BeachTran looking to relieve traffic woes with aerial transit By Jason Coffman
T
he ongoing fight against parking and traffic problems in Pinellas County, and in particular, Clearwater Beach, might be getting some high-tech help in the form of elevated gondola travel. Clearwater resident Tom Nocera is ready to move forward with his BeachTran company, which hopes to implement a monorail route between Clearwater Beach and downtown Clearwater by the end of next year. BeachTran features new technology put forth by a company called skyTran that utilizes two-to-four passenger elevated cars that are propelled using passive magnetic levitation. This form of transportation is not currently in use yet, although there are also plans for it in Abu Dhabi and Tel Aviv. The private vehicles would glide above the existing roadways, travelling at a speed of around 40 to 50 miles per hour. The cars would arrive and depart from a central terminal. This proposal comes with an estimated cost of $40 million, with individual
In Brief Deadline for free disposal of used sandbags is nearing ST. PETERSBURG - After distributing more than 445,400 sandbags in preparation for Hurricane Irma, Pinellas County is asking residents to dispose of sandbags that have come in contact with floodwaters at the Pinellas County Solid Waste Disposal Facility, free of charge, by 6 p.m. on Jan. 6. After Jan. 6, the standard disposal rate of $37.50 per ton will apply. The sand brought to Solid Waste will be stockpiled, tested and analyzed. All non-contaminated sand will be recovered and reused for future county projects and sandbag issuance. Residents are encouraged to keep sandbags that have not come in contact with floodwaters and store them for

ities all over Tampa Bay and beyond are looking for ways to cut down on traffic flow and parking issues, and soon, in St. Petersburg, there will be an app for that. The city of St. Petersburg has partnered with a company called Streetline to launch a mobile app called Parker that will allow drivers in the Edge District and other downtown areas to be able to find available on-street parking spaces in real time, as well as the locations of parking garages and other parking lots. “We have available parking downtown, but it’s just not always available right where people want to park,” said Evan Mory, director of Transportation and Parking Management. “We feel like this will really help with that perception issue.” Parker will provide turn-by-turn route navigation to automatically direct motorists to open parking spaces near their destination. According to city officials, the app’s accuracy is about 90 percent. Downtown businesses can also link to
In Brief Clearwater resident arrested for running prostitution out of house CLEARWATER - Clearwater Police recently arrested William Schatz, 52, for deriving proceeds from prostitution and renting space in his home to be used for prostitution. According to police, Schatz rented space in his home on Johns Parkway to two women for $100 a week each. The women then used the residence as a meeting place William Schatz PCSO for prostitution. The Florida Department of Transportation (FDOT) has completed the first year of its two-year corridor planning study along Alternate U.S. 19, stretching from Park Street North in Seminole and ending at the Pinellas/Pasco county line. The goal of the study is to develop roadway improvements relating to traffic capacity and operations, safety, access and egress, freight movements, transit and bicycle and pedestrian movements.

fter public hearings were held last month to discuss the project, plans for a massive proposed overhaul of the Howard Frankland Bridge are moving right along. The gist of the plan involves demolishing the current northbound span of the bridge, which was built in 1960, and replacing it with a new eight-lane bridge that will accommodate four regular southbound lanes and four express toll lanes--two southbound and two northbound--as well as bike and pedestrian lanes. The current southbound span will be converted to northbound lanes. The new bridge will also be able to handle light rail in the future, should that become a reality, as well as selfdriving cars, once that technology
becomes more prevalent. "These changes improve the previous design proposed for the Howard Frankland Bridge and they incorporate feedback from the community and local partners related to safety, transit, bicycle and pedestrian options, and future transportation needs,” said David Gwynn, FDOT District Seven Secretary, in a press release. Contruction on the bridge is expected to start in 2020, at an estimated cost of $750 million. Officials say there should be minimal impact on traffic during construction of the new bridge, as both the current north and southbound spans will remain open until the new bridge is finished. According to FDOT, the Howard Frankland is by far the most traveled of the bay area bridges, carrying an aver-

age of 139,000 vehicles per day across Tampa Bay. Gwynn also recently talked to Pinellas County commissioners about a couple of other major projects currently underway in the county, namely the Gateway Expressway, which is ramping up for the meat of its construction phase as we speak, with completion taking roughly three years. The Gateway Expressway will be a new $554 million elevated toll road that stretches from the Bayside Bridge and U.S. 19 to I-275, along with express lanes along the median of I-275 from
south of Gandy Boulevard to the Howard Frankland Bridge. Officials are also preserving non-toll options for motorists. Gwynn also referenced the widening of Ulmerton Road in the Gateway area, which “should be” completed by this spring, as well as planned projects for a 15-mile portion of Gulf Boulevard from Indian Rocks Beach to St. Pete Beach. am not going to lie. Thai Coconut is probably not located in the best place in the world. It's not a rough area, but let's just say it's not in the heart of the dining district. But the crazy thing is, it doesn't matter, because this Thai restaurant has won so many awards, the owner, Eddie Punyahotra, has said he doesn't have room on his walls to put them. That is success, my friends. Located on the fringe of Clearwater and Largo on Missouri Avenue, Thai Coconut's customers come from all over Pinellas County and beyond to dine at what could very well be the best Thai restaurant in the entire Tampa Bay area. Of course, when I go, I always order the Red Curry, which is to-die-for, but on a recent trip, I had both duck and seafood. Oh my gosh, people. It's crazy good.

he major factors pushing up home prices are rents, interest rates and a population explosion. Interest rates near alltime lows are obvious. Having 1,000 people a day move to Florida is also known to most people. But, rental rates, why? Many of you have read or heard of Robert Kiyosaki's Rich Dad, Poor Dad, describing how one dad bought property and saw his wealth and income grow, allowing him to afford a comfortable retirement versus the other dad who invested his savings in CDs and tax certificates. The point was that wealth can be created with rental housing by paying down the loan using someone else's money, earning rental income and appreciation.

Each price level declined chasing a buyer. During the 2007-2010 period, we saw small investors buy the bargain homes and convert them to rentals. Then Wall Street jumped in, forming hedge funds that bought in bulk. Wall Street only bought three bedroom/two bath homes in good school districts. The small investors who found the holes in the market continued to invest. With the current shortage of opportunities, the small investors are buying anything that will pay for itself, pushing up the property values in all of Florida.
If you have been reading the Roe Report for the past four years, you have read about the value pyramid. At the top, we have the most valuable properties with the lowest number of buyers. At the base, we the highest number of properties with the largest pool of buyers/investors. As the lower level appreciates in value, it pushes prices up in the level just above it.
