y now we all know what a banner year 2020 was for real estate on the South Fork. For those who may have missed it, 2020 registered almost twice as much volume of property transacted as 2019 and 2018 combined. Sales were up 80% year over year. Several areas like Wainscott, which registered a 124% sales increase, performed exceptionally well. The value of homes also increased overall. The South Fork’s median sales price increased 24% year over year, up from $1,525,000

to $1,899,000. The best way to illustrate the increase in value is by price point barrier breakthroughs. Fifty-five percent of homes that closed between $5M and $5.2M were listed below $5M. The market fortified itself. For example, 122 Miankoma Lane in Amagansett was listed at $2,995,000 on September 17th, 2020 and closed on October 19th for $3,005,005. This encouraged its neighbor, 77 Miankoma Lane, to list for $3,275,000 on October 23rd, and ultimately close for $3,351,000, a mere 46 days from its original list date. Both properties would have likely sold for less than $3M in 2019. The Shifman Flaherty Team of Compass represented both properties. “Some of the same buyers who did not win the bid for 122 came to view and also bid on 77 Miankoma Lane. There were also multiple new buyers with offers as well. Some of these buyers are still circling and hoping to find something in the Amagansett Lanes for 2021,” said Kevin Flaherty. Clearwater Beach in Springs, a historically affordable South Fork neighborhood, with community only beach access and marina, where even waterfront property on Gardiner’s Bay hasn’t traded above $2.9M in recent

years, may have just been the most popular neighborhood on the South Fork in 2020. More sellers here got their asking prices or more than anywhere else. Since the pandemic, 55% of properties here have traded at or above their list prices, increasing to 61% in Q4 of 2020. Overall, the less than $1.5M price point performed the best in 2020 with listings in this range having 76% odds of selling. This was followed by the $1.5-2.999M price point where listings had 59% odds of selling. According to the National Association of Realtors, even the hottest markets rarely see 50% odds of selling. The odds of selling for homes priced $10M and above were an impressive 43%, but 95.77% transacted at a discount, with 47% accepting 10% or more off of their list prices. Only two properties in this price point traded for more than the asking price. 113 Mid Ocean Avenue in Bridgehampton, represented by Susan Breitenbach of The Corcoran Group, sold 0.25% above the $19,995,000 list price, just enough for the buyer to secure the listing at an even $20M. According to Breitenbach, “113 Mid Ocean was priced fairly and was also an exceptional oceanfront property, which spurred

Data shows that the best strategy in today’s market for a stale or overpriced listing to gain the best possible price is either a price reduction marginally below market value to drive interest and encourage multiple bids, or to go off the market for a period of at least 30 days and then re-list at a more realistic market price. While not common, since the fall of 2020, we have seen some stale listings that utilized this strategy attract offers and close over the re-list price. Going into 2021, the demand for South Fork properties has stayed strong while new listings to market took a steep and rapid decline after September 2020, and remain low compared to buyer demand in most parts of the market. The absorption rate on the South Fork has been impacted by the large number of overpriced stale listings. January 2021 showed a 13% absorption rate (less than 15% indicates a buyer’s market while 20% or more signals a seller’s market), but

he evolution of technology seems to move at a faster pace each year. Products and solutions designed with the idea of making our lives easier, both at home and on the go, have allowed for high tech to be integrated into our daily lives. It could be argued that it became even more necessary in 2020 as the shift to working and learning from home became not only a trend but a requirement across the world. Hamptons tech companies and designers share how this shift has changed the Hamptons landscape and what will be most popular for 2021. It’s something we’ve heard Hamptons real estate agents say since they began showing homes again after the COVID-19 pandemic started – a strong internet connection is absolutely essential. More people are home consistently, either in home offices or virtual classrooms. Popular vacation destinations like the Hamptons became year-round residences for many, who may not have realized how essential an upgrade in a fast, reliable wifi network would be. Christopher William, owner of his eponymous tech design firm working in Manhattan and the Hamptons, has had an increase in home solution requests from

customers in a number of areas to maximize their home experience whether for work or play. “Transforming home offices to match the work environment, create home workout and wellness rooms for home gyms and relaxation/meditation spaces where lighting and indoor air quality solutions play a big part, and outdoor solutions including music, theaters, and lighting,” William shares as some of the popular asks, adding that educating customers on these solutions and connection changes is essential to his work. Anyone working in tech will agree on the importance of wifi. Other popular asks among home tech companies is security cameras and monitoring, sound isolation and acoustical treatments, gate video interfaces, and having a seamless integration for these solutions into a home’s aesthetic. Emerging trends in consumer needs have guided brands in the designs of their latest and greatest products. House Systems chief security officer Dave Bussen shares that anything voice activated or that integrates with Siri or Alexa are popular, as well as video conferencing capabilities. “Many

systems such as Lutron lighting, Savant and others now support new and improved functionality via Siri or Alexa, such as the ability to activate whole house scenes via voice control,” he explains. “Manufacturers such as Savant are now offering pre-packaged ‘Zoom Room’ solutions that allow users to have professional video conferencing capabilities from their home office at a reasonable cost without the need for a totally custom one-off solution.” Working with notable brands that meet the customer’s evolving demands is essential. Other popular brands include Sonos for home sound, Cutting Edge for speakers and projection, Bang and Olufsen and Stealth Acoustics, also for speakers, Crestron for home automation, and Sony and LG for television. The trends are always changing and keeping up with what’s new in the industry is just part of the job. It is something many find exciting. Styles of course change. “The traditional look of in ceiling and outdoor speakers is being phased out by ‘invisible’ and ‘architectural’ speakers to blend in with the home,” says Crescendo Designs vice president Mike Brody. “Bulky on wall televisions are being replaced by slim OLED TVs, mirror TVs, and frame TVs. Cable boxes are going out of style and being replaced by streaming apps.” There is also an evolutional aspect to trends that are fading in technology. HAUTE SPOT HARRIS YULIN IS READY TO ROLE BY DAWN WATSON

S

ince his first film role in 1968, seldom has a year gone by that Harris Yulin hasn’t appeared on a set or stage of some sort somewhere.

From Shakespearean plays to Buffy the Vampire Slayer, the versatile veteran actor has worked continuously in all venues and mediums available to him for the past five-plus decades. In addition to starring in some of the most memorable films and television shows of the 21st Century — including Scarface, Ghostbusters II, Clear and Present Danger, The Hurricane, Rush Hour 2, Training Day, 24, Veep, Unbreakable Kimmy Schmidt, Billions and Ozark, to name but a very few — he’s also voice acted in radio, narrated a number of films and audio books (including Norman Mailer’s last novel, The Castle and the Rock), performed in countless plays, directed, produced and taught his craft at such venerable institutions as Julliard, HB Studio and Columbia University. With hundreds of characters under his belt, the

Emmy- Cable Ace- and Screen Actors Guild nominee is always ready for the next role. He’s currently filming the political drama Ways and Means with Patrick Dempsey for television and is said to be reprising his role in the fourth installment of the Rush Hour movie franchise with Jackie Chan and Chris Tucker.

“I moved back out to LA for about five years to do a show, it was in the early 70s, but I knew that I had to get some theater stuff together to keep myself occupied and productive,” he recalls. “So I kept inventing projects for myself. Acting, directing, producing — just to try to keep going, keep working. That’s the name of the game.”

Closer to home, the Bridgehampton resident is playing the title character in a virtual reading of Squeaky at Guild Hall in East Hampton on March 28. Written by Jeff Cohen, directed by Bob Balaban, and co-starring Jessica Hecht, Marc Kudisch, LaTanya Richardson Jackson and Ben Shenkman, the comedy is about Stan “Squeaky” Cohen, a man banned from every Old Country Buffet in the metro Baltimore area, who can’t remember where he lost his car and refuses to move from his ramshackle house in a neighborhood riddled by crime.

One such occasion occurred while he was living in Paris, dubbing films into English. A friend, Jock Livingston, was performing in an avant-garde nightclub review based on the works of writer William S. Burroughs at the Club Montparnasse. The two-man show needed a narrator. Enter Yulin.

Yulin says he’s always up for a new adventure in acting, as long as the material and the circumstances are good. He can’t wait to get back on the stage again, even if it is a virtual one. “The theater, that’s the great thrill of it,” he says of his experiences acting on stages across the world. Of course, he especially enjoys when the productions are here on the East End. “I’m so glad, and so lucky, that these world-class theaters are right here in our own backyard.” The Guild Hall Lifetime Achievement Winner for Performing Arts has starred in myriad local plays and readings, including, most recently, The Gin Game with Mercedes Ruehl and The Glass Menagerie, in which he directed and acted, with Ruehl, Amy Irving, Ebon Moss-Bachrach and Tedra Millan at Guild Hall and Frost / Nixon at Bay Street Theater in Sag Harbor with Daniel Gerroll. Always busy, even as a young actor Yulin knew that he would need to create his own opportunities in order to survive.

He and his friend would volley dialogue back and forth between the jazz sets — Livingston performing a handful of characters and Yulin sitting in a pinpoint circle of light, narrating — while Burroughs sat at a table by the stage, drinking Pernod and intently listening. Later in the show’s run, the legendary Beat Generation author took Livingston’s place. “It was extremely weird,” but incredibly fun, he laughs. Naturally, the show was a hit. When asked to share some of his wisdom, Yulin offered a memory from that wild time in Paris. “My friend Bill Burroughs had some good advice. All of these young writers would approach him as he sat at that table watching the show every night. They’d ask him to read their work. He’d point to the growing stack of manuscripts on the table.” “’Put it on the pile’” he’d say. And they would do this. The pile would grow and change. I don’t think he ever looked at the manuscripts. But when the writers would inevitably approach him and asked for his thoughts, he’d ask ‘which one is yours?’ and then, in response to requests for advice or notes, Bill would say, ‘keep at it.’ “ “That’s frickin’ brilliant,” Yulin laughs. “What more could you say?”

MONTAUK A DESIGN ARBITER REVEALS ALL. SORT OF. BY LEILA JONES

T

he photos make it seem like a breeze. You buy an old Montauk bungalow and transform it into an Instagramworthy vacation rental. For every layperson who thinks they could paint like Jackson Pollock (if only they tried), there is an armchair interior decorator who believes design glory can be theirs through a combination of good taste and Pinterest. Until, that is, the contractors’ estimates start coming in. Then, if they’re like most people, they will abruptly change tack. They’ll do the bare minimum and describe their surf shack as ‘minimalist’. Scrap the plan to raise the ceilings, forget about replacing the small inefficient windows, say good-bye to the floor boards with radiant heat. Just rip out the stained carpet, paint everything white, and call it a year. The 1800-square-foot bungalow in the photos that has both launched and dashed countless redo dreams was designed by Robert McKinley, whose firm, Robert McKinley Studio, designed Montauk’s Surf Lodge. It’s the third in a series of beach cottages that McKinley and his wife, Kate Nauta, refurbished as buy-torent properties in Montauk. Though they recently sold this latest project, McKinley’s renovation process offers a window into how a designer sees and thinks. For example, where some might have dismissed the single-story flatroofed structure as a mere concrete box, McKinley saw pure potential. “Some houses have too many structural problems” says McKinley. “They might have framing issues or poor foundations. We really don’t want to tackle those.” But not in this case. The house, located a block from the beach and within walking distance to the center of town, had been well maintained by the seller, its original owner.


One of McKinley’s first moves was increase the usable space by gutting a car port and a studio, both to the east of the house. Where those structures once stood, he added a capacious master bedroom with an en suite bathroom. For the latter, he chose white porcelain Duravit fixtures because he liked their European feel. He also installed skylights, a new roof outfitted with solar panels, Crittall-style windows and doors — fabricated from wood and fiberglass rather than steel — and polished concrete floors. The color of those floors is a warm gray which evoked, for him, “the beautiful dark color of wet sand when the tide recedes.” The decor is a reflection of the couple’s relationship to both Montauk and the wider world. “The interiors are an expression of how we live as a family and how we like to decorate our own homes,” says McKinley. “We love to travel and we love hotels, but we also love renting houses. So when we decided to buy vacation rental properties, we thought, let’s make them really special.” For the couple, that means mixing vintage pieces with new and found objects. The antique Tuareg floor mats work perfectly with the furniture he designed for the bungalow, including a plush linen sofa and a window seat. Such carefully considered choices strike an earthy tactile note that adds warmth to the decor. McKinley appreciates the “grounding quality of natural materials that aren’t overly finished.” “I’m a very emotional designer and my wife is a creative person and we share a need for timeless things that age well.” Many of those items are available for purchase. McKinley explains, “It was my wife’s idea to do shoppable homes. We thought, let’s let people in on how we find and do things.” To do that end, the couple has a list of design resources on their McKinley Bungalow website. But McKinley isn’t giving away trade secrets. “What I don’t share with the public are our inspiration boards. The formula for getting there is infinitely more precious to me than the final product.”

he word “modern” has many different meanings, especially when it comes to food. To me, it means a restaurant that has embraced both a contemporary aesthetic as well as a contemporary approach to cooking. That means using seasonal ingredients and new techniques that extend beyond classic cooking. The South Fork has several restaurants that fit into this category. Here are the best in class.

ARTIST KERRY SHARKEY-MILLER BREATHES LIFE INTO SOUTHAMPTON VILLAGE’S STOREFRONTS BY HEATHER BUCHANAN

A

nyone who has walked through Southampton Village in the off season and seen storefronts’ windows lined with brown paper or signs saying, “Visit us in St. Barts,” will be delighted to discover that creative local artwork is popping up along Main Street and Job’s Lane. A recent Southampton Village ordinance requiring window displays in vacant shops turned into an opportunity for local artists to display their work to village shoppers and strollers.

Artist Kerry Sharkey-Miller has her photography on a rotating display at 84B Main Street. SharkeyMiller recounts, “Amy Kirwin of the Southampton Arts Center asked me if I would be interested in doing one of the windows, and I was thrilled. This is amazing for the community and also with Covid it’s a great socially distanced art walk.”

The Storefront Art Project is the brainchild of the Southampton Arts Center to tap into the work of East End artists and pair them with landlords to animate their storefronts. With the support of Mayor Jesse Warren, the Trustees and the Village of Southampton, this has become a win/win with landlords having beautiful window displays at no cost and artists finding new audiences to admire and potentially purchase their work.

Of her Wild Things installation she comments, “Wildlife and our local environment are recurring themes for me. I often focus on the play of light on my subjects, isolating details, and the infinitely changing shapes, patterns, colors and abstractions that occur naturally. Everything in nature is in a state of perpetual change, and I love to document those fleeting moments in time.” Particularly captivating are her trees which have almost a fairy tale look about them. “I am really drawn to the beauty of trees in winter. They all seem to have a unique story to tell and an aura of mystery about them I find intriguing.” She presents her photographs in a variety of mediums, sometimes printed on delicate rice papers or wood, but often she creates unique substrates such as hand polished and oxidized aluminum. Sharkey-Miller grew up in Southampton and now lives in Sag Harbor with deep roots in the community having had a gallery in Southampton for ten years featuring Native American art then a career teaching photography, digital printing and stop — motion animation at the Ross School. In 2012 she turned to freelance work including photographing homes for architects and builders and installing art exhibitions as well as pursuing her personal work. Her passion for travel around the globe and keen eye to document the human condition have led to some of her award-winning images. “Shaggy Dog at The Chocolate Factory, Brazil,” won an honorable mention of the prestigious Julia Margaret Cameron Award. Sharkey-Miller comments, “There was a community of people that lived in a burnt-out chocolate factory in a favela. As a dog lover I could relate to how proud the residents were of their dogs. It’s one of my favorite images.” Another was when traveling in Peru she spent time in a village devastated by floods. She met a couple and captured them inside a tent they were living after losing their home. “Every day the man would walk with his wife into the makeshift village for community meals,” she recounts, “I was so taken by how attentive he was to his wife. It was very moving and beautiful.” The resulting “Couple Displaced by 2010 Peruvian Floods,” earned her a Black & White Spider Award and WPGA Portrait Award. For now, in her newest installation, it is actually Sharkey-Miller’s home town which is her inspiration, and it is all those who stroll by (whether they make it to St. Barts this winter or not) who benefit.

Many tulips have to be treated like annuals and planted anew anyway. But they are undeniably wonderful, as is the most welcome return of springtime.
