There are deals to be made in those markets, with creative pricing, discounts, and seller concessions – especially as summer draws near. Sheri Winter Parker, a broker with The Corcoran Group in Cutchogue, disagrees with the absorption rate concept – at least as far as the North Fork goes. “When properties are priced properly on the North Fork, there are multiple bids well over ask every single time,” states Ms. Parker. “If a property comes on the market too high, it will just sit.” Ms. Parker believes that the since the North Fork is so much smaller than the Hamptons, supply is truly an issue – especially at or under the $1M price point. The takeaway: absorption rate data indicates too many overpriced listings sitting on the market in certain segments of the Hamptons; the North Fork housing market, smaller geographically and supply-wise than the Hamptons, does not appear to lend itself to the absorption rate analysis. Buyers are smart and sellers should recognize that despite

a strong East End market, an overpriced house is just that: overpriced. Absorption rate analysis is a useful tool for motivated sellers to gauge the market for a quick sale at the right price point. For buyers, absorption rate can help identify inflated markets with sellers who may be just testing the waters and not committed to selling – but it also shows where there’s movement for a deal. Either way, the

GET OUTSIDE & ENJOY THESE NORTH FORK RESTAURANTS BY HANNAH SELINGER

ith warmer weather here, it’s time to think about all those untapped dining patios and gardens. The weather is better. It’s time to get outside and eat. But what North Fork restaurants are accommodating the urge to eat and drink outside right now? Luckily, plenty of the area’s spots have outdoor seating these days. Here are a few you should try during your next culinary foray into the North Fork. LITTLE CREEK OYSTER FARM & MARKET Slurp your bivalves within a stone’s throw of the actual water at this Greenport spot that serves up some of the freshest oysters around. Oysters on the half shell are a Long Island delight, and few places offer up a more authentic experience. Now that the weather is more accommodating, sit back and drink in that sea air. If you need more oysters to bring home with you — never a bad idea — you can grab them here, too. (The market also sells cute merchandise, like long-sleeved shirts, for those temperate afternoons that turn into slightly chilly Greenport evenings).

FIRST & SOUTH Also in Greenport, this restaurant provides local food and a cozy vibe, especially if you happen to land a table outside. Whether you go for a meat, cheese, and pickle plate, a steaming bowl of macaroni and cheese, or a spring-vibey Ahi tuna sandwich, you’ll find comfort in the warm air and the plentiful culinary offerings. This restaurant is full of character and delicious eats, and you won’t want to miss the chance to sit outside and enjoy it. HELLENIC SNACK BAR Beginning in June, this East Marion restaurant will offer limited outdoor seating, with tables spaced six feet apart. Outside, diners can enjoy an expansive menu (which includes specialty cocktails, like the so-called Hail Mary, featuring bell pepper-flavored vodka) and a bit of the North Fork life. Signature dishes include souvlaki, saganaki, leg of lamb bekri, moussaka, stuffed grape leaves, and spanakopita.

WEDNESDAY’S TABLE Outdoor dining is all the rage at Southold’s casual eatery known as Wednesday’s Table. For breakfast or lunch nearly every day (the restaurant is closed on Wednesdays), you can grab one of many different types of sandwich — like the banh mi, shrimp roll, chicken BLT, or even chorizo and egg — alongside salads, coffees, and tasty sides. Fresh lemonade and Arnold Palmers are available during the “sweaty months.” GREENPORT HARBOR BREWING COMPANY In Peconic, this spacious brewery and restaurant offers more than its share when it comes to outdoor space. Substantial bites are available to pair with the plentiful beer (think soft pretzels, Buffalo wings, fried burrata, burgers, and more). Beer selections are constantly rotating, but recent offerings included the Black Duck Porter, U-Pick Raspberry and Lime Fruit Beer, ChocolateCovered Cherry Pie Stout, Sailing Solo Nelson IPA, and the Naturally Juiced Pale Ale.

PLANT A POTAGER BY ANNE HALPIN
G
rowing some of your own vegetables and herbs is a rewarding summer pastime and a great project to do with kids. Taking care of plants is enjoyable – even weeding can be a meditative experience. Spending some time in the fresh air and sunshine is a great break from staring at a screen indoors for work or school. And you get to eat the results of your efforts. Vegetable gardens are usually laid out in rows, like miniature farm fields, or in rectangular beds with paths between them. But there are other ways. For something different this year, why not make a potager?
for lunch or dinner. You can choose varieties that produce the juiciest tomatoes, the most succulent carrots, the crunchiest beans instead of varieties bred for ease of shipping across the country to supermarkets. The informal style of
arrange plants in decorative patterns to follow the shape of the bed. Consider the forms, colors and textures of the plants as well. Cabbage and Swiss chard, for example, have large leaves and bold shapes, while carrots have feathery foliage.
the potager captures the carefree spirit of summer, and its compact size makes for a productive, spaceefficient garden that’s easy to tend.
Leaf lettuces come in an assortment of shapes and sizes – leaf lettuces like oak leaf and salad bowl varieties have lobed foliage, while Boston lettuce forms a head of soft, smooth leaves. Snap beans come in bush and pole (climbing) varieties that may have fruit that’s green, yellow or purple depending on the variety.
A potager is a traditional French kitchen garden, where succulent vegetables, savory herbs and colorful flowers grow together in happy abandon. The potager is continually harvested and replanted to supply the needs of the kitchen throughout the growing season, including fresh bouquets to put on your dining table. This kind of compact, informal garden is perfect for gardeners who love to cook, and cooks who appreciate having the finest, freshest ingredients available right outside the door. It’s a real joy to go out to the garden and pick a basketful of your own fresh food
Ideally your property is fenced for deer. Choose a sunny location for your potager and enclose it with a wood fence such as a picket fence that will let in plenty of light. A simple design can divide a square or circular plot into quadrants or wedges with walkways between them, of bricks or stones, or even wood chips or mulch. A fence doesn’t take up a lot of space and can provide support for tall growers like sunflowers and morning glories or climbing beans. Within each section of the garden, 18

When placing plants in your garden beds, position taller growers behind – and to the north side of – lower growing plants, so the smaller plants won’t be put in their shade. Edge your beds with low-growing flowers and herbs – petunias, marigolds, sweet alyssum, wax begonias, ageratum, thyme, marjoram, curly parsley. Check on the garden every day, or every few days, to harvest vegetables at their peak, herbs to season dishes for your table, and pick flowers in bloom to bring the garden’s color indoors.

BY JENN NEUBAUER Strawberries are not only delicious but they are versatile as well. When planting Strawberries we like to utilize the method of container planting. As a perennial plant, Strawberries if put in the ground will continue to spread in the area you choose to plant them. When you grow Strawberries in a vessel or hanging basket you get the joy of keeping them contained and enjoying their harvest. There are few plants that say summer quite like a Strawberry. We enjoy them on salads, making them into jams, infused into a cocktail or just as a daytime snack. Hoping this DIY planter inspires you to add Strawberries to your garden this year. Enjoy!
Here are the three types of classifications and some more common varieties of Strawberries. Everbearing - These will produce fruit throughout the entire growing season — a smaller delicious variety. As long as there is around 12 hours of daylight they will begin the production of berries. Types of Everbearing: Merlan, Loran, Alpine, Tarpan (great for containers) Day Neutral - These produce fruit 3 times per season or 3 sets of fruit: June, July & August. Types of Day Neutral: Albion, Elsanta, Elan
GATHER YOUR SUPPLIES • Three Terra Cotta Dish Planters. (I used three different sizes: 8.5”, 10.5” and 14.5”. • Organic Potting Soil • Gather your Organic Strawberry Plants (For this container I used 8 Plants) • Granular or Slow Release Fertilizer • Garden Gloves • Watering Can
TRANSPLANT YOUR STRAWBERRIES First stack your planters on top of one another to mark out the available space to transplant Strawberries into. To transplant your Strawberries you will want to remove them from their pot. Once removed you can gently squeeze the root base to release them. Place your Strawberry plants around the edge of the terra cotta dish making sure that the roots are completely covered by the soil. Water, water, water!
FILL YOUR CONTAINER Start by placing a piece of mesh or a piece of old screen over the holes on the bottom of the planters. This will prevent dirt from falling through. Next fill your vessels up ½ of the way with your Organic Soil. ADD IN YOUR FERTILIZER According to the directions on the back of your fertilizer add your fertilizer to your soil. I like to sprinkle it on top of the soil and use my hands to thoroughly mix it in. 20
COMPLETED STRAWBERRY PLANTER Place your planter in a spot with full sun and make sure it is well watered. You can fertilize your planter with an all-purpose fertilizer according to the instructions on the fertilizer.

June Bearing - These produce fruit in one set, in June. The harvest of June Bearing Strawberries tends to be a more bountiful harvest than the other varieties. Types of June Bearing: Tillamook, Northeaster, Honeoye, Jewel

intrepid, entrepreneurial spirit. In 2009, Ashley was working as a lab assistant at Greenport Hospital and moonlighting as a driver for Cindy’s Cab Company. When the owner of Cindy’s decided to sell the business, she approached Ashley first; Ashley declined the offer. Ashley had ideas about the cab business on the North Fork that she instinctively knew wouldn’t fit into Cindy’s mold. “If I’m going to start a business, I’m going to build it from the ground up.” And build she did. By 2013, Ashley had formed her company and was driving intermittently and for specific customers on a schedule. By believing that “anything is possible,” in May of 2018, Ashley took the leap into full-time entrepreneurship: she left her full time position at the hospital and started driving full time. Now operating four vehicles with five drivers, Classy Cabs is more like a personal concierge driving service than a traditional cab company. If you’re from out of town looking to experience all
