It’s hard to believe that Memorial Day and the start of the Hamptons busiest season is almost here. It was a long winter, so we are ready for some summer weather and fun. In this issue, our Hamptons MarketWatch report looks at current real estate trends, as seen through the eyes of some notable area brokers. Many of them are predicting that 2013 will see big gains in all price categories here in the Hamptons. Buyers are getting off the fence and jumping into the market as inventories continue to shrink. And the surf ’s always up in Montauk!”

This is particularly true in the Hamptons, where the long-awaited beach days have finally arrived. After a brutal winter beginning with Super Storm Sandy and ending with a blizzard named “Nemo,” the Hamptons have finally thawed out. With hyper Spring fever, the Hamptons rental and sales market has exploded, and buyers are becoming aware that

Sotheby’s International Realty says, “the market has been strengthening since 2012, and in 2013 there is greater activity in both rentals and sales. With less inventory available, the value of properties has increased.” Also, “ocean and bayfront properties are always favorites, with Remsenburg becoming more popular due to its close proximity to western Long Island and New York City.” She advises, “Now is the time to ‘jump into’ the real estate market and take advantage of great prices before being left with the hanging question, ‘why didn’t I buy then?” Enzo Morabito, of Douglas Elliman Real Estate says, “there was a huge surge in activity at the end of 2012, when buyers and sellers

That momentum continued into 2013 when buyers who were on the ‘fence’ jumped off, due to low mortgage rates and the realization that inventory was rapidly shrinking.” He says, “rentals out east have been through the roof this year.” And “waterfront in the Hamptons is always hot with 2013 shaping up to be a spectacular year.” Andrew Saunders, of Saunders Realty says, “2013 is the busiest market in many years, in every price range. Both rentals and sales are very strong as it is all about the supply and demand equation. Now there is a balance in supply and demand and things are orderly, with the high-end market getting tighter.

And investors are back in the market again.” He says, “there is a tremendous strength in Sagaponack South and Bridgehampton South. But the critical mass is at $1M and under, where there is much activity.”

Spring is a time when the gorgeous sandy beaches of the Hamptons lay beckoning. Those long summer days by the ocean or bay are like the ebb and flow of the tides, forever renewing the hopes and dreams of a glorious time spent in paradise. With the housing market surging back, now is the time to make those dreams a reality.

Steve Pryzby, of Farrell Building Company says, “the first quarter of 2013 was much stronger than the first quarter of 2012 in new home construction.” He observes, “banks are lending again and more construction sites are popping up. Last year at this time, only major builders were in the market, now there is a host of new builders. With more buyers and investors coming back into the market, custom homes and spec houses are being built again.” He says, “there is lots of activity just North of

Q: What inspired you to start your own agency? A: My son and I were on a class trip to Ellis Island, and on that trip I remember being so moved by the stories of our ancestors who came to this country. These families were starting over, and flourished by building their own businesses. After a life changing event in 2009, I knew that starting my own company would allow the flexibility and freedom to raise my two beautiful children on my own. Following my dream turned out to be the best decision I ever made. Q: How would you describe your selling style? A: My approach to selling real estate is twofold. First, I am of the school that it is important to know your product and to gain as much information and knowledge about each property in order to convey and represent it properly. Second, when working with customers/buyers - it’s all about the relationship. I ask a lot of questions in order to understand as best as possible their needs and wants for purchasing a home. Uncovering what they love about the area, what they like to do while they are here, and what their needs are in comfort and affordability. It makes me happy to think that most of my customers become my friends, whom I stay in touch with long after their move to the Hamptons. Q: What do you like to do for fun in the Hamptons - after selling real estate of course? A: Anything I can do with my family. Depending upon the season, 80

Q: What is the most challenging aspect of being a real estate agent? A: The most challenging aspect of selling real estate is keeping a transaction moving along from offer to closing. Sometimes there are so many obstacles along the way that getting to the closing table seems like a small miracle. But I have to admit, the more challenging the project, the more I enjoy it. Every transaction is different and we learn from each experience. Q: What sets Hamptons Realty Associates apart from the pack? Q: What is your design philosophy? A: “If something is worth doing, it’s worth doing well”. Its not hip to just spend money...Did i just say hip? Ha! You have to look for those hidden treasures that make your home YOU! Before starting my interior design firm in 2008, I spent many years in the fashion industry. I know what’s appealing to the eye. Q: What trends do you see for 2013? A: Trends. I think teenagers are trendy. Skinny jeans and Justin Bieber hair. Ok, seriously. Teal velvet! I confess. I’m in love with it. Upholster a window seat and boom! You are taking a nap in the clouds. Seriously, I hope that designing green will always be a trend. It needs to be a way of life. Every designer on this planet needs to consider the environment. Q: What was one of your more unusual design projects? A:So many to choose from. I would have to say my most unusual design project was installing glow in the dark tiles at the bottom of my clients pool in the shape of the family dog. Picture me hanging on a scaffold with a vest and safety cords attached to me. It looks incredible! Q: How do you find inspiration for your projects? A: It may sound bizarre, but there is a recording device inside my head, that never stops. I’m constantly researching and finding inspiration in every thing I see and read. I drive around and constantly photograph things. Sometimes I’ll even peek inside. Don’t tell. My biggest inspiration of all. People! I was just sitting in the airport and saw this woman’s blouse and thought, that would be a great wallpaper print. 82

Q: What is the most personally satisfying part of your work? A: Definitely the unveiling. When a project is complete and my client walks thru the door and cries. Hands down.Your home is your sanctuary. If I can guide you along that path then I have accomplished my goal. None of this is work to me. I’ve been driving my parents crazy since I was a kid. Every time they would walk into the house the living room would be rearranged. I live and breathe design. It’s what I do for fun. Q: What do you like to do for fun in the Hamptons? A: See above. I go to every open house possible. Always making notes and finding inspiration. I have my real estate license so I’m always quizzing myself on prices to see if I’m right. If they let us bring our little chihuahua Bentley we would be there every night. I just learned how to surf last summer. I’m not very good.
