perfecting his craft as a custom painter for high-end homes, the founder of Dennis White Painting has now partnered with two men to bring something very special to those fortunate few. "A year ago, I partnered with Caleb Gasway to continue to build on our reputation of serving the customers who have very high expectations and allow us to meet them. We have professional painters who work for us.They are fabulous, very conscientious in what they do. We have brought our business to a whole other level," said Dennis White. White, who had done work at the Belleview Biltmore Hotel and numerous upscale homes in Belleair, was then given an opportunity to purchase some of the remaining heart pine wood that was originally used to build the Biltmore in the late 1800s.
"We partnered with David Coster, who is a professional wood worker. He and I have been working together for over 30 years. The guy is just an absolute professional. David and I are now working together to build tabletops and bases together with the reclaimed wood from the Belleview Biltmore. Everything is hand-
made, custom made to order for each customer.The customer can tell us how they would like it designed, and they can also personally pick the wood from the Biltmore that they want us to use for their table," said White. Knowing the history of the Belleview Biltmore Hotel and its rich tradition, Dennis and his partners knew that the remaining parts of the Biltmore, the wood, had to be treated as respectfully as the Biltmore itself. "Being able to take the original wood from the Biltmore and turn it into a custom-made table for a customer is truly a love of labor for us," said White. With wood lengths of up to 20 feet long and a minimum weight of 400 pounds,White said they can turn the Biltmore wood into sofa tables, coffee tables, dining room tables, conference tables and anything else the customer can envision. Operating on a first-come, first-served basis, White says the turnaround time is anywhere between six to eight weeks, so he stressed not to wait too long if interested. The Roe Report: Real estate prices are on the rise with no end in sight Historically, people have moved every five years. Today, they are moving every eight and a half years. The longer people stay put, the fewer used homes are available for sale. This translates to a 37.5% reduction in used homes on the market. New home construction is running at 821,000 units per year, or about half of what it was during the peak in 2007. The lack of new construction is adding to an inventory shortage. Overall, the supply of homes for sale is down by 60%. In 2005, the term half-back was being used to describe retirees who moved to Florida and then moved halfway back. Florida's population dropped to 17.5 million. We are at 23.5 million residents today. Population growth over the past 12 years requires 35% more homes just to house new residents. Florida is currently growing by 1,000 people per day. Millennials (aged 18-34) are buying and moving out of Mom's house. Millennials are the largest of the population groups defined by our government. For the first time in 6 years, more houses are being bought to live in than to rent and this group is the primary reason. During the last quarter, the percent
of home buyers from this demographic grew by 50%. Demand is up. Supply and demand translates into higher prices. Over half our listings receive two or three offers and it's not unusual for a single property to receive over 20 offers. The number of offers is in direct proportion to the inventory level of houses for sale. Mortgage rates are creeping higher. Last year rates dropped close to 3.5% but are forecasted to reach 5% in the next 12 months. When you have locked in a low rate, you are less likely to trade up in price or take a transfer to a new location due to the increase in housing cost. It is much cheaper to stay put and improve your current home and that is the decision more and more homeowners are making. A large percentage of what were historically referred to as trade-up buyers keep the old house and its low interest rate to become landlords. This further reduces inventory. There are many other reasons for higher prices. People live longer. The percentage of unemployed is down. The total number of workers employed is up, putting pressure on wages, allowing more people to entertain

buying a house. Rising prices have moved many people out of an upside down position on their mortgages. The number of REO bank foreclosures) being sold is down to 80 a month.
