CHARLES W. OSBORNE HOUSE East Hampton. In 1840, Samuel Morse patents the telegraph, Harrison was elected the 9th U.S. President and American explorer Charles Wilkes identifies Antarctica as a new continent. I didn’t see law school in my future as an adult for a long time, but I think a law degree is the best education.You can do anything with a law degree. The way a lawyer’s mind is trained allows him to deal with any problem based on any unique set of facts and no fact pattern is the same. I am a real estate junkie so I was one of the few people who went to law school knowing the type of law I would practice. I invested my Bar Mitzvah money in land! B U S Y FA L L S E A S O N P R E D I C T E D As the summer winds down, a slow down is nowhere in sight for the real estate market in the Hamptons.With interest rates low, prices increasing, and even some bidding wars, the fall season is predicted to be very busy in the Hamptons! Tim Davis of The Corcoran Group observes, “We have been unusually busy with sales in June, July, and August.” He remarks, “In general the market is active across the board. There are some excellent re-sale buying opportunities above $10M and below $20M for inland non-waterfront properties.” He notes,“The majority of our buyers come from the Tri-State Area, however this year there is interest from the West Coast, Europe and even the Middle East.” Tim reflects, “New inventory often comes on the market during August setting the tone for our fall selling season. September is generally the quieter month. October is traditionally the kick-off to the fall selling season.” Judi Desiderio of Town & Country Real Estate exclaims,“2014 has been the busiest sales market we have had since the great recession. The price range of $5M-$9.99M shot up a staggering 92%!” She observes, “Overall it’s a balanced market with certain segments tipping towards a seller’s market.” She comments, “Pricing is always driven by inventory so sellers should first know their competition.” She notes, “Most buyers are

coming from NYC.” Judi predicts, “If activity continues at its current pace we should have the best fall in six years.” Martha Gundersen of Brown Harris Stevens remarks,“The market has been very busy especially South of the Highway in Amagansett (Lanes), Bridgehampton, and Sagaponack, Southampton Village, and anywhere near the ocean.” She observes, “The market has turned higher and the inventory has been sold through in some areas.” She notes, “Buyers are coming mostly from NYC and New Jersey, with some foreign buyers from London, Australia, and Russia. Additionally spec building is back.” Martha reflects, “Interest rates are still low and there are few places like this in the world where you can enjoy family and friends in a beautiful area with lots to do and great places to eat.” Terry Cohen of Saunders & Associates observes, “The market has been very active, particularly the very high-end trophy properties, value properties that builders can buy (either north or south) and new construction under $6M.” She remarks, “In certain segments it’s a seller’s market where supply is less than demand, especially properties with large acreage, waterfront, waterviews or farm vistas.” She sees “prices on land value properties escalating.” She notes, “Most of my buyers are still New York based with New Jersey and Connecticut trending up.”Terry predicts,

People are feeling confident and sales are happening.” She is “starting to see a lot of activity in the $5M-$20M price range.” She believes, “In general the market is balanced, but a really good value or special property will sell at a premium and sometimes in a competing bid situation.” She adds, “With all the activity, prices have gone up.” She notes, “Most buyers are from the NYC metro area.” Pat hopes “the busy summer will continue through the fall.”

Ginger Thoerner of The Corcoran Group observes, “The market has been robust.” She exclaims “I haven’t seen such a busy July and August since I started in the business ten years ago.” She remarks, “The low end seems to be highly busy right now, but unique properties – either good design, waterfront location, or shrewdly priced – are moving quickly across all price points, with a lull in the $8M-$15M range inland.” She reflects, “For these unique or properly positioned properties, the prices have been exceeding expectation.There have been several full priced sales and bidding war situations which yielded higher than dreamed of prices.” Ginger predicts, “If things continue at this pace, the fall is sure to be busy.”

Htun Han of Hamptons Realty Group notes, “The market activity this summer has held steady, with the most active segment being firsthomes under $750K and new homes from $2M and up.” He observes, “With inventory getting reduced and the market picking up, it’s inevitable that sellers are getting into the driver’s seat, if not actually in it already.” He remarks,“Prices have been holding steady so far in most market areas, the notable exception being the Lanes of Amagansett and South of the Highway, where prices are rising noticeably and, in some cases, quite dramatically.” Htun is “very positive and optimistic about the fall season.

It first sold in one transaction in December of 2013 for $75 million. In less than 3 months it was back on the market, selling again in July 2014 in several transactions, for a total of $81,250,000.Tim was not only the coexclusive listing agent, but he was also the selling agent first, for the entire transaction in 2013 (the house and four parcels) and two of the 2014 transactions (including the house and one parcel). It’s a design truism that a little bit of color goes a long way.Three industry pros share tips for how to employ it with care. James McAdam, a designer based in East Hampton, New York City, and the Hudson Valley: “Our customers tend to go for greys and earth tones, so as a counterpoint, I encourage them to use accent pieces in contrasting colors. If you have neutral-colored walls, bring in an interesting flat-weave rug in teal or blue or coral, and you’re practically home-free on the color front. Or you could add some great colored throw pillows. Some of the most popular items at the shop are pillows by the amazing Judy Ross, which we were very lucky to get. Ross has an incredible eye for design and texture, and two or three of her pillows can really pull a room together, turn it into a finished space. Another fantastic resource for color is the Dunes and Duchess design team. They design and fabricate lacquered candelabras, tables, sconces, and lamps in bright colors. And if you’re on a budget, soft cotton throws from India are a fast way to dress up a neutral sofa.”

I also like a shiny lacquer blue for its skylike ethereal quality. Sometimes I’ll choose a wall paper with a lacquer finish. I just covered the walls of a library with a faux snakeskin wallpaper that I tinted in multiple shades of spruce-green--a medium-bodied color that looks great at night. “To add a quick burst of color, I’m big on throw pillows, which I swap out with the seasons. In the summer, pops of red create an inviting feeling and I love the warmth of tartan plaids and navy blues in the winter. If yellow is the dominant color in a living room, you could enhance it with a splash of purple. Similarly, if you have beige walls and white couch, you could accent the room with turquoise pillows. If you paint your house white, you can paint the shutters Federal blue. My favorite color combination is lime green and turquoise. Steve Pryzby of Farrell Building Company reflects that prime properties (south of the highway) are seeing significant price increases as land becomes less available. Large lots are harder to find so the one-acre building lot with a 5500-6000 sq. ft. house with a pool and spa is starting to dominate sales. Classic gables are still popular but more custom built modern designed homes around oceanfront communities are also the trend. He remarks, as opposed to renovation, new construction is a simpler process and a better investment that can be customized around one’s personal lifestyle. Trends in new homes in the Hamptons are first floor masters (in addition to second floor masters), more emphasis in the outdoor living spaces (outdoor fire pits, kitchens, and screened porches), and an average of 5500-6000 sq. ft. living space as opposed to the mansions prior to 2008. Steve observes, “Building is booming with many new projects and faces on the landscape.” Michael Crocitto of East End Building Company believes custom homes tailored to each individual’s tastes and needs are in great demand in the Hamptons whether for entertaining or for family centered activities or both. Green homes are always desired for their energy efficiency. Also homes that combine modern design with historical and traditional architecture are sought after. He observes there is an increase in contemporary and modern designs, but the most popular designs are still the classic gable roof and gambrel designs. Customization, energy

For traditional homes, there is much more detail with higher-end finishes. A majority of homebuyers in the Hamptons

are interested in new construction. They prefer to buy a piece of land or a “tear-down” and create a customized home that reflects their individual lifestyles and tastes. Phil observes, “Hamptons building is definitely on an upswing. There’s a lot of building going on with new construction and major renovations. Artists have been drawn to the Hamptons for more than a century, lured by the pastoral vistas, endless seascapes and the shimmering light reflected off the surrounding ocean and bays. Inheriting the proverbial paintbrush from such venerable predecessors as William Merritt Chase, Willem de Kooning and Jackson Pollack, a new generation of artists has risen up to express a contemporary sensibility of life amid the potato fields and hedgerows. Here are five to watch: Steve Miller. With 36 solo shows around the world and his work in many collections including Beth Rudin DeWoody’s and Amy and Ronald Guttman’s, Steve Miller is a prolific artist with a celebrated oeuvre behind him. While making his headquarters in a Tribeca loft (formerly that of East End artist Jack Youngerman) and a Sagaponack potato barn (formerly the studio of Frank Stella), these days the environmentally conscious artist spends time in Brazil where he is giving Mother Earth “a medical checkup” by diagnosing the Amazon rainforest,“the lungs of the planet.” Like a botanist collects specimens, he collects images -- actual x-rays of jungle creatures from alligators to orchids -- and transfers them onto mediums from cotton rag to colored glass to surfboards. To further make his point about the global compromise of wildlife, he often layers

over these with satellite images of the Amazon River basin, replete with the alarming “fish bone” pattern of land clearing. Christine Matthäi. A fine art photographer who makes her home on Shelter Island, Christine Matthäi pays tribute to the raw natural beauty of the East End. The sea is ever present in her work. In her latest pieces she explores the emergence of life and light from the darkness of the sea depths and – suggesting the shapes of human bodies—or are they really delphinidae?—as they surface in ethereal shifting shadows. Using a computer, she layers several photos atop each other to create her mysterious images. “The symbol of water represents our subconscious, that which lies beneath the surface, our limitless divine nature,” she writes. She is represented by the Monika Olko Gallery in Sag Harbor. Christa Maiwald. A former painter and sculptor, Christa Maiwald has embraced embroidery as her medium of choice in her continuing quest to confront social issues. “It’s such a domestic thing to do,” she says, “so when I take themes like violence it makes a stronger statement.” According to a review in the Huffington Post of her recent show at Guild Hall: “Maiwald’s embroidery is not your grandmother’s.” In her collection, Servitude, she embroidered 16 miniature maid’s uniforms


with portraits of such employers as Thomas Jefferson and Martha Stewart, known for abusing their help. Grant Haffner. A member of what some have called the “Bonac School,” Grant Haffner’s moody acrylic paintings reflect the country roads, flat landscapes and bodies of water he sees as he travels the South Fork roadways in his pickup truck. His signature motif of slightly exaggerated utility poles with power lines represent to him the area’s “fleeting landscape.” Despite his local roots, he dreams of one day driving cross country while documenting his journey through paintings. Sue Heatley. Printmaker Sue Heatley makes editioned prints as well as unique works on paper that incorporate printmaking methods, collage and brushwork. Her charming and colorful patterns are rooted in nature “like wind or currents or waves,” she says. Printed on sedishu, a delicate Japanese paper, her works are “vaguely reminiscent of Matisse cutouts or Prada dresses,” according to Vogue. Her latest works are mixed media compositions whose vivid hues are influenced by the intense color she has encountered in India. She is represented by The Drawing Room in East Hampton.

Out west in hot dry climes, say Los Angeles or Santa Fe, indoor rooms moved outdoors a while ago. It’s only very recently that Hamptons’ homes have joined the bandwagon, starting with outdoor living rooms and culminating with outside kitchens. “Having either an outdoor breakfast bar, built-in grill or full built-in kitchen is important for the whole Hamptons outdoor lifestyle,” says Gary DePersia, a broker with Corcoran. “What happens outside the house is equal if not more important than indoors.” We’re not talking about kitchens in pool houses, though there are plenty of those. We’re referring to fully exposed, open to the elements cooking areas worthy of a five star chef. With or without the added ambience of a fireplace. Builder Jeffrey Colle recently built an outdoor kitchen that “is more elaborate than most indoor kitchens.” It features grills, burners, warming drawers, refrigerator drawers, wine cooler, deep fryer, and pizza oven. “We put outdoor kitchens in all our spec houses,” says Al Giaquinto of Plum Builders. As for his custom houses, most clients ask for them too. The builder calls them “summer kitchens,” but makes sure he positions them “in a convenient area for wintertime use” as well since so many residents spend time in their houses year round. “I make sure there’s good lighting because in winter it gets dark early. “Outdoor kitchens are the hottest new home accessory,” says Douglas Elliman broker Lori Barbaria. “Everyone loves them.” And they are “an asset to selling homes.”

When Suzanne Caldwell of Southampton’s Design House designs an outdoor kitchen, material considerations come into play. Often, she says, the structures that house appliances are stone while cabinets are stainless steel rather than the more erosion-prone wood. In a recent kitchen she matched the slate floor with a slate counter both for looks and the fact that “you don’t have to worry about it.” Another consideration is an easily cleanable surface. Giaquinto prefers stainless steel or a synthetic stone such as Caesarstone, which he says is “easy to keep sanitary.” When it comes to appliances the top of the line is Kalamazoo Outdoor Gourmet, an expensive brand Giaquinto recommends but will only put in clients’ houses if their budgets allow.The company’s Hybrid Fire Grill was dubbed “the Rolls Royce of barbecue grills” by Forbes. It is the only grill that allows outdoor cooks to combine wood, (for flavor), charcoal (for intense heat) and gas (for convenience) and ranges in price from $10,495 to $21,195. Kalamazoo also makes an Artisan Fire Pizza Oven ($6,795) that is touted to “bake a Neapolitan-style pie in less than 3 minutes.” Bridgehampton power couple, Alison and Andy Brod, make use of a back-deck pizza oven for their well-attended pizza parties for A-listers from Donny Deutsch to Katie Lee. Hollywood producer Sandy Gallin, whose Further Lane house is on the market for $24.5 million, also loves to entertain. Unlike some kitchens that are part of the flow of the house, his is off the indoor kitchen and hidden behind foliage. But it sure comes in handy when he gives his famous dinner parties at an outdoor dining table that seats 120 guests.

Ornamental grasses are about as close to care-free as garden plants get. They’re terrific additions to East End landscapes for a number of reasons. And late summer and autumn is their time to shine. Why grow them? Grasses bring texture, movement and music to gardens (their swishing and swaying in the breeze is soothing to both eyes and ears). They are attractive from spring through fall, and not many plants can claim that. Their look suits the informal, easy style that works so well in many gardens in this part of the world. And they offer a host of design possibilities—grasses are available in a range of plant heights and blade widths. They aren’t just boring plain green, either. Grasses come in many shades, from classic crayon-box green to chartreuse to bluish and silvery blue-gray green. There are grasses striped or banded in silver, cream or gold. Their leaf blades can range from an inch wide to narrow and needlelike. At this time of year ornamental grasses “bloom.” They don’t produce flowers in the flower-garden sense, but their seed panicles may be shimmering copper, golden, tan, beige, creamy white or even dramatic black. They may look like fans, tassels, bristly bottlebrushes, soft plumes or delicate clouds of tiny seeds. 88

In addition to their visual attributes, ornamental grasses are ridiculously easy to grow.They don’t need much fertilizing or watering. Grasses hold up well in salty air, and they can tolerate a fair amount of wind, making them especially useful here. You don’t need to deadhead old flowers or prune the plants—just cut them back within a few inches of the ground once a year, in late fall or in early spring before the new growth emerges. Best of all, from a gardener’s perspective: deer don’t eat them…at least not yet. Using Grasses in the Landscape Ornamental grasses can play a variety of roles in the landscape. They look terrific near water—alongside a garden pool or swimming pool, forexample. They combine beautifully with perennials in beds and borders. Tall types can screen a deck or patio, driveway, or property boundary. Or, they can serve as a backdrop for flowers in a garden. Small grasses, such as Pennisetum ‘Little Bunny” or grasslike sedges, can go into rock gardens or along the edge of a path.

Good Candidates To Consider Feather Reed Grass (Calamagrostis), such as the variety Karl Foerster, form an upright clump of arching green leaves about 2 feet high. The feathery seed plumes are pinkish or bronzy at first, then dry golden, finally aging to beige. A good vertical accent in a flower bed or border. Blue Lyme Grass (Elymus) is a beautiful blue-green color that is lovely with pinks and purples in the flower garden, or with silver foliage. It forms a clump of half-inch-wide leaves that can grow to 3 feet long but flop over for an overall height of about 2 feet. Miscanthus is probably the most widely grown of all. There are lots of cultivars in different heights and colorings, and they grow from 2 to 7 feet tall. The leaves can be narrow and needlelike to an inch wide, and come in plain green, edged or striped with creamy white, or banded with gold. Many miscanthus will spread, some vigorously, so consider installing edging strips around them, or planting them next to pavement, or in a large container.

Switchgrass (Panicum) is native to the prairies and is quite drought tolerant. It forms a clump of narrow bluish green leaves 3 to 6 feet tall depending on variety. In late summer the plants send out delicate, airy clouds of seed panicles on tall stems—they capture raindrops or dew and glisten in the sun to beautiful effect. Fountain grass (Pennisetum) has graceful, arching leaves and bottlebrush seedheads; most average around 2 feet in height. The most dramatic is Moudry, which has near-black seedheads. The very popular Pennisetum setaceum ‘Rubrum’ has purple-red leaves and seedheads that combine that purple-red with beige. It’s very pretty in pots or in the garden but alas, it’s an annual here and needs to be replanted every year.
