Cleveland Street gets some love By Scott Lancaster
I
n its bid to make downtown Clearwater more attractive to visitors, the city is finally moving forward to revitalize a crucial gateway area after years of neglect. Cleveland Street, including the triangle intersection with Gulf-to-Bay Boulevard that has served as an unwelcoming entrance to the downtown area, is slated to receive a $6.5 million overhaul in the coming months. The bulk of the funds to pay for the project will come from the $6 million Penny for Pinellas funds the city already has earmarked for the construction. The city paid achitechural consultant Frank Bellomo a sum of $25,000 to come up with a plan to beautify the area and make it more people-friendly. His plan calls for the addition of bike lanes and pedestrian crossings and extensive landscaping. But the biggest components of the plan involve the construction of a festival site at the Cleveland Street and Gulf-to-Bay intersection, as well as the narrowing of
a section of the roadway from four lanes down to two.
The project mimics the ongoing “Imagine Clearwater” plan the city has for the downtown waterfront district, both of which have the goal of making the downtown area more vibrant and welcoming to residents, visitors and businesses. The Clearwater City Council also agreed to shell out $50,000 to a consultant group that will be tasked wih finding a location near downtown to install a public “mercado,” an open-air market and event venue.

State of the City: Seminole is booming By Jason Coffman
S
eminole Mayor Leslie Waters only had good things to say at her recent State of the City address to city council members. According to Waters, in the past several years, the city has experienced an abundance of positive growth and redevelopment, particularly with the ongoing construction of the city’s shining focal point, the Seminole City Center, located at Park Boulevard and 113th Street N. The outdoor mall, which replaced the aging and mostly vacant Seminole Mall, has drawn several unique retailers to area, from the Earth Fare organic supermarket to the new upscale movie theatre, Studio Movie Grill, the first of its kind in Pinellas County. As part of the continuing development in the city, Waters also mentioned the extensive construction of the Bay Pines retail plaza that houses one of the largest

Walmarts in the state, as well as an apartment complex and a townhome community. Also mentioned were the redevelopment of the Twin Oaks Plaza at Park and Seminole Boulevard, the construction of two Starbucks coffee shops, a Wawa gas station and the Culvers Restaurant on the lake on Park Boulevard. Waters also touted the completion of the city’s new community center and the nearcompletion of the new Fire Station 32, but stressed that nothing could be accomplished without the hard-working people who contribute to the city in all sorts of ways. In other news, the city council jumped on the bandwagon with many other Florida municipalities and counties, including Largo, and imposed a moratorium on medical marijuana facilities in the city until at least July 3.

St. Pete launches bike share program
By Daniel Holloway
F
irst the Cross-Bay Ferry, now a bike share program. The city of St. Petersburg recently launched a shareable bicycle program throughout
the city. The initial trial phase, part of the Coast Bike Share program, was launched in November, with 100 bikes that were housed at 10 “hubs” around downtown. Those first hubs were stationed along St. Pete’s waterfront district and along Central Avenue. According to Coast Bike Share, in the three months since the trial program was launched, over 12,000 miles were ridden by bike share users. Based on the success of the original 10 bike hubs in downtown St. Petersburg, the city decided to go ahead and expand the service with a stable of 300 bikes housed at 30 hubs in the downtown area. City planners hope that users of the
bike share program will use it in conjunction with the Cross-Bay Ferry service to downtown Tampa. The city of Tampa also participates in the same bike share program. The director of Coast Bike Share, Eric Trull, says the Tampa chapter has over 25,000 members after less than two years in service. Many feel St. Petersburg will have even more participants, although not everyone was thrilled at the $1.5 million expenditure by the city to purchase the bikes and create the necessary infrastructure. Some city council members opined that the money could have been better spent elsewhere, but Evan Mory, the city’s director for transportation, is confident the investment will pay off. We all know nothing good in life is free, but according to the Coast Bike Share website, riders can choose from a variety of payment and usage tiers to suit their needs.
The company offers a pay-as-you-go option for casual users for $8 an hour. There’s also a $15 monthly membership, which comes with 60 minutes of daily ride time. The company also offers an annual
membership for $79, and an annual student membership for $59. Both of these include an hour of daily ride time. Coast Bike Share says their service is designed for short trips around town, typically between one and three miles.

ouch potatoes, rejoice! McDonald’s, the far-reaching fast-food chain with over 14,000 restaurants in the United States alone, will be offering delivery service at 200 of its restaurants through a pilot partnership with UberEATS. Thirty of the 200 participating restaurants are located in Pinellas and Hillsborough counties. Outlets in Orlando and Miami are the other Florida markets included in the test program. “We are excited to bring a new level of convenience and personalization to our customers in Florida through this test with UberEATS,” said Pam Williams, McDonald’s USA’s director of growth platforms. “A growing number of people are using UberEATS today to get their favorite foods, making them an ideal partner for McDonald’s.” People within the delivery areas served by the 30 Pinellas and Hillsborough McDonald’s restaurants can place their orders online at www.UberEATS.com or via the compa-
In Brief Going out of business, or a marketing ploy? LARGO - This time, the owner of Royalty Fine Jewelers at the Largo Mall, located at 10500 Ulmerton Rd., claims they are really going out of business. According to Peter Hsu, UberEATS Florida general manager, people search for McDonald’s within the app almost daily, so the time is right to launch the test program. Pinellas Scene will be following up to see if the store does close, as owner stated, at the end March or if this is a ploy to draw more customers. St. Pete approves ADA plan ST. In Brief Pelicans released, scientists investigating cause of bird illness ST. PETERSBURG - Following two weeks of care and rehab, seven brown pelicans have been released back into their native habitat – near the rookery at Snell Isle in the waters of Coffee Pot Bayou. Almost 70 birds were found sick or dead near the site of a fish kill last month in a retention pond near
Riviera Bay, located close to the pelican’s breeding colony at Snell Isle. Scientists with the Florida Fish and Wildlife Conservation Commission and Arcadis, an independent firm hired by the city, continue to investigate the cause of the bird and fish kills. So far, no specific reason has been found. It’s prison for Largo meth dealer LARGO - A Largo man was sentenced to almost 13 years in federal prison for dealing methamphetamine in Pinellas County. According to the FBI investigation, 40-year-old Zhenya Bulgakov was arrested in April 2016 after police discovered $113,000 in cash and 360 grams of 99 percent pure meth in his vehicle during a routine traffic stop in Clearwater Beach. The investigation showed that Bulgakov had previously distributed over 14 pounds of meth in the area and planned to sell more.

DINING FEATURE
Cork N Brew Bistro: More bragging rights for Clearwater Beach
F
or most of us living on the beach, we tend to stay away from Clearwater Beach, in the past partly because of its reputation for drawing a young and rowdy crowd, but those times have changed. Clearwater Beach has recently become the destination for young professionals and those of us a step behind, who still enjoy going out for a cold drink or a glass of wine and an awesome dinner. The Sand Pearl and the new Opal Sands Resort are only a couple examples of developers and business owners choosing Clearwater Beach as a place to set up shop in hopes of drawing a more professional audience. The latest to join forces with the likes of the Sand Pearl and Opal Sands is Cork N Brew Bistro. Although Cork N Brew is not a new restaurant and bar, it does have a new owner, Shane Bittaker, who brings decades of culinary talent along with a new vibrant and casual atmosphere to target those same professionals, but at a much better price and more intimate atmosphere.
Cork N Brew not only has one of the more inviting outside patios but also an extremely cozy dining area, tailored with high-top booths. You have to see it to know what I mean. On my most recent visit I nestled in to one of the high-top booths and was quick to order one of their tasty craft beers. By the way, Cork N Brew has over 20 beers on tap. Yes, I know, a beer lover's dream. In addition to the great selection of craft beers, Cork N Brew is well known for its lava rock items, a rare cooking method offering healthy dining, as no fat or oil is used in the preparation. A lava rock is heated to 824°F (460°C), and the selected entree is served raw, allowing diners to cook the proteins to their own desired degree of doneness. It is also served with a variety of delectable dipping sauces to enhance the flavor of the meal. The best way to describe it would be sort of like the Melting Pot but not nearly as much work. It's a lot easier and more fun.
Cork N Brew Bistro 524 Mandalay Ave. Clearwater Beach 727-239-0833 On this particular evening, I chose to go with the Jumbo Sea Scallops Siracha Aoli, with Sake Soy and Spicy Thai Chili. OMG. Out of this freaking world.
I also ordered the Black Truffle Margarita pizza, which was to-die-for. It was amazing. Some of the other items on the menu include Filet Mignon Bearnaise Aoli with Spicy Thai Chili and Horseradish Cream; Surf & Turf Filet Mignon with your choice of Sea Scallops or
Tuna, served with Horseradish Cream, Ponzu and Spicy Thai Chili; Lamb Tenderloin Bearnaise Aoli; Cuban Flatbread Mojo with Roasted Pork, Sweet Cured Ham, Salami, Havarti, Pickle and creamy Mustard Sauce for only $9.95; and much more. The best thing to do is go to corknbrew.com and check it out. But truthfully, you really owe it to yourself to just go there with a friend, business partner, loved one. Hey, let's not forget Valentine's Day is coming up. Book early. Currently, Cork N Brew is open in the evening with plans to open for lunch as early as February. By the way, the parking situation does look deceiving, but there is no shortage of it behind the business and across the street. Truthfully, Cork N Brew is becoming the go to place for happy hour for the who's who of the beaches. And even guys like me. Yes, it is that cool. See you there!

MUSIC Man At Work: Colin Hay at the Capitol Theatre By Daniel Holloway
C
olin Hay is familar to millions of people as the frontman of the Australian band Men at Work, with several hits in the early 1980s, including “Down Under,” “Overkill,” and “Who Can It Be Now?” Born in Scotland, Hay emigrated to Australia with his family at the age of 14. It was there that Hay met Ron Strykert in 1978. The men began playing acoustic music as a duo, forming the core of the band Men at Work, with Hay on vocals, guitar and keyboards, and Strykert on guitar, vocals and bass guitar. They added Jerry Speiser (drums), John Rees (bass guitar and backing vocals) and Greg Ham (flute, saxophone, keyboards, vocals) to eventually round out the band. The group released their debut album Business as Usual in 1981 and attained much commercial success before breaking up in 1985. Since then, Hay has reinvented himself as a solo artist, regularly selling out theaters across the U.S. and around the world and introducing himself to a new generation of fans in the process.
“I started off playing acoustic; it’s my natural game, if you will. It’s the point I started from and may well be the point I end with. It’s always what I return to.” ~ Colin Hay
Since moving to Los Angeles in 1989, Hay has kept busy in the music world. The frequent use of his music in TV and film has proven the timeless appeal of his songs. Hay has also released 11 critically-acclaimed solo albums, including the highly successful Man at Work, and last year, he released his most recent album, Next Year People.
Colin Hay will return to the Capitol Theatre on Feb. 19, with tickets on sale for $29.50, $39.50 and $49.50. The Capitol Theatre is located at 405 Cleveland St. in downtown Clearwater. For more information, visit www.atthecap.com or call the box office at 727791-7400.

The Roe Report By Cliff Roe Broker/Owner Roe Realty
S
ince 2005, I have offered my views on the status of our local real estate market. I have also presented my forecast and my rationale. I am proud to say I have been much more accurate than the media. This year should be a banner year for real estate. Mortgage rates are going up. People tend to buy when interest rates are rising to beat the next increase. People wait when rates are falling, hoping to capture the bottom. This is very bullish for real estate. The government has been selling non-performing loans to investors at a deep discount, always the same investors (Goldman Saks, etc.). Fannie Mae and Freddie Mac will be going private, putting an end to the discounted sales. This is very bullish for real estate.
real estate prices to increase 5-7 percent. Retirees will benefit from higher interest rates, giving them more money to spend. Florida will return to a pattern of rapid population growth, and housing prices will keep pace with or exceed the national average. Our younger generations, who have only seen wars, stock market crashes and a housing bubble, will notice the value of home ownership and return to the market. This is very bullish for real estate.
M
y conclusion is a better and more stable real estate market for several years to come. At Roe Rentals, we have already seen an increase in investor interest toward owning rental property. We are averaging 45 days to contract and 102 percent of asking price due to having more buyers than

A fresh approach to real estate
Buying or selling a home? In 2016, Florida saw an 8.1 percent increase in home prices. Unit sales declined largely due to shrinking inventory, which helped push prices up. Very bullish for anyone wanting to sell real estate. I'm predicting inflation in the area of 2-3 percent annually. This will enable

eal estate has historically been the safest way to leverage debt and build equity, and that stability combined with the above factors will make 2017 an excellent year in real estate.
