Oh dear, another summer gone! But fret not, summer lovers, because autumn, the time of mellow fruitfulness, is possibly the best ever season in the Hamptons. What we’re hearing from agents is that while inventory is no longer at the rock bottom numbers seen in 2022, quality properties remain hard to find. Buyers need to pounce on whatever property suits their fancy as it may be quite a while before something similar pops onto the market. Highend construction is thriving in areas not typically seen as the traditional estate areas; as the cliché goes, they’re not making any more land!

HOLD ONTO YOUR RIDING HELMETS, FOLKS!

Back in 2015 and 2016, prominent real estate developer Ben Ashkenazy and his wife Debra assembled a 76-acre equestrian property in Water Mill’s horse country. They spent $27.6M on the four-parcel spread, which includes a lavish home by luxe builder Jeffrey Colle Now, the couple have put the property on the

market for a cool $125 million, which makes this the current most expensive listing in the Hamptons. Bespoke Real Estate has the exclusive listing.

The colossal estate includes creature comforts for both humans and equines. Part of it, Pinnacle Farm, boasts a 16-stall barn, 11 paddocks, and both indoor and outdoor riding arenas. It’s adjacent to a 184-acre agricultural preserve.

The 20,000 square foot house includes the usual creature comforts, like eight bedrooms, nine full and four half bathrooms, floors made from 700 year old French oak beams, nine antique French stone fireplaces, hand-carved stone bathtubs imported from Italy, and so on. Of course there’s also a huge pool, a pool house, a storage barn and a sunken tennis court. So, yeah: pretty nice! We’ll be very interested to see what happens with this one.

An interesting newly built property is in the

One current listing, represented by Patrick McLaughlin at Douglas Elliman Realty, is on Shelter Island. On 1.16 acres, the property is bolstered by a newly rebuilt 130’ bulkhead and also includes a private dock, boat ramp, and beach front.

Asking $5.25 million, the compound includes a main residence, with stunning views of Smith Cove and Sag Harbor, as well as a separate guest cottage. Between the buildings is an adorable small pond. Butterfly-shaped rooflines, invented in 1930 by Le Corbusier, have been setting hearts aflutter since 1930. One house, in the Northwest Woods of East Hampton, is now on the market, asking just under $3 million, has been brought to market by Kathy Konzet of Sotheby’s International Realty. The listing says the Butterfly House exemplifies “clean lines [and] open spaces with dramatic innovative spirit.” Owned by celebrity hairdresser Sally Hershberger, this remarkable Hamptons architectural gem is truly a unique find in today’s market.

There’s an interesting history to the property. The

previous residence, built in 1963 by Harry Bates, was architecturally notable. Known as the Gordon and Nina Wayler Bunshaft House, aka Travertine House, the property was left by the Bunshafts to the Museum of Modern Art, which sold it in 1995 to Martha Stewart. Yep, you remember correctly, this was the property over which Martha feuded for years with Harry Macklowe. Eventually it was sold to Donald and Bonnie Maharam, who described the house as “decrepit and largely beyond repair” and demolished it in 2004, after which the current residence was built.

This summer season feels like it has come and gone almost as fast as seven-time Hampton Classic Grand Prix champion McLain Ward gallops by on his prize-winning horses. Whew, what a fantastic couple of months to live and play out East!

BLAZING SADDLES

Whilst on the topic of high achievers, we are super happy to announce that former Southampton Village resident Mel Brooks is the subject of an upcoming two-part documentary, currently in production with HBO. Directed by Judd Apatow, the film will span the comedy icons seven-decade career in television and film.

Brooks, now 98 years old, is one of only 19 people in the world to have earned EGOT (Emmy, Grammy, Oscar and Tony) honors. He’s done so many incredible things during his lifetime, including directing three of the American Film Institute’s Top 100 Comedy Films — Blazing Saddles, The Producers and Young Frankenstein — and he’s still working today! His Spaceballs sequel, starring Josh Gad, is in pre-production with Amazon MGM Studios. What an amazing and rare treasure!

FRENCH FROLIC

If you’re a fan of fun, frothy and flirtatious comedies, then you’ve surely seen a series or two created by Darren Star. The East Hampton resident and Sex and the City and Younger creator is continuing to enjoy television gold with the release of the fourth season of Emily in Paris

The Netflix show, which stars Lily Collins, focuses on an American millennial who practically pole vaults

to success at a French public relations firm thanks to her mastery of social media. This season’s 10 episodes promise even more menage, a Michelin star and just maybe a baby to boot.

GOODBYE TO COBRA KAI

Say it ain’t so. We just hate to see Ralph Macchio and the rest of the senseis and students go after this final season of Cobra Kai, now airing the final 15 episodes through the series finale next year. It’s been so fun to see him reprise his Karate Kid role of Daniel LaRusso all these years later.

And though we’re already sad to see him go, the Montauk resident has at least one more “wax on, wax off” left in him. The as yet untitled Karate Kid Movie is in post-production and is expected to air in May of 2025 with Macchio, Jackie Chan, Ming Na Wen and Joshua Jackson in starring roles.

COMEBACK COMEDIES

After retiring from acting about a decade ago, East End habitue Cameron Diaz is set to return to film with a big splash and three new movies. The former model and current organic wine mogul will be seen in Back in Action, alongside Jamie Foxx and Outcome with Keanu Reeves, and heard as Princess Fiona in Shrek 5, also starring Mike Myers and Eddie Murphy. Yay for her!

MOVIN’ OUT

We’ve reported this before, but it seems that Billy Joel’s Madison Square Garden residency, which had been going on For the Longest Time, is now (really, truly) over. Over that past decade, the Sag Harbor resident and famed Piano Man performed 104 soldout shows and sold 1.9 million tickets there. Bravo!

The Grammy Legend Award-winning musician, who holds the record for the most consecutive performances by any artist at the Garden, graced the stage there a final time at the end of July. But fear not, though he’s done at MSG, he’s not going too far. The Rock and Roll Hall of Famer says that he’s looking forward to playing more New York gigs at Yankee Stadium, Citi Field and Giants Stadium.

BOSS BABIES

Not-quite-yet former Amagansett residents

Alec and Hilaria Baldwin and their impressively numerous brood might be trying to move away from the East End but they will be coming into our Hamptons homes soon enough. The family of nine, which includes the multiple award-winning actor and his entrepreneur/author wife, plus their seven children — ranging in age from 10 years to 19 months — are starring in a new reality series, The Baldwins, on TLC. The show, which has been filming all around Manhattan and the Hamptons, will focus on the chaos of raising a large family. Not sure if Alec’s adult daughter, Ireland, will be included but regardless, there are enough Baldwins already to field a baseball team.

Beyond the reality series, the versatile actor has more than half a dozen projects slated. Check him out in the upcoming action-packed Hollywood Heist with Nick Cannon, the western Rust with Frances Fisher and Travis Fimmel, and the animated family film Kid Santa with his brother, William

A GOOD THING?

We are way too excited about the new Martha Stewart documentary, which will open the Hamptons International Film Festival in October. Helmed by renowned Peabody Award-winning filmmaker R.J. Cutler, Martha will include quite a few candid interviews directly with the former East Hampton resident and doyenne of domesticity herself.

The film will most likely feature the more buzzworthy moments in Stewart’s life, such as her time as babysitter to Mickey Mantle and Yogi Berra, her 2004 prison stint, her interesting friendship with Snoop Dogg, and the creation and growth of her massive Martha Stewart Living Omnimedia empire. No worries if you miss it at HIFF, the doc was recently picked up by Netflix and should air before the end of the year.

Equestrian Design Touches That Never Go Out Of Style.

The Classic is back in town, but attending this iconic event is not the only way to bring a little bit of equestrian culture into your Hamptons world. This year, spruce up your décor with some equestrian touches that are sure to stand the test of time. Antique stores, vintage shops, and even online auction houses can be great places to source items that give off an air of the Classic — even when August is miles away.

But what should you look for first? Try old stirrup irons, which make excellent substitute bookends, or even objets d’ arte, poised on a coffee table or dresser. The rubber pads can be easily removed,

and the irons themselves can be cleaned — to remove dirt and sweat — with a cloth that has been moistened with water and mild dish soap.

The accomplished DIY-er can repurpose retired horse bits as nightstands, integrating them into a cool and themed lighting base. Soak the bits in extremely hot water and polish them briefly with a microfiber cloth before mounting them to a wooden base and wiring them (if you’re uncomfortable with this part, recruit a local electrician). If you prefer to keep bits around without converting them into something else, consider using them on bookshelves as display pieces, or atop coffee table books for people to enjoy looking at while they’re admiring the rest of your bespoke décor.

Used saddles, which can be acquired at yard sales, flea markets, antique stores, and estate sales, make excellent set pieces, particularly in rooms with unused space. They can be cleaned with saddle soap and set atop trunks or tables as their own art installation. If you have a lot of wall space, consider mounting them as part of a gallery wall. Other pieces that can contribute to a curated equestrian art montage include hunt books, polo boots, and polo helmets. Use dark and regal colors

and mix smaller and larger items to contribute to a textured effect. Crests, shields, and even vintage blue ribbons can create a wholesale equestrian effect.

Old horseshoes can find new life as paperweights. Local tack stores carry items like these, as well as other horse-related hardware and accessories that can work as home décor. Snaffle bits can even do double-duty as drapery tie-backs, particularly if you’ve decorated with full and rich drapes — think blackout varieties, or drapes in deep saturated colors or in thick materials, like velvet.

Polo mallets, too — one final nod to the Classic, of course — can be mounted to the walls in all sorts of different configurations. Collect them in singles wherever you see them. A variety of sizes, shapes, and colors can add an eclectic but intentional look to any room of the home.

And don’t forget the actual horses. Antique shops are often home to old images of horses. Black-andwhite photos, watercolors, and even oil paintings are the ideal final touch in an equestrian theme that never looks tired or dull. This year, it’s polo season every single day.

The amateurs will complete their rounds

first, each for 25% of their team’s final score; then the professional will then complete the course for 50% of the teams score. Show Jumping Hall of Famer Steve Stephens, former Hampton Classic manager and 2008 Olympic course designer, will be guest course designer for this class.

Since its inception in 1976 as a locally sponsored horse show, the Hampton Classic has evolved into a premier equestrian showcase featuring more than 200 jumper, hunter and equitation competitions across six different showrings and offering over $1 million in prize money. The Classic is now rated Premier-6’ for hunters and jumpers by the United States Equestrian Federation with designated FEI 2* and 5* classes (“5*” means that the jumps are 5.25 feet and higher; “2*” means the jumps are up to 4.75 feet).

Longines, the official timekeeper of the Olympics as well as the Hampton Classic, keeps the rankings of the top showjumpers in the world, many of whom will be appearing at this year’s event after returning stateside from the Paris Olympic Games. Hampton Classic habitues McLain Ward, Laura Kraut, Kent Farrington, and Karl Cook represented Team USA in Paris. Farrington, an Olympic silver medalist from Rio in 2016 and currently ranked No. 4 in the world, had to bow out of the competition due to an allergy-related issue with his horse, Greya. Karl Cook stepped up on Caracole De La Roque, and together with teammates Laura Kraut (on Hanoverian brown gelding Baloutinue) and McLain Ward (on his new

bay gelding, Ilex) took silver in team showjumping behind Great Britain. Paris is Ward’s sixth Olympic games, having collected 5 medals (3 silver, 2 gold) over his career since 2004; Kraut has 3 career Olympic medals (2 silver, 1 gold), having participated in the 2000, 2008, 2020 and 2024 games. And the Classic’s reach is completely international: World No. 1 Henrik Von Eckermann of Sweden as well as top showjumpers Ben Maher of Great Britain (ranked by Longines as No. 2), and Steve Guerdat (#3) and Martin Fuchs (#8) of Switzerland – are all expected to be in attendance in Bridgehampton after the Olympics. Von Eckermann suffered severe disappointment in Paris, having been unseated from his championship mount King Edward in the individual jumping event; Steve Guerdat took silver on his mare, Dynamix De Belheme.

In addition to putting on a world class horse show, the Hampton Classic gives back to the Hamptons community. A 501(c) (3) charitable organization, the Hampton Classic has contributed more than $2 million to Stony Brook Southampton Hospital since 1977. The Classic also supports many other local non-profit organizations and equestrian related charities, including the EQUUS Foundation, the Sag Harbor Food Pantry, the Long Island Horse Show Series for Riders with Disabilities, Southampton Animal Shelter Foundation, Guild Hall, HEART Equine Ambulance, The Riverhead Foundation for Marine Research & Preservation, SOFO Museum, Stony Brook Medical, Turtle Rescue of the Hamptons, Bridgehampton Childcare Center, and Long Island Professional Horsemen’s Association.

In recognition of the “backup” ambulance support the Bridgehampton Fire Department provides, the Hampton Classic donates $5,000 to the Department each year.

Main gates open at 8:30 am; daily admission to the show is $20 per carload, paid at entrance. On Monday, admission to the showgrounds is free (no competitions, but the Boutique Garden will be open).

On Tuesday, Wednesday and Thursday, admission is free for seniors, veterans and current members of the military, or if you bring 3 or more nonperishable food items for the Sag Harbor Food Pantry.

Cummings Designs a Strong Narrative in Osprey House

When William Cummings and Bernt Heiberg designed Shelter Island’s new Osprey House, they left room to improvise. The central staircase, for example, deviated from their plans due to limitations posed by a twostory wall of windows behind it. In the end, their contractor Bill Flanzer made it work seamlessly.

The 4,500-square-foot, five-bedroom, four-and-a-half-bath home spans three floors. It features an open floor plan, along with 10foot ceilings and four wood-burning fireplaces. Up top is a roof deck featuring a bar and an outdoor fireplace.

On the exterior, amphitheater-shaped landscaped gardens surround a 25-foot gunite pool while a deepwater dock extends into Smith Cove from nearly 100 feet of the waterfront. Inside, water views are visible from several windows, terraces, patios and staircases. The house also comes with beach rights and is a quick ferry ride from Sag Harbor.

Boaters themselves, the design duo were initially drawn to the property due to its waterfront, Cummings said. But when they sat down to brainstorm ideas, they found themselves inspired by Hugh Newell Jacobsen, the famed late American architect who designed Jacqueline Kennedy Onassis’ home in Martha’s Vineyard. “We love how he takes historical motifs and plays with them in very beautiful and interesting ways,” Cummings said. “We used those ideas to define the structure [of Osprey House], and on the interiors, we integrated our usual blend of textures, reclaimed materials and diverse objects.”

The home features a hodgepodge of elements including antique Turkish stone sinks, reclaimed wood and polished concrete. The designers initially intended to paint all of the ceilings white but changed their minds once they saw the reclaimed wood, sourced from a barn in Maine, Cummings said. Instead, they left the ceilings in their natural wood state in several rooms. Altogether, the design creates a strong narrative, he explained. “From the

moment you come into the house through the 18th-century French front door you are led on a journey of open versatile spaces that incorporate different scales and proportions that keep one curious about what is in the next room,” Cummings said.

It was no surprise when the home flew off the market, going into contract in less than 30 days, noted Stacey Cohen, the licensed real estate salesperson with Saunders & Associates who recently sold the listing. Cohen is familiar with the work of Heiberg Cummings, but said she was blown away when she first viewed

the project. I know to expect something exceptional,” Cohen said. “Still, once I set foot inside the completed Osprey House, I was speechless.”

From the pool to the bathroom, she was stunned by the attention to detail and the functionality of the home, despite its intellectual architecture. The space is designed for a buyer who wants to entertain, enjoy the waterfront, and experience a wellness retreat. “It’s something you can’t really prepare for until you are standing on the rooftop sky lounge,” Cohen said. “There is nothing expected about that view.”

Agents expect a flurry of activity this fall and winter, especially if interest rates begin to fall.

Temperatures soared this summer and warmed the Hamptons market along with them, local real estate agents said. While the year got off to a slower pace, with 10% fewer sales as of June than in the first half of 2023, a Town & Country Real Estate report found, late-summer data should paint a different picture, experts assured. Several top East End real estate professionals give us their take on the state of the market as summer begins to wind down and we enter the traditionally active fall sales season.

ONE HOT SUMMER

“I would describe this sales season as very

healthy,” said Kyle Rosko, a salesperson with Douglas Elliman. “There’s a very good number of homes going into contract on a weekly basis

and properly priced assets are trading very efficiently,” he added.

Compass saw the number of signed contracts rise 32% in the month leading up to the third week of July, added Lori Schiaffino, a salesperson with the brokerage. “There has been a resurgence in showings, accepted offers, and even bidding wars,” she said.

Mary Slattery, an associate broker with Corcoran, added that she’s seen more inventory become available in the last month. “All of these factors are great news for our market,” she said.

TURNKEY IS ‘THE NEW BLACK’

When asked which areas are seeing extra demand this summer, agents said the entire East End is desirable. “Greater affordability west of the canal has always attracted buyers but it is especially desirable now as prices have increased throughout the South Fork,” Schiaffino said.

Water Mill and Sagaponack, had 15% more closings in the first half of 2024 than the prior year, according to Town & Country. “Amagansett is on fire due to extremely low inventory and a lifestyle that is becoming even more desirable,” Rosko said. “Sag Harbor Village remains scorching hot and is continuously breaking records and seeing incredible transactions.”

Southampton Village and Sag Harbor are popular this year too, Slattery added. “Buyers love to be in or near the villages to take advantage of shops and restaurants,” she said. “I would not say any area is slow as we have buyers across the budget spectrum.”

These days, competition is over a type of home more than its location, experts noted. “Buyers really want new or almost new,” Christopher Covert, an associate broker and managing director at Modlin Group Hamptons. “Turnkey is the new black.”

A FAVORABLE FALL

Agents said they expect a flurry of activity this fall and winter, especially if interest rates begin to fall, as expected. The average rate for a 30-year

fixed mortgage was 6.49% in the first week of August, according to Zillow. That’s down a full point from 7.35% in March. “I am excited to see the new inventory coming to market as there are a lot of buyers sitting on the sidelines that

will be coming back into play,” Rosko said. Rates aren’t the only wait-and-see factor, however. “The unknown variable is how the election will impact the market in the second half of the year,” Schiaffino noted.

Bob Tabor’s Equine Fine Art

There are many reasons horses have held a special place in our hearts: from a source of transportation to comrade in war to partner in sport to therapy animal. Their strength and sturdiness belies a softness and vulnerability of character. Horses are not fight but flight animals, so any sign of mistrust or danger will send them running. It is only through a respectful and careful approach that they will allow you comfortably into their company, notes fine art photographer Bob Tabor. Tabor understands the carrot method is best, especially the ones from Balsam Farm.

Tabor says, “There are two sides of photographing the horse: the graphic beauty of turning it into an art form by photography, and the emotional beauty of capturing the soul of the horse.”

Tabor had no previous experiences with horses when he was shooting the vineyards at the Wölffer Estate Vineyard in Sagaponack and found the stables where a therapeutic riding program CTREE (Center for Therapeutic Riding on the East End) was operating. “I saw this wonderful child on this horse who did not speak but with this connection made a beautiful sound, and everyone was so moved. From that moment I looked at horses as my special subject.”

His first book of photos, Horse Whisperings, sold out with the proceeds going to children with autism. Temple Grandin’s quote graced his cover, “Bob Tabor’s photographs reach into the soul of the horse.”

Of his fine art photographs Tabor says, “When I look at horse, they are sculptures. I look for the harsh lighting of the muscles and sinews and roundness. I earn their trust by walking up and talking kindly to them, and I wear my camera around my neck and am constantly pressing the shutter so they see me as part of that sound, the click, click, click so they are not intimidated by the camera. After 15 minutes I can put a long lens by their eye and they don’t run away.”

Another key to the trust is that Tabor only photographs horses in their environment without a background, “Then it’s up to me in post-production to take away the background or frame it. The horse has to be comfortable and be itself. It shows in the work.”

The resulting images, limited to editions of eight, can be customized by size. Connecting with those who acquire his work is as important as connecting with his equine subjects, “My artwork is an extension of me, and I want to look at your eyes when you see my work. I want that connection.”

Kat O’Neill and Andrea McCafferty of The White Room Gallery in East Hampton who represent Tabor comment on this special time of year for horses in the Hamptons, “Each year the Hampton Classic Horse Show brings together some of the most beautiful horses in the world. And the polo players are pretty cute too. Tabor’s lens has captured them both. But what resonates most with us and our collectors are the portraits of horses when not in play. The allure of the shots is in the intimacy. Even when the eyes are hidden or only a portion of the body is shown there is a quiet repose creating a soulful, silent conversation between the subject and its audience. Herman Melville said, ‘No philosophers so thoroughly understand us as dogs and horses.’ Some might argue cats should be included as well. But that’s a debate for another day.”

It is not a wonder that one of Tabor’s books is called Horse/Human: An Emotional Bond because there is a humanity in his four-legged subjects, “The connection between horses and humans is beautiful if you keep it natural and don’t try to dominate the animal.” Even in art the partnership between horse and humans is enduring.

Where to eat before and after the Classic.

You’ve come for the races. But that’s only half the story. What you eat before or after really makes the Hampton Classic the full August experience. It’s an end-of-season tradition. Eat. Drink. Watch the horses. Be merry. Luckily, Bridgehampton and the surrounding hamlets provide ample opportunity for good dining. We’ve put together the ultimate guide

to eating before and after this year’s Hampton Classic, regardless of whether you prefer a fancy night out on the town or a casual post-races meal with friends.

Relative newcomer Dopo Il Ponte is the perfect setting for those in search of an al fresco experience either before or after the races. Maurizio Marfoglia, the man behind Dopo La Spiaggia in East Hampton and Sag Harbor and Dopo Argento in Southampton, opened his third Dopo in the former World Pie space two summers ago, reviving the hamlet’s longstanding tradition of pizzas with a little pizzazz. The wood-burning oven continues to churn out crispy and compelling pies, like the margherita, diavola, and funghi, but don’t be fooled; there are plenty of other options at this Bridgehampton spot, too. The tuna tartare, made with sushi-grade tuna, avocado, and tobiko, is a showstopper, as is the spicy rigatoni, amplified with Calabrian chilies and just a touch of cream. It's so good you may forget you came for the Classic. (But don’t, we beg of you.)

Just a little way down the road, in Southampton, Ketchy Beach, open this summer at the Capri Hotel, is the perfect summer après Classic experience. After a hot afternoon, cool down with watermelon tataki, made with green onion, ponzu, togarashi, and ricotta salata. The yellowfin tuna is its own star, a brilliant fish dish that’s a flavorful combo of mango, coconut milk, blood

orange, sambal, and ginger. As the evening wraps up, dig into a plate of the blue crab bucatini, an indulgent pasta dish that highlights the crab, yes, as well as local tomatoes, corn, and a to-die-for shellfish cream.

Those in the market for a casual denouement to a formal and exciting day at the races will fall head-over-heels for Smokey Buns, the newest enterprise from Tip Top Hospitality (the team also owns K Pasa, Kizzy T’s, and Kumiso). This East Hampton smashburger joint, where casual eats are the name of the game. Order the AllAmerican Smash Cheeseburger, the Double Smash, the Double-Cheese Smash, or even the Mushroom Smash, which is made from a vegetarian recipe that’s cooked in-house. Fries, ice creams, and even boozy shakes are on the menu, too.

But for those who want more of a sit-down vibe, there’s also the Sag Harbor Tavern, now open in what was, for many years, the Dockside Bar & Grill (and, ever so briefly, the Sag Harbor Kitchen). It’s a Red Hook outpost, transported to the Hamptons, and casual looks good on Bay Street. Collezione New York curates and sells luxury spirits from its jewel of a boutique on Madison Avenue. The good news? Founder and longtime avid collector Stefano Pileggi is bringing both his connoisseurship and his trade to the Hamptons.

Until recently, Hamptonites who wanted to put together a top-flight home bar had few options. While there is no shortage of decent bottles, really special items – and expertise – have always been hard to find. Then there is the impersonal nature of the transaction. According to the Italianborn 3rd generation connoisseur of spirits and luxury products Stefano Pileggi, the missing element is what he calls “white glove service.” Namely, the kind he provides at his Madison Avenue shop Collezione New York. Collezione is Pileggi’s base of operations but now his passion, knowledge and trade are available in the Hamptons too.

Taking inspiration from luxury watch and handbag boutiques, Collezione’s bottles — a tightly-curated selection of prized spirits, rare expressions, and new super premium releases — are displayed like paintings or sculptures. The art parallel is deliberate. For Pileggi, a carefully-considered home bar or spirits cabinet is a thing of beauty, no less essential than the art on the walls or the plantings in the garden. Ultimately, all are fundamental expressions of hospitality.

“If you’re entertaining guests and you offer them cocktails made with incredible-quality spirits like Campari and other red Italian bitters from the 1940s and 50s, Chartreuse, or a fine whisky, they will think, wow, you really know your stuff,” says Pileggi. He knows of what he speaks, having spent years building

his own world-class whisky collection. Fittingly, the shop works with developers who would like to have a home bar in place as part of a sale. “With wine, you need a cellar. But a spirits bar goes on display in the living room and forms part of the decor because the bottles are so beautiful,” says Pileggi. “So when the buyer of a $20 million estate sees a million dollar collection in rare spirits, well, it’s a bit of a wow.”

Among Collezione’s wide-ranging customer base are top-tier real estate brokers who wish to set themselves apart from the rank-and-file when it comes to the gifts they offer buyers and sellers at closing. Rather than giving their clients a standard bottle of Champagne, says Pileggi, “why not present them with a bottle of whisky from their birth year? Alternatively, a broker

can invite a home buyer and the buyers’ friends to a tasting with Pileggi, either in Collezione’s own private tasting room or in the buyer’s new home.

“It would be a once-in-a lifetime experience,” says Pileggi. “I can promise you that very few of those clients – maybe 1% – will have ever taken a sip of whisky from a prize vintage year. The buyer will never forget the broker and the moment will be inscribed in their memory forever. Because at that point it’s not about the house anymore: it’s the experience that makes the moment special.”

Collezione also curates spirits for other special occasions large and small from gatherings of friends to

to weddings.

“We can organize a bespoke tasting based on your interests,” says Pileggi. “Let’s say you have a wedding for a hundred guests. I can create the wine list, a champagne corner, and budget permitting, a fantastic whisky corner. Your wedding will be truly unforgettable.”

Pileggi tells his customers to think of him “as their personal whisky and spirits curator.” Typically, they buy a mix of spirits, some to drink and enjoy with friends, some to add to their collections, and some as an investment. He stresses that he is in the business of building long-term relationships, the kind that develop slowly and improve with age – like a classic vintage whisky.

What’s more Hamptons chic than finding wonder in natural elements?

That’s the principle behind wabi-sabi, a laid-back design concept gaining popularity on the East End. But what defines the style and why do Hamptonites love it? Our designers shared their insights.

WHAT IS WABI-SABI?

Though it’s had a major influence on interior design, wabi-sabi was born as a worldview. “As a concept, wabi-sabi is a Japanese philosophy that celebrates the beauty in simplicity, imperfection

and the inevitable passage of time,” said Kathy Kuo, founder and CEO of Kathy Kuo Home. “It’s a reminder that nothing lasts forever and there truly is beauty all around us, especially where we least expect it.”

Designer Paul de Andrade, founder of Studio Kestrel which has projects around the Hamptons, defines it as the use of organic, weathered and hand-made pieces in the design of indoor and outdoor spaces. “Whether it be through artwork that infuses free-form brushstrokes and an unexpected palette… or rough-hewn limestone from a local quarry,” wabi-sabi can turn a sterile space into one full of authenticity and intrigue, de Andrade explained.

“My favorite aspect of the wabi-sabi philosophy is its relationship to time,” agreed Noa Santos, founder of NAINOA, an architecture and design firm with a studio in the Hamptons. “Materials, for example, are chosen for longevity. They are meant to become even more beautiful with age and in that way have a timeless quality.”

WABI-SABI IN FURNITURE & DECOR

De Andrade loves the wabi-sabi design scheme so much that he brings it home. At his house on the Bellport Bay, the designer exposed his wooden ceiling beams that were hand-cut by a two-man saw 170 years ago. Outside, “myriad ebony-stained wooden outdoor furniture pieces that I built myself are hidden throughout the grounds, nestled between flower beds bursting with blooms in the summer,” he said.

Wood plays a big role in the approach. “You can find elements of wabi-sabi in all the special ways that natural materials and hand-crafted furniture elements have individual differences and imperfections,” Kuo said. For example, two

tables made from reclaimed wood won’t look exactly alike, even if they’re the same style, she noted. “Look for visual elements like knots and whorls in wood, slight imperfections in a woven or hand-painted pattern and flowing lines that feel inspired by natural forces like the waves,” she said.

GOES HAMPTONS COASTAL

While the design technique is popular on the East End, it can be tricky to incorporate. Many materials can’t tolerate coastal climates, Santos said. “Furthermore, most of the work we do in the Hamptons is highly focused on a particular lifestyle,” he added. “Our clients almost always want their home to be a retreat, so materials must feel refined and bespoke but simultaneously be low maintenance.”

To make it fit, his firm focuses on materials that are built to withstand wear, tear and salt. Roughhewn wood case goods, patinated metal finishes like antique brass and textured upholstery like bouclé are good choices for the beach, de Andrade suggested.

“I like to think of a classic coastal home as a space that really gives a nod to the surrounding environment,” Kuo said. “With all the beautiful scenery present out East, it’s not hard at all to use that as a muse.”

What inspired you to open a luxury furniture store, and what is your vision for Le Shop-X Riviera Maison?

The idea for opening a concept store means offering exquisite items from Europe, furniture, candles, small capsule collections. We had the idea of creating a store that doesn’t yet exist in Southampton.

Can you share a bit about your backgrounds and what experiences led you to this point in your career?

Andrea comes from the fashion industry and Torsten is an importer of the best pool covers made in Germany. Since this store is big enough, we had the idea to also feature furniture and fashion. All according to the motto “beautiful things that nobody needs but everyone wants”. We carry an eclectic mix of items for every season and will be open all year round.

What makes your store’s selection unique, and what do you hope customers will experience when they visit?

What is unique about our store is that everything is curated from Europe, just like us. We want to

sell beautiful things that are still affordable. As I said, this store has beautiful things that nobody needs but everyone wants and will enjoy.

Luxury market remains robust, showing strength and resilience heading into

Fall.

The South Florida market remained very active this summer, with snowbirds reportedly flying down to the area quite frequently to view the newest listings from Miami to Palm Beach. To assess the current market status as summer ends, we consulted Jay Phillip Parker, CEO of Brokerage, Florida Region and President of Douglas Elliman Development Marketing, along with brokers Nancy Batchelor of Compass, Susan Turner and Joanne Wagner of Corcoran, Samantha Curry of Douglas Elliman, and Jennifer Kilpatrick of Corcoran.

Jay Phillip Parker of Douglas Elliman shared his positive outlook for the area: “There are

numerous variables that continue to support the stability and strength of the South Florida luxury market. The more traditional attractions like weather, quality of life, and vacationlike living remain as strong as ever. These are further enhanced by the ongoing maturation of South Florida’s offerings in culture, culinary, medicine, and the ever-evolving, relentless pursuit of higher quality by our developers in their residential offerings. Similarly, our posttax reform, COVID-era migration remains in full force with many businesses, families and individuals continuing to migrate to the State of Florida for the reasons stated above, along with a business-friendly environment and no state income taxes.”

Parker further explains, “while there has been a reasonable and expected stabilization since the explosive migration and price escalation of 2022, there remains an insatiable appetite for housing in Florida. As we turn the corner into the fourth quarter, and notwithstanding our country being in an election year (typically

synonymous with a real estate pause), we anticipate continued strength in the South Florida real estate market. This strength will be significantly bolstered should the Federal Reserve cut rates as anticipated in September and again into 2025.”

Nancy Batchelor of Compass noted, “South Florida continues to defy national housing trends with strong demand and prices. The stamp of approval from high-profile buyers including Jeff Bezos and Ken Griffin has really put Miami on the radar of every elite around the world. We expect this trend to continue, further solidifying Miami as a hub for luxury real estate, entertainment and lifestyle. Our market has proven to be extremely resilient and business migration to the area will continue to fuel growth.” She sees Miami Beach as being a particularly strong market, especially for luxury properties and high-end residential sales. “The area continues to attract demand from affluent buyers and benefits from strong tourism. The vibrant lifestyle, renowned beaches, and

upscale amenities enhance its appeal to highnet-worth individuals and international buyers. Historically, during general election years we tend to experience a slowdown in October and November as people wait to see the results. However these transactions are usually delayed, not lost, leading to an increase the following year. Currently buyers and sellers are more focused on interest rates and insurance costs.”

Samantha Curry of Douglas Elliman highlighted that inventory for high-end homes and condos in South Florida has been “pretty tight.” She notes, “as soon as interest rates begin to decrease, I expect to see more listings come online as buyer demand starts to increase. Also, I anticipate an increase in listings after the election in November.”

When asked about any specific markets that she sees as being strongest, she says “Palm Beach Island is one of the strongest markets, with

steady demand and low supply. Considering it is a fairly small island with tight building restrictions, typically demand will mostly always be higher than supply. Buyers, both from the U.S. and abroad, continue to be drawn to our tax benefits, growing job market (Wall Street South), attractive climate, safety/security, and amazing lifestyle. She added, “West Palm Beach is becoming more popular too, especially with younger, affluent buyers looking for luxury urban living. WPB recently introduced two new branded preconstruction projects including the Ritz Carlton residences and Mr. C Residences which are both very attractive to out-of-town and local residents.”

Jennifer Kilpatrick of the Corcoran Group sees the South Florida market remaining strong for the rest of 2023. She stated, “While interest rates and economic uncertainties may temper some of the market’s growth, luxury properties are likely to continue appreciating due to limited supply and high desirability. Overall, we anticipate a stable market heading into our fall and winter season, particularly in the high-end segment. Inventory levels in South Florida’s luxury real estate market remain relatively low, and we

haven’t seen significant signs of a resurgence in listings. However, there is a gradual increase in new developments and renovations, which may slightly ease the tight supply. Nonetheless, demand continues to outpace supply, particularly in sought-after areas, keeping competition high among buyers.”

Kilpatrick added, “Luxury areas in Miami and Palm Beach remain perennial favorites and strong micro markets, while Delray Beach, Boca Raton and Fort Lauderdale are particularly strong, thanks to their appeal to high-net-worth individuals, looking for new homes, estate homes and unique waterfront properties. The growing interest in ultra-luxury condos and estates in these locations continues to drive prices upwards.”

Susan Turner and Joanne Wagner of Corcoran’s Jupiter Island Team noted, “We expect the migration to South Florida to continue for the foreseeable future, regardless of the outcome in the November election.” When asked about the current inventory situation they tell us that the coastal South Florida market continues to see very low supply levels for the most desirable

properties: “The high-end coastal market continues to be the strongest market in years. While a presidential election year typically has an impact on luxury real estate due to the uncertainly built into the financial markets, Florida is, to a certain degree, less affected by the outcome due to the fact that it remains a tax haven for luxury buyers. The team currently has an $18.9 million Hobe Sound oceanfront home under contract, confirming the strength of the South Florida coastal luxury market.

As summer concludes, the South Florida real estate market remains robust, driven by strong demand from both domestic and international buyers. Despite a stabilization following the 2022 surge, the region continues to attract highnet-worth individuals, fueled by its desirable climate, lifestyle, and tax benefits. Inventory remains tight, especially in luxury segments, but ongoing developments and renovations may provide some relief.
