Oceanviews from Sagaponack 14,000 SF Modern Pondfront Estate Sagaponack. With elements of scale and architecture that could not be reproduced in this location again, a beautifully landscaped acre on Fairfield Pond plays host to a magnificent 14,000 SF, 8-bedroom modern estate recently completed near the ocean in Sagaponack. Masterfully scripted by architect Brian O’Keefe with total project oversight by the world renowned Charles Allem, who lent his imprimatur to the overall exterior and interior design, the drama unfolds gradually as a marble waterfall wall welcomes all through a stainless-steel sliding door into a 9,000 SF contemporary sanctuary of wood and stone that reveals the expansive living room warmed by a fireplace. The modern Poliform designed kitchen anchors the center of the residence that segues into both the sumptuous fireplaced family room as well as the formal dining room enhanced by a butler’s pantry. A bedroom suite overlooking both pool and pond complete this first floor. Upstairs the master wing, offering luxurious Onyx clad bath and dual closets shares ocean views and a balcony with 4 additional bedrooms with baths ensuite and an office. Climbing from the second floor, a staircase finds the 4,600 SF roof deck, an amenity no longer permitted in this tony hamlet, offering bar, multiple seating area and incredible views out to the Atlantic. Broad staircases and an elevator descend to the 5,000+ SF lower level which includes screening room, billiards room with bar, wine cellar, 2 staff suites and an entire wellness center with gym and spa that includes steam, hot tub, ice plunge and massage room. Next, imagine a dramatic cliff with a staircase down to a private shoreline stretching 900 feet along one of the most pristine soft, sandy m 516.380.0538 | gdp@corcor an.com
beaches. Then, picture a compound anchored by a 7,000 +/- square foot Stanford White designed summer cottage with classic wrap around porch from where you can watch ships come and go past an iconic lighthouse. Dream of the beautiful pool that lies just out of sight down a winding path past flowering gardens under a canopy of shady trees. Conjure up an expansive pond, beautiful orchards, indigenous wildlife and miles of walking trails to enjoy it all. No, not the promo for some exotic vacation destination (or maybe it is). And not the location for the next Pirate movie (but it could be). Nor is it the secluded haunt of some mysterious mega-mogul (at least not currently). What is it exactly? Simply put, it is the most beautiful and compelling oceanfront property now available for sale in the Hamptons today. Cavett’s Cove is located on the easternmost end of an enclave of seven homes designed by McKim, Mead & White and sited by Frederick Law Olmsted in the early 1880’s that became part of the Montauk Association. This cluster of homes for wealthy New Yorkers later became known as the “Seven Sisters.” This 20-acre estate, owned for some 40 years by legendary talk show host Dick Cavett, is home to an historic three-story residence with a finished lower level that was painstakingly rebuilt to mirror the original structure but with today’s amenities after a tragic fire destroyed it in the late 1990’s. Bordered to the east by nearly 200 acres of oceanside parkland along 2,200 ft of coastline, the estate offers a rare combination of history, natural beauty, privacy and a remarkable house from which to savor it all. Now back on the market after a brief hiatus with a new compelling price, Cavett’s Cove, although secluded, is just minutes away from restaurants, private airport, marinas, renowned golf courses and everything else that makes the very eastern tip of Long Island a world-class destination. HAUTE SPOT THE SHOWMAN SHAMAN: BRIDGET LEROY’S MAGICAL TRANSFORMATION BY DAWN WATSON
B
ridget LeRoy has seen and done some interesting things in her life. Her latest endeavor could top them all.
The great granddaughter of Warner Brothers founder, Harry Warner; granddaughter of famed theatrical producer Mervyn LeRoy; and daughter of Tavern on the Green and Russian Tea Room restaurateur, Warner LeRoy, and children’s book and cookbook author, Gen LeRoy — she was born into an extraordinary existence. With a family like hers, Bridget could dine out for the rest of her life on the exploits of her forebears. But her narrative doesn’t end with her lineage. Her own life has been equally fascinating. Among her experiences, the journalist was one of the founders of The Independent newspaper; she’s the cohost of “Sunday Mornings on the East End” with Alec Sokolow on WLIW Public Radio; she bought and ran the New London Inn in New Hampshire with her husband, Eric Johnson; and she started up Chaga Island Tea with her friend Debbie Falborn. Along the way, she’s also been a goat herder, an ordained minister, a pug breeder and a nude model for some of the world’s greatest living artists. Her latest undertaking might just be the most compelling. Graduating from the Jaguar Path School of Yoga and Shamanism this past year, she’s become a sacred space creator and energy clearer. Using shamanic tools, she offers the opportunity to clear the negative, stagnant energy in a space, and replace it with bright, healthy, light energy. Negative energy in a home can “stay in the corners and crevices like little cobwebs of sadness,” she explains. If you’re moving into a new space or live in a place that still holds past traumas, it might be a good idea to hold an energy-clearing ceremony and to create sacred space, she adds.
The idea seems tailor-made for the East End, with its bustling real estate marketplace. Especially for those moving into a new house or for a real estate agent who wants to ensure some positive energy in getting a house sold. In fact, Bridget used her skills recently to clear the home of her husband’s mother’s estate in East Hampton, newly on the market with Enzo Morabito of Douglas Elliman for $1.995 million. I leapt at the opportunity to join her at The Abraham Baker House — a circa-1745 shingle-style cottage on Cross Highway that was later home to the Riding Club of East Hampton — which, literally, has hundreds of years of history. Upon arrival, she looked up into the sky, raised her hands, palms facing upward, smiled a wide grin, and professed her gratitude. Once inside, she got down to business. Selecting the dining room table, an expansive 12-seater in the home’s most open, bright and airy room, Bridget began to unpack her bag. Withdrawing her tools with reverence, out came the dragon’s blood sage, gongs, bowls, crystals, rattles, a bell, shells, stones and other instruments to shift the energy. “All my little shaman tools,” she explained, smiling. Starting with the east, she then called upon the spirits of the six directions to ask for their blessings in order to create sacred circle of ceremonial space. As she spoke her incantation, the air seemed to shift and the mood lightened. The slightest bit of heaviness passed as the sun shone into the windows and through the long galleylike space. Deep into her work, she then went from room to room, shaking a rattle and ringing an antique silver bell, thanking “Pachamama, sweet Mother Earth” as she stopped at the fireplaces, the televisions, the windows and doors, the nooks and crannies where energy was stored. In her late mother-in-law’s bedroom, Bridget remarked that she had felt her spirit join her as she had passed the place of her death.

Bridget LeRoy
“As I drove past the hospice in Westhampton Beach, I could feel Barbara with me, excited to take the trip back home in East Hampton,” she said. “This house is filled with love.” Resuming her travels throughout the cozy home, Bridget paid special attention to the entrance. “Captain Baker protects this place,” she said as she stopped for a meditative moment in the corner of the parlor, near the foyer and the front door. “It’s important that he knows that this will remain a place of peace.” As she continued, she pointed out the Chakana that she had brought with her, an Incan cross symbolizing the dynamic between the universe and the life it contains; and the cord-cutting knife that she used to sever any lingering negative energy. Toward the end of her visit, Bridget took care to find a new home for a special window crystal, “to bring rainbows into the room,” she said. She sprayed a “Rain of Prosperity” mist and placed a small citrine and amethyst — for the strengthening of creativity, removal of anxiety and opening of spiritual awareness — in their own hidden spaces. Then, satisfied with the job she had done, Bridget turned and beamed. “That’s it,” she said. “This is a happy, happy house.”

In addition to the Tiffany lighting, the home still features the original woodwork, hardware and other touches — including the original 1904-engraved door knocker and the original double-swing carriage doors, a number of custom / bespoke fireplaces and 100-plus-yearold rhododendrons. Notable amenities include a brick-ceilinged basement; a red clay roof, with tiles that were imported from France; oversized swimming pool that overlooks the bay; a dock; wine cellar, movie screening room, billiards room + outdoor billiard table; gym, staff quarters with separate entrance; a small cottage and accessory buildings. ING THE LIMITED-EDITION FURNITURE IN ACHILLE SALVAGNI’S NEW LONDON GALLERY SHARES DESIGN DNA WITH A PROJECT IN SOUTHAMPTON. BY LEILA JONES
Photos: Gianni Franchellucci
T
he Italian architect and designer Achille Salvagni, best known for his residential and yacht interiors and bespoke furniture, has moved his eponymous gallery in London’s Mayfair neighborhood to a big new space. With its great arched windows in bronze frames and round-cornered walls ‘wrapped’ in plaster, the venue’s design is every bit as bold as Salvagni’s exquisitely-detailed furniture and sumptuous homeware. At a time when we cannot predict what tomorrow — let alone the next six months — will bring, Salvagni is betting that eternal forms will carry the day. The appeal is obvious. The severity of current conditions has left many people longing for interiors that are soft and textured. There’s an almost universal desire for things of beauty that denote
DESIGNER SHOWCASE
Salvagni decided that the home’s interiors would evoke the glamour of the Amalfi Coast in the ‘50s and ‘60s, viewed through the double prism of the Hamptons and the designer’s sui generis aesthetic. (The Amalfi theme issued from the homeowner’s personal history.) The challenge was to do so in a way that complemented the interior architecture, which combined Gilded Age references and contemporary flourishes. In a feat of imagination, Salvagni designed furniture and sourced signed vintage pieces that seem at home somehow in the existing structure. His man who is in tight at the Vatican made fifty different bronze casts of the doorhandles in the shape of local fishes, birds, and seashells. From the spidery bronze, onyx, and 24-carat-gold chandelier and the white rounded sofas in the living room to a sinuous cabinet in the entry hall, the pieces in the Southampton house share the same design DNA as the new works on view at the Mayfair gallery. If the second is the fullest expression of Salvagni’s talent, the first in hindsight was a thrilling preview of things to come.
permanence, objects in curvilinear shapes and deep saturated hues. For some collectors and design-followers, Salvagni’s work, with its Italian baroque and Scandinavian modernist underpinnings, satisfies the aesthetic exigencies of our strange new reality. “I am very much drawn to forms that evoke the sensuousness of a human body, a woman, a belly, to shapes that are organic rather than constructed,” says Salvagni, speaking from London. “Curves, rounded forms, the poetics of softness exemplified by the work of Alvar Alto and other Scandinavian architects and designers, is a means of engaging the natural world in a dialogue.” But it’s the oneiric, richly allusive quality of his work that makes Salvagni unique. Consider his sensuously-curved ‘Hera’ cabinet. Covered in pomegranate-red parchment, the piece was inspired by the goddess of ancient myth with whom the fruit, a symbol of prosperity, is associated. Yet the pomegranate invariably brings to mind another myth, the one about an eternity of seasons in the underworld. From this perspective, the piece seems an objective correlative of the general mood. The pandemic has been a gut punch to Italy, which has been harder hit by the pandemic than anywhere in Europe, and its government has made appeals to its neighbors to support both the country and the upholders of its cultural patrimony. Salvagni, who does astonishing things with sumptuous materials like twenty-four carat gold leaf, bronze, royal oak, and onyx, entrusts the execution of his designs to a select group of stone carvers, cabinetmakers, Murano glass-blowers, embroiderers (whose faces he has never seen for they are cloistered nuns), and a bronze caster who is held in high regard at the Vatican. Given Salvagni’s distinctly European sensibility, you might be surprised to learn that in 2016 he designed the interiors of a quintessentially American compound on two acres in Southampton. The nine-bedroom, 14,000-squarefoot mansion was built by Francis Fleetwood, whose ornate country houses are among the defining architectural structures of eastern Long Island.

STRENGTH AND HOPE through color BY KATE C. PATCHETT
O
n the heels of a year that left us feeling anything but certain, the proverbial New Year and what it holds is something the world has eagerly awaited. Pantone’s annual release of its Color of the Year is looked forward to by designers each year, but in 2021, it is all encompassing. Endeavoring to convey a message of strength and hopefulness that is both enduring and uplifting, Pantone has released two colors this year – Pantone 17-5104 Ultimate Gray and Pantone 13-0647 Illuminating. Hamptons designers now share their take on the marriage of these two premiere hues and how to incorporate them into East End living spaces. Pantone’s announcement reads: “A message of happiness supported by fortitude, the combination of Pantone 17-5104 Ultimate Gray and Pantone 13-0647 Illuminating is aspirational and gives us hope. We need to feel that everything is going to get brighter – this is essential to the human spirit.” The combination of gray and yellow serve as a strong base for color palettes in design this year, offering a sense of warmth and optimism amidst its practical purpose. This union inspires, giving all who set eyes on the pair a sense of something good to come. When thinking of Pantone’s choice of the two colors, Brian Ferrick of Meridith Baer Home, a
48
luxury home staging and interior design company, finds a hopeful playfulness paired with a serene calmness. Ultimate Gray works well as a calming background while the Illuminating yellow offers a spirited punch of color as an accent. “I would use Ultimate Gray for a wall color, paired with a deeper charcoal colored sofa, punctuated with Illuminating yellow pillows in a rich mohair or velvet,” Ferrick envisions. “Add in an accent chair in a rich persimmon and then layer in some chocolate brown and you have a sophisticated library scheme.” The transition into 2021 has already begun, and society continues to look for ways to bring positivity into their lives as uncertainty continues to overshadow daily life. But hope can prevail, and these two colors can help shape our outlook. Pantone describes Illuminating as a bright and cheerful yellow sparkling with vivacity, a warming yellow shade imbued with solar power, while Ultimate Gray is emblematic of solid and dependable elements which are everlasting and provide a firm foundation. Joe Badilla and associates of Badilla Painters, Inc. find the resilient combination to be cheerful and energetic. “We like incorporating these colors into kitchens as the gray serves as a strong neutral and coordinates with popular appliance finishes,”
he shares. “The yellow stirs creative thoughts and boldly boosts energy and excitement. The Illuminating shade simply spreads sunshine and happy colors are always welcome in the kitchen.” When it comes to refreshing Hamptons homes for spring, Badilla looks toward repainting over replacing. The company suggests refinishing the kitchen cabinets and changing the hardware to give the kitchen a brand-new look and feel. By updating the kitchen cabinet color and shine, the space can be completely transformed without having to completely redesign the entire room. As Hamptons real estate trends continue strong, this refreshing option also allows homeowners and renters to enjoy their spaces now rather than wait for lengthy renovations. In the rest of the home, Pantone’s colors can be used to replace winter décor items. “You can incorporate these colors into your home and freshen up for spring at the same time by replacing your winter wool throws with lighter weight cotton or linen throws in Illuminating yellow,” Ferrick shares. “Mixing in some nice pottery pieces in the yellow and gray into your bookshelves, tablescapes or kitchen is also an inexpensive way to freshen up for spring without breaking the bank.” The time to begin updating one’s home for spring is now, according to Robert Bakes of Bakes & Kropp.
Spring is traditionally a very busy time in the Hamptons, and he has found major upticks in enquiries across the industry. Ultimate Gray and Illuminating are ideal choices for Hamptons homes. “The grey yellow combo is a great comfort classic,” Bakes explains. “I do have a sense this year that, during the course of its development and hopefully an improving environment generally, that people will find the need for more expression. Almost as a release, I’m anticipating some very interesting ideas developing.” Bakes, who has always been a fan of grays from the deeper, more dramatic hues to very subtle, lighter shades, finds yellow to have some brilliant energy. It makes for a wonderful accent color to add a little emphasis to its more versatile partner. The Pantone Color Institute, responsible for selecting the Pantone Color of the Year, forecasts global color trends, highlights the top seasonal runway colors,
and advises companies on color for product and brand visual identity. Through seasonal trend forecasts, color psychology, and color consulting, Pantone Color Institute partners with global brands to effectively leverage the power, psychology, and emotion of color in their design strategy. With this in mind, the selection of Ultimate Gray and Illuminating may have the power to shape our outlook to become more positive in everyday life. “The union of an enduring Ultimate Gray with the vibrant yellow Illuminating expresses a message of positivity supported by fortitude,” said Pantone Color Institute executive director Leatrice Eiseman. “Practical and rock solid but at the same time warming and optimistic, this is a color combination that gives us resilience and hope. We need to feel encouraged and uplifted; this is essential to the human spirit.” We eagerly look forward to seeing how designers across the East End incorporate the 2021 Pantone Color of the Year into Hamptons homes.

EAST END EATS
FIVE OF THE BEST WINTER DINING SPOTS IN THE HAMPTONS HERE’S WHERE TO EAT WHEN THE WEATHER OUTSIDE IS FRIGHTFUL BY HANNAH SELINGER
T
he winter months can be long and cold in the Hamptons, with fewer dining options to choose from and less to do to stay busy. But more and more restaurants are expanding their winter hours, and winter can be an optimal time to dine in an area where getting a table in August is a non-starter. There are many great places to eat Out East when the weather turns cold. These are some of our favorites. NICK & TONI’S For over 30 years, this restaurant has held court in East Hampton, and the winter months are actually some of the best months to snag a seat. While reservations in summer are hard to come by, winter is a friendlier time, with fewer crowds and just as many seasonally sourced menu items to choose from. Although the menu is always changing in order to reflect the diversity of the seasons on the East End, diners can enjoy the fried zucchini appetizer all year round. Woodfired pizzas, among eastern Long Island’s finest, are only available in the off-season, in case you needed an added reason to visit.
OLD STOVE PUB Although it’s under new management, the Old Stove Pub, a historic steakhouse with Greek roots in Sagaponack, is still going strong. The restaurant continues to serve some of its classics, like the trio of dips (Baba ganoush, tzatziki, and hummus, served with pita chips), saganaki (Greek cheese baked with olive oil and lemon) and Sagaponack steak for two (a 20-ounce dry-aged strip loin). The restaurant is now offering brunch on Sunday, too, with a focused menu that still includes plenty of traditional touchstones, like the Old Stove pub burger, and the steak and eggs with Old Stove potatoes. THE 1770 HOUSE This cozy East Hampton restaurant always has a fire going in the colder months and offers one of the most winter-friendly environments for diners on the East End. They are currently offering a twocourse, $55 prix fixe menu, featuring a choice of appetizer and entrée (some selections include fettuccine rigate with a veal sugo, roasted Amish chicken, and braised beef short ribs). In the tavern, the restaurant’s more casual, downstairs dining area, guests can order a la carte classics, Nick & Toni’s, East Hampton Photo: Eric Striffler

like the ever-popular tavern burger, which features local, grass-fed beef. THE BELL & ANCHOR Perched on Noyac Bay, this Sag Harbor restaurant is known for its classic American cuisine and for its dollar oyster Sundays. In addition to the wellrounded menu, which features everything from bouillabaisse to grilled Duroc pork chops, guests can enjoy a newly installed Blue Air purifying system, which filters the dining room’s air every 12 minutes. SHIPPY’S PUMPERNICKEL Few restaurants offer the old school appeal of Southampton’s Shippy’s, a German restaurant that almost feels out of place in the nouveau Hamptons. But be glad it’s still around, because Shippy’s serves compelling versions of German classics, from its long roster of sausages to its schnitzels. Other regional specialties, like sauerbraten, kassler rippchen, and beef rouladen are also available. Come for the meats, but stay for the Black Forest cake (or, if you prefer, the Bavarian crème pie).

THE ART OF MEGAN EUELL BY HEATHER BUCHANAN
T
ake youthful energy, mix it with a classic renaissance sensibility, add a dash of fashion flare and you will have artist Megan Euell. The Southampton native whose family dates back 12 generations including a family home for the last six, tapped into her creative talent at a young age. Yet as if channeling a past life, her interest was in classical drawing and painting in the French academic method. “The education I sought out is learning these methods that have been used for centuries – the same that Rembrandt used,” recounts Euell. Indeed, her oil paintings adeptly augment the use of light and color to capture contemporary images with a master’s style. Euell began her studies at the Long Island Academy of Fine Art which was in Riverhead at the time, then progressed to one of the country’s top art schools, the Savannah College of Art and Design where she met her fiancé Francis Waplinger, a master shoemaker. Both journeyed to Florence for three years where she studied at the famed Florence Academy of Art and he was studying the traditional fine art craftsmanship of shoemaking. Like a scene from an E.M. Forster novel the two would study by day and enjoy aperitivos or cappuccinos by night in romantic cafes. “We have these chapters, and we keep growing and growing together,” says Euell of the partnership, “What we
do is similar and yet different, and we have that dialogue between our two crafts.” Upon the couple’s return to the East End in 2015, Euell continued mastering classical oil painting which includes portraits, landscapes and still lives both originals and commissions. Her ability to capture the essence of her subject gives vibrancy to these representational works which make them come to life. “How do I make it feel windy or look hot?” she muses, “For me you need to be paying as much attention as possible to the subject and thinking about what makes that scene or object or person inherently them. It’s hard to give something a sense of life if you don’t really resonate with that subject matter.”
66
as well as that of Thomas Moran whose former residence and studio has recently been renovated into a museum in East Hampton. “I have the same educational background as William Merritt Chase,” Euell comments, “There is a direct lineage from the person he studied under to the maestro I studied under, all stemming from the great artist Jean-Léon Gérôme. Learning that blew my mind.” Euell and Waplinger seek out a community of likeminded young people who want to preserve the fine art and craftsmanship of America. Eschewing the disposable culture, they embrace works of quality which take time and training, often trading such as Waplinger trading his hand-made shoes with a blacksmith for custom made brass shoe horns. Quality over quantity is the mission, and Euell who loves to cook from scratch sites the slow food and farm to table movement as prime examples. Through both social media and traditional galleries such as Grenning in Sag Harbor, her membership in the Salmagundi Club of NYC or partnership with the Westhampton Country Club which all display her work, she finds her appreciative audience. “There is something to be said for the technical level for painting like this. It takes a long time to learn how to paint representationally, similar to the 300 steps per shoe it takes for Francis. It inspires awe and respect. It’s almost surreal once we finish a project to think that we made these works from scratch.”

Resonance abounds for Euell not only in her local family roots but those of the pioneers of the Art Colony in Southampton such as William Merritt Chase in the late 1800’s, even teaching his plein air methods to contemporary students. She relishes his work in the Parrish Art Museum (where she often begs to have more on display)
Euell teaches plein air workshops and private lessons in the Hamptons during the summer as well as virtual lessons online. She is also involved with Hamptons Art Sherpa, a new art advisory group featuring Long Island and NYC artists launching this month. www.meganeuell.com

THE LOT WITH AN IDENTITY CRISIS PANTIGO PLACE LOT IS THE PROPOSED LOCATION OF A NEW STONY BROOK SOUTHAMPTON HOSPITAL EMERGENCY ROOM FOR EAST HAMPTON TOWN BY RICHARD LEWIN
O
ne of the side effects of the current pandemic is that hospitals, hospital staffs and patients have become stars of Breaking News. Images of heroic health care professionals dealing with the increasing onslaught of cases of COVID-19 are everywhere in our daily lives. On the subject of local health care, attention has recently been increasingly focused on the need for an Emergency Room that is most efficient for East Hampton Town, and closer than Stony Brook Southampton Hospital’s Emergency Room for Fire Department ambulance calls. The recent announcement that, by 2025, the hospital will move to the 15-acre Stony Brook University Southampton College Campus, will lengthen ambulance trips by seven miles and more time. There is nearly unanimous agreement from the Fire Departments’ First Responder front lines that, especially with the increasing yearround population in East Hampton Town, such a centralized emergency facility is an absolute necessity for saving lives. Lisa Charde, Chief of the East Hampton Village Ambulance Association points out that, besides the long trip to Southampton, the return trip is totally dependent on prevailing traffic conditions, since regulations won’t allow priority lights and sirens to be used without a patient on board. The sooner the return to the firehouse, the sooner the ambulance is ready for the next call.

Robert Mautschke is Captain of Montauk Fire Department’s Ambulance Company No. 4. Montauk is the East Hampton village farthest away from Stony Brook Southampton Hospital. On a good day, Robert says, the ambulance trip is 45 minutes one way, and, in high season, can be an hour and 45 minutes, with sirens and emergency lights. He suggests that what is needed is more public awareness and education about the laws and common sense when sharing our roads with Emergency Service vehicles of all kinds. East Hampton Town studies have indicated that the best location for an emergency facility would be 400 Pantigo Place, off Montauk Highway/Pantigo Road, and adjacent to the East Hampton Town Hall property. If you like to paint or to eat bagels, you know the East Hampton Goldberg’s and Aboff’s Paints building…that’s 100 Pantigo Place. 200 Pantigo Place is the East Hampton Healthcare Center building, which is affiliated with Stony Brook Southampton Hospital. 300 Pantigo Place houses a variety of Town and private offices. If you are looking for the 400 Pantigo Place building, what you will find instead is a four and a half acre (196,026 square foot) lot containing two Little League baseball fields and a comfort station which were built in 1997. If all goes according to their July 2020 Application, however, the Southampton Hospital Foundation will be granted a 99-year lease on the 400 Pantigo parcel, and will be permitted to build what the Town calls “Southampton Hospital Freestanding Emergency Department”, a “Semipublic Facility” (i.e., a hospital, clinic or medical arts building). If the permit is granted, part
Proposed East Hampton Emergency Department Rendering: Southampton Hospital Foundation
of the agreement will be a commitment of up to $1.75 million to relocate the baseball fields, most likely to the Town-owned former C.D.C.H. property on Stephen Hands Path. 400 Pantigo Place (“Lot 3” of the Pospisil Associates Subdivision) has an interesting zoning classification history of its own. When zoning was adopted by the Town in 1957, Lot 3 was zoned CI: Commercial Industrial. In the late 1980’s, it was re-zoned A: Residence. When Pospisil (Edward A. and Edward J.) Associates proposed a CI Pantigo Place subdivision in 1988, 400 Pantigo Place was to be left vacant. Years later, “Due to the presence of the ballfield/park” there, the Town’s 2005 Comprehensive Plan recommended that the parcel be re-zoned to PC: Parks and Conservation. In 2019, NYS Assemblyman Fred Thiele and Senator Kenneth Lavalle introduced legislation “authorizing the alienation of certain parklands in the Town of East Hampton…for the purpose of establishing a hospital emergency room”. The Town Planning Board recommended re-zoning to CI, as long as there is no net loss of parkland in the Town”. This brings us up to date. It will be interesting to witness the next stage in the life of 400 Pantigo Place, the lot with an identity crisis.
