Welcome to the Presidents’ Holiday issue of North Fork Real Estate Showcase. This is our kickoff edition for 2017, and we look forward to a great year ahead! It appears that the summer rental market is off to an early start this year, with many high-end rentals already being booked. Inventory continues to be limited, particularly in the lower end of the market. Waterfront properties remain a perennial favorite, and both Greenport and Orient Village continue their hot streaks. New construction is making a comeback, with some spec building being reported. Overall, there is a positive outlook for the year ahead with new inventory coming on for the spring sales market. This being our “Color Issue,” take a look at our Design Showcase feature “Getting a Green Light,” as we learn that Pantone has chosen “Greenery” as their 2017 color of the year. s 2017 begins, another very active year is anticipated for North Fork real estate in both the rental and sales markets. Greenport Village remains hot, waterfront is always sought-after, and new construction is in demand. With inventory low, prices slowly rising, and interest rates about to creep up, a strong sales market with tight supply is expected. The North Fork continues to be a popular destination for those seeking value and quality of life. Judi Desiderio of Town & Country Real Estate expects “great things for North Fork real estate in 2017, primarily for the sales markets, but both sales and rentals should experience heightened activity. Waterfronts and farm vistas are always the golden rings. Immaculate homes realize greater returns.We are experiencing strong demand for new construction, but there is not enough new construction to satisfy demand. Inventory is very low, while a slow steady ascent of prices is expected.” Judi says, “Buckle in for a good year of fits and starts with an end result of greater number of sales and higher priced products in demand.” 16

Sheila Izzo of NFRE Inc. anticipates, “the first quarter of the New Year to be slow as it was last year, with brisker sales to follow, similar to last year. Homes in desirable summer locations priced under $450,000 are the most active segment of the market. While inventory continues to be low in these hot segments, prices have remained steady, possibly inching up. According to Southold Town’s Building Department there has been ‘quite a few new construction permits’ and Riverhead’s new construction market is down considerably.” Sheila believes, “As the winter lulls with interest rates creeping up, sales will be up considerably by year’s end.” Jill Dunbar of Douglas Elliman Real Estate says, “High-end rentals (homes with pools or on the water) have already begun to move. If the trend from last year continues, a good and active sales year is expected. Greenport Village remains very active.While inventory remains at an all time low, prices should continue their upward rise. That is the biggest challenge in 2017.” Jerry Cibulski of Century 21 Albertson Realty remarks,“The calls are coming in and the renters are asking for updated rates and availability for the 2017 season. The sales market looks very strong for 2017. Offers and showings have stayed strong over the holidays – historically the slowest period of the year – a strong indicator that the demand will continue on the North Fork. Available buyers are exceeding available sellers, creating a tighter market with less choice. Pricing has seen a sustainable increase in both Riverhead and Southold Townships and new construction is limited in availability.” Jerry predicts “strong sales with tight supply and enthusiastic buyers throughout the year as they try to beat the uptick in mortgage rates.” Sheri Winter Clarry of The Corcoran Group says, “So far sales have been busy in 2017 and I expect it to stay that way. Builders are buying land and constructing spec houses again.” JoAnn thinks, “The market will stay strong as the North Fork has so much to offer. Our beaches, farmland, vineyards, restaurants, and open vistas will continue to attract buyers to the North Fork.” Tom Uhlinger of Douglas Elliman Real Estate says, “I am cautiously optimistic about the rental season compared to 2016 and anticipate a better 2017 due to early inquiries. I expect continued strong sales. Homes that have water

view or water access in the $400K-$700K range are most active. Greenport continues to be the hot spot on the North Fork. Though inventory is down considerably, prices are stable and I expect a modest increase in 2017. s soon as you open the door to aMano, an Italian eatery in Mattituck, there is a hominess that hits you. Maybe it’s the long, burnished mahogany bar alive with happy tipplers. Or the warren of intimate rooms that flow seamlessly into each other. Or the congenial low lighting. Or the wood-fired pizza oven in the back room, giving off a flattering flicker of flame. But most probably it is the fact that many years ago – five restaurants and a couple of bars ago – this two-story edifice was a private residence. Of course, it could also be the delectable smells arising from the kitchen, not least of which is the yeasty fragrance of home-baked bread, which arrives quickly to our table. Light and airy, the thick warm slices are a wonderful foil to the frigid night outside. We are here on a Thursday during Restaurant

Week and the place is packed to its proverbial gills. Despite the lively conversation around us, we have no trouble hearing each other talk. Coowner, Adam Lovett, is zooming around to help the wait staff on this busy night, but we are able to grab him for a moment. He tells us that normally on a Thursday night in winter the place is about three-quarters as full. Sounds pleasantly lively to us. Normally Thursdays are half-price pizza night, he says. Note to self: Come back another Thursday. Did we mention that they have smoked duck pizza? We started with a pair of the very popular and tasty Slowly Simmered Meatballs, a fine-grind version that is an old family recipe of Adam’s partner, Tom Schaudel, who is also the executive chef. The spoonful of ricotta was a nice touch. Frankly, they were so big we could have just had those and a salad and been on our

On a more vegetarian note, we also had the Sautéed Cauliflower starter, nice and crunchy but we would have preferred the sweet bite of more of the dish’s golden raisins and pine nuts. According to my dinner companion, the Chicken Scarpa, a combo of lightly floured dark meat, sausage, artichoke hearts and the zing of sliced cherry peppers, was “after my own heart.” The Braised Short Ribs were exactly what they should be: tender and intensely flavorful (the wine in the sauce helped on both counts.) But it was the Pancetta-Scallion Potato Mash that came with it that was off the charts. Another note to self: Go back for the mashed potatoes. Though our diets advised otherwise, we ended on a real up-note with a velvety piece of molten flourless chocolate cake served with coffee gelato. Need we say more?

“Note to self: Come back on Half-Price Pizza Thursday.”

CANYON RANCH IS A WELLNESS CAMP FOR ADULTS

confess. I ate a packet of Dunkin’ Donuts Munchkins en route to my weekend getaway at Canyon Ranch. Not exactly a promising portent for visiting this almost three-decade old temple of wellness tucked into the Berkshires. But after a 16-wheeler blew its horn when I started to drift onto the LIE shoulder, I figured that a dose of sugar was in order. I had risen at dawn in order to arrive in time for lunch followed by a yoga class, an hour of tennis doubles and more. The schedule containing dozens of daily activities had arrived the day before and I was greedy to experience as many as possible in my two-night stay. But after my fivehour trip, the last hundred or so miles winding up the beautiful but serpentine Taconic Parkway, I had barely enough energy to eat lunch (arugulagoat cheese salad and a mini lobster roll), rest in my room and take a deeply unchallenging restorative yoga class. After which I seemed to be able to muster only enough get up and go to fall into a stupor in an infusion room where I was

enveloped by eucalyptus-drenched steam. Dinner was in the Bellefontaine Mansion, formerly a private residence. which now houses dining rooms and medical offices. An imposing replica of the Petit Trianon built in 1897, the edifice’s exterior and the interior library remain true their origins. The dining rooms have been smartly renovated and were bustling with an assortment of couples and groups of women.The spa food is tasty if you can get used to the dearth of fats and salt. At 8pm the ladies locker room lounge was filled with women awaiting treatments. It seems that the many practitioners offering modalities from Ayurvedic bodywork to anti-aging facials (there are more than 250 services!) are cranking out feel-good vibes well into the night. For my shiatsu massage I lay down on a futon where a lovely Japanese woman crouched — stretching, twisting and pulling me around in between deeply prodding tender pressure points. This was not a massage for wimps.

I awoke early the next day eager to breathe in the deep mountain air on a pole hike around the property’s 120 woodland acres. Alas, the temperature had plummeted overnight. On this morning the region’s first snowfall had turned the surrounding forest into an impenetrable winter wonderland. Perhaps if I’d consulted the program advisors at the ready to guide us on our wellness journey, I might have known about the snowshoeing and cross-country skiing. Silly me. Instead I stayed inside and accessed all activities through seemingly miles of glassenclosed walkways overlooking formal gardens. Alternating between three yoga classes, a spin class, a dip in the pool and sessions lounging by one of two crackling fires, I discovered that you create your own rhythm at Canyon Ranch. The 100,000-square-foot spa complex with its myriad of gyms, salons and inside courts (tennis, racquetball, basketball, squash) allow you to be as tranquil or as active as you wish.

GETTING A GREEN LIGHT

2017 COLOR OF THE YEAR EVOKES RENEWAL & HAPPINESS

is the season for the Pantone Color Institute to declare its color of the year. For 2017 it is shade number 15-0343, AKA “greenery” -- a bright “yellow-green shade that evokes the first days of spring.” The color authority doesn’t just pick a random hue. Its researchers spend the prior year observing trends from fashion to décor. What they noted: fashion houses from Michael Kors to Gucci showed the leaf green color on their runways. Green also showed up in other products including a new Mercedes roadster – and this is a bit of a stretch – green smoothies. I guess all that kale’s influence is wide ranging. “Greenery” is an antidote to the stressful world we find ourselves in, according to Pantone spokesperson Leatrice Eiseman. It represents, she says, a sense of renewal and hopefulness.Amen. But is it turning up on the East End? We spoke to local experts to find out what colors are showing up in East End homes.

Mecox Gardens “As an outdoor and indoor-focused home and garden furnishing resource, anything natural and green is perfect for Mecox and our clients,” says Mecox Gardens’ owner Mac Hoak, who recently commissioned New York ceramist Chris Spitzmiller to make custom colored spring green chargers and marbleized green plates. “I have also loved featuring [abstract artist] Leslie Milsten’s amazing artwork in our two Hamptons stores.” Milsten’s pieces, with their myriad shades of bright green, seem to conjure up the birds and the bees. “We also have leaf green garden stools. It’s the ideal spring and summer color for any East End home and garden.”

Mendelson Group Interior designer Gideon Mendelson admits that he never follows color trends. “Clients usually have strong feelings about color, so I let them guide me.” However, the New York head of the Mendelson Group says that when undertaking country projects he “takes cues” from his surroundings. “What makes the

Hamptons so special is that you have a little bit of everything – ocean, beaches, farmland and lush lawns.” Hence, blues and greens are his go-to East End hues with Pantone’s Greenery creating the “perfect tone for a sophisticated and lively space.” He pairs it with neutrals such as a muted olive and contrasts it with” hits of turquoise” to forge “an energetic palette.”

Sea Green Designs It’s no mistake that interior designer Shannon Willey calls her design firm and Jobs Lane home furnishings boutique Sea Green Designs. “My interior design is inspired by our coastal surroundings,” she says. “I’m always incorporating shades of blues and greens into my work.” Yet – do you notice a theme cropping up? – her backdrops are neutral while she reserves “pops of color” as accents.While she is not using Greenery at the moment, she says: “I will be incorporating it in accent pieces on future projects.” Her shop also carries several small landscape paintings “with that refreshing feeling that Pantone refers to. I can see them working well in a small space.”

Elsa Soyars Interiors Elsa Soyars, head of her eponymous interior design firm, has been using Greenery, or at least leafy greens, for the last two years. “Greenery is a great fresh color that has a Pop Art feel,” says the designer who works between the Hamptons and New York. “It’s a very energizing modern color.” It is also easily mixed with other colors such as whites, greys, turquoise and teals, says the designer who has used it in art, upholstery and accessories. “You’re not limited to how you can play with it.”

Debra Geller Interior Design East Hampton interior designer, Debra Geller, is not enamored of Greenery unless it is used as an accent and mixed with other colors such as teal or a warm hue like orange. Instead, Geller is taking her color cues from Benjamin Moore, which has named its paint, Shadow 2117-30, as the company’s color of the year. And it couldn’t be more different than Pantone’s Greenery. Shadow is a deep purple, “rich, royal and elegant,” according to Geller. “Dark colors create a sensual mood,” she says. Color is a huge factor in her work. “The first thing I ask my clients is what colors they love and don’t like. Color can affect your mood greatly.” For a bedroom she chooses soothing shades such as light lavenders and blues, and of course white. She makes sure to check that a home’s colors “look good with the colors in your closet.You’re literally wearing your house all day long, so you want to paint it colors that make you feel good.” But she has a word of warning: “Don’t pick colors at sunset.” Light at that time of day impacts perception. “Put colors on a wall in the morning and look at them throughout day.” P R E S I D E N T S ’ D AY 2 0 1 7
