FWC expands catch-and-release measures to Pinellas County By Jason Coffman
E
ven though we are hopeful here in Pinellas County that we have already seen the worst of the latest red tide bloom, at a meeting last month in Tallahassee, the Florida Fish and Wildlife Conservation Commission (FWC) directed staff to expand a recent catch-and-release only measure for snook and redfish to include Tampa Bay, including all of Manatee and Hillsborough counties, as well as all of Pinellas and Pasco counties. The FWC also stipulated that these catch-and-release only measures should extend through May 10, 2019, in these and other areas that were previously made catch-and-release for redfish and snook. The latest red tide status report is available anytime by calling 727-5522448.

PSTA moving forward with rapid bus service The 11-mile rapid bus transit route should be a reality by late 2020 or early 2021. By Sandra Nickless
F
irst came the announcement last month by the Florida Department of Transportation (FDOT) that the Pinellas Suncoast Transit Authority (PSTA) was awarded $9.5 million through FDOT’s New Starts Transit Program to use for the Bus Rapid Transit (BRT) project being developed to link St. Petersburg and St. Pete Beach. Now comes the announcement that the PSTA has approved a $1.7 million project and construction management services contract with Nebraska-based engineers HDR Inc. After a previous $1.7 million contract to the H.W. Lochner firm for preliminary engineering and a final design plan, it would appear the project is finally mov-

ing full steam ahead. The 11-mile BRT project is a premium rapid transit service that will connect downtown St. Petersburg to St. Pete Beach, with stops in South Pasadena. The service, which will primarily run along 1st Avenues North and South, will feature uniquely branded stations and vehicles, and operate on semi-dedicated lanes every 15 minutes from 6 a.m. until midnight. “We’re so thankful to have received very positive support for this rapid transit program from local, state and feder-
al leaders. We’ve always had a great partnership with FDOT and this announcement puts us one big step closer to finally getting rapid transit in the Tampa Bay area,” said PSTA CEO Brad Miller. The overall cost of the project is projected to be just north of $41 million. The cities, the Federal Transit Administration, FDOT and PSTA will jointly foot the bill. The Department of Transportation’s funds will cover about 25 percent of the total cost of the project.

After years of disrepair and neglect, the Fenway Hotel will open its doors once again.
W
e’ve all driven past Dunedin’s historic Jazz Age Fenway Hotel, with its beautiful waterfront view and close proximity to bustling Main Street, and wondered what the deal was with the expansive vacant property at 453 Edgewater Dr. Well, I’ll tell you the deal. The Fenway Hotel is slated to hold its official grand reopening on Nov. 3. Boom! It’s been years in the making, and getting to this point took a special partnership between a nonprofit Tai Chi organization and a Tampa developer.
In 2014, the Taoist Tai Chi Society of the United States of America bought the site for $2.8 million with the idea of using the property for their national headquarters. After some back-and-forth with locals, the organization opted to partner with Tampa-based Mainsail Lodging and Development to develop the 5.2-acre property into an 83-room boutique hotel. Now, $11 million in renovations later, it will operate under the Marriott International Autograph Collection brand. The Taoist Tai Chi Society will
maintain its offices at the rear of the property. “The unique history of Fenway Hotel and the community of Dunedin inspired our vision for the property,” said Joe Collier, president of Mainsail Lodging & Development. “The new Fenway will bring together touches of the past in a modern setting, giving new life to the hotel and restoring a piece of the destination's charming, offbeat character.” The Fenway was originally home to Pinellas County’s first radio station, WGHB, which broadcast from the building’s roof. It was first opened as a hotel in 1927, but closed in 1961. It then opened as Trinity College, and later, as Schiller International University.

The funds raised from the sale of the flags are provided to local schools to purchase school supplies for students in need. Largo Freecycle is back LARGO - The city of Largo will be hosting its third-annual Freecycle Event at the Largo Public Library Nov. 3. This event won the 2018 Florida League of Cities Environmental Stewardship Award due to its success,
By Scott Lancaster effectiveness and positive impact on the community. The Freecycle Event encourages residents to donate gently used items which are used to create a marketplace so that others in the community can “shop” for using bags handed out at the door. In 2017, over 200 residents donated items and over 600 showed up in the first hour of shopping, helping to keep thousands of pounds of items out of our landfill. Largo encourages you to help support the children, teachers and others in our community this holiday season by donating these items to the Freecycle Event: Books, CDs, kids toys, children’s clothing, housewares, DVD’s, clothes, holiday gifts and decor, school supplies and office supplies. No large or bulky items, furniture or large electronics will be accepted. Donations will be accepted on Nov. 2 at the Largo Public Library, 120 Central Park Dr., from 10:00 a.m. 6:00 p.m. Residents may shop the event on Saturday, Nov 3. starting at 9:00 a.m. until no items are left. The Roe Report By Cliff Roe Broker/Owner Roe Realty
T
he media reports 1,000 people a day move to Florida. The actual number is closer to 257,000 a year, or just over 1,000 per weekday. Pinellas is the sixth most populated county in Florida, yet we are only selling around 800 properties a month. Many second-home buyers are included in the 800. The best state to live in just keeps drawing more and more residents, full or parttime. Demand will ensure prices continue to rise faster than inflation. The typical buyer, full-time or parttime, wants a move-in-ready home with no hassles - no updates, no repairs. Investors will buy a property in need of love to update and sell for a profit. If a house isn't selling quickly, either the agent promised more than they can deliver, or the seller is demanding
a price that the market will not pay. Many homes need updates but are priced as if the work has already been done. When a for-sale sign remains in front of a property for an extended period, the reason is usually price or condition. We have far more buyers than we have properties that match their needs. Any property in good condition and priced near market value sells quickly. Due to the shortage of properties listed for sale, we can scan new listings or price reductions in an hour or less per day. We do our best to match the buyers with a home that will suit their needs. Our most successful approach is to show a property to a buyer who has expressed no interest in it but has described many of the needs this property fulfills. We don't simply think of our-
selves as agents buying or selling properties. We believe our job is to solve problems for both buyers and sellers. We offer a free evaluation to anyone considering selling - all you must do is ask. The full version of the Roe Report goes out quarterly with prices and inventory broken down by price point. For a copy, send me an email with Roe Report in the subject line. Roe Rentals needs properties since
we have far more opportunities than we can fill. Call 727-456-8911 for information. My staff and agents are highly qualified, which allows me to help those who need it. The Roe Report
T
he media reports 1,000 people a day move to Florida. The actual number is closer to 257,000 a year, or just over 1,000 per weekday. Pinellas is the sixth most populated county in Florida, yet we are only selling around 800 properties a month. Many second-home buyers are included in the 800. The best state to live in just keeps drawing more and more residents, full or part-time. Demand will ensure prices continue to rise faster than inflation. The typical buyer, full-time or parttime, wants a move-in-ready home with no hassles - no updates, no repairs. Investors will buy a property in need of love to update and sell for a profit. If a house isn't selling quickly, either the agent promised more than they can deliver, or the seller is demanding a price that the market will not pay.
We don't simply think of ourselves as agents buying or selling properties. We believe our job is to
REBEKAH Z. MOOREHEAD AND CLIFF ROE
solve problems for both buyers and sellers. We offer a free evaluation to anyone considering selling - all you must do is ask. The full version of the Roe Report goes out quarterly with prices and inventory broken down by price point. For a copy, send me an email with Roe Report in the subject line. Roe Rentals needs properties since we have far more opportunities than we can fill. Call 727-456-8911 for information. My staff and agents are highly qualified, which allows me to help those who need it. Just give me (727-6447209) or Rebekah (727-385-5233) a call and schedule a time. Or, you can email me at Cliff@Roe-Realty.com. Sincerely,
