F

or the last 11 months, my mission has been to provide CEOs with advice on the “what to do” as opposed to the “how to do” to successfully grow a business. My focus has been on strategy, not tactics.

In January, I provided insight on determining competitive advantage using the research provided in the book The Discipline of Market Leaders.

The next month I recommended that for the next 12 months, the company should set a maximum of five priorities to accomplish.

In March, the advice was to acknowledge and address the limitations of the company.

Getting clear on the company mission statement was my advice for April. The goal is to craft a statement that is short, simple to understand, and applies to, and links, every employee.

My May column discussed the importance of CEO ownership of cash flow and to understand that “growth sucks cash.”

In June, I outlined the need for alignment both internally and externally to achieve consistent growth. This means sharing revenue goals and strategies and closing the communication chasm between internal support staff and clients.

The need for having and maintaining a system of formal accountability and instilling a sense of urgency in every department and with every employee is critical. This was my July message.

I suggested in my August column that for any company to grow, the leader must grow first. That means the CEO must become a life-long learner. The CEO must then set the expectation that all employees must also be continually learning.

ness growth and alignment. Not only should employees be meeting with clients, suppliers and business partners, company leadership should end their isolation and interact with their own employees.

My challenge in October’s column was to “engage the disengaged.” Far too many employees are not connected or committed to the work that needs to be done each day.

My November column stated that “your company is only as good as your management team” and it makes sense to evaluate, objectively, if your managers are actually managing or just going through the motions.

Which leads me to the final column on providing direction and education on “what to do” in terms of setting and executing strategy to grow your company.

It’s an easy one: Enjoy your journey.

What do I mean? If you aren’t having fun leading your company, if it is a chore to be there, and you get little or no joy from what takes place each day,

just imagine the vibe you are conveying.

Your attitude sets the tone for the business, and if your mood is more grumpy, angry, frustrated than not, you’re clearly not enjoying the journey.

Work doesn’t always have to be fun, but the more you smile, the more you laugh, the more joy you spread in your company, the more you celebrate wins, both large and small, the better you and the company will be.

Enjoying your journey starts and ends with the person you see in the mirror.

You should be smiling.

Five Gratitude Habits to Start Today PATRICK MOODY

e all get downhearted at times.

When pessimism peers around the corner, taking the time to count your blessings—no matter how big or small—may give you a new perspective. This positive way of thinking may even be good for your mental health.

According to Mental Health America (MHA) and other experts, research suggests that intentional acts of gratitude can perk up your mood. For one, the positive feelings they evoke may crowd out negative thoughts that bring us down.

Showing gratitude also may trigger feelgood chemicals, like dopamine, reports HelpGuide.org. It’s no wonder that grateful people tend to be optimistic. Gratitude has also been linked to better sleep, less loneliness, higher self-esteem and improved relationships.

Gratitude may help your physical health too.

According to the American Heart Association (AHA), gratitude can lower blood pressure.

Moreover, MHA reports that people who practice gratitude have fewer physical complaints.

Five ways to practice gratitude Inspired to try a little gratitude? Consider the following suggestions. They’re based on information from the AHA, HelpGuide and other health experts.

Keep a gratitude journal. Use a notebook, your phone or computer to jot down one or more things worth celebrating. This can be anything from something that made you smile to major positive events. Write in your journal at the end of each day or week.

Tell someone today what you appreciate about them. Express your gratitude to them in person or through a phone call, text or thank-you letter.

Smell the roses. Life moves quickly. Slow down and linger longer on the little moments. Maybe that’s the taste and texture of a delicious meal, the vibrant colors of sunset, or the tenderness in a loved one’s smile.

Use gratitude to counter negativity in the moment. When something brings you down, stop and think about something

that’s going your way.

Celebrate you. Think of one (or more!) things you like about yourself. Then stand before a mirror and say them aloud. Of all

the things to be grateful for, you’re right up there at the top.

The SCV’s Biggest Business Stories in 2023

T

his has been a huge year for the Santa Clarita Valley business community.

There have been new deals, developments and regulations that could play a huge role in shaping the future of the entire region.

The city’s largest source of sales tax revenue, the local shopping mecca known as the Valencia Town Center, for the time being, now has a new owner.

Santa Clarita City Council greenlit a film and television production facility that could bring billions of dollars of investment to the region and further cement the area’s reputation as a filming destination for years.

And housing laws that for years have sought to erode local control as a way to solve the state’s housing shortage are now starting to show up in developments being proposed throughout the city.

So let’s take a quick look back at some of the biggest stories of 2023, which are likely to have a big impact in 2024, as well.

The Future of the Mall

The Santa Clarita Valley Signal for months had been hearing of problems at Unibail-Rodamco-Westfield with respect to its investment in the Santa Clarita Valley, and the U.S. retail market in general.

In January, it was announced that Westfield had defaulted on its nearly $200 million loan for the property. On the heels of announcements that URW was planning to divest itself of its U.S. assets, it seemed like only a matter of time before the mall had new owners.

Enter Centennial.

The $199 million sale of the Valencia Town Center announced in September included 15 parcels, which is most of the buildings known as the mall, but not all of them, according to Centennial Chief Investment Officer Carl Tash.

The city has a vested interest in the town center area as a property owner as well. The Valencia Library is included in the Town Center Area Plan, but not the Centennial property. The mall-adjacent property the city owns is “the small parking lot just north of the Bank of

America building and south of the Fire Station,” according to city officials.

In terms of timelines, Centennial has yet to announce a new name for the project, and Tash said in the fall a realistic timeline was 18 to 24 months for shovels to go into the ground on planned renovations.

Lights, Camera, Shadowbox

Shortly before the sale of the mall was announced, the SCV business community was hit with another big piece of news: Shadowbox Studios received permission to transform 1.3 million square feet of North Newhall and Placerita Canyon into a state-of-the-art studio.

The plans for a 93-acre full-service film and television studio with 19 soundstages and its supporting facilities were recommended for approval in August.

In addition to the massive economic benefit to the city, a big attraction of the project for City Councilman Cameron Smyth mentioned is that it isn’t being proposed as a major housing development because the city would have had little say in the approval if it had been, due to state laws that encourage housing density as a means to address a statewide shortage.

The timeline for the build, which is expected to begin next year, is approximately 18 to 24 months, according to officials.

New Multifamily Buildings Proposed for City

Smyth’s comments after Shadowbox were also made with the understanding of what was being proposed within the

city while the city was considering Shadowbox.

In fact, applications meant to take advantage of state laws that remove local control over the decision-making process on everything from aesthetics to density and parking brought proposals for hundreds and hundreds of apartment units.

The same Beverly Hills-based developer for example proposed to the city’s Planning Division pre-applications for: a 17.6-acre development south of Newhall Avenue at Sierra Highway for 1,020 units; one just north of Newhall Avenue, also along Highway 14, that calls for a six-story residential tower and 106 units per floor, about 630 units; a project just northwest of Fambrough Street and Ebelden Avenue — about a half-mile west of The Old Road, which would put 1,120 apartment units on about 17 acres.

Sotto Capital Group is using Senate Bill 330, the Housing Crisis Act of 2019, to propose 1,656 market-rate and lowincome housing units in Elsmere Canyon, north and south of Newhall Avenue on vacant land between Highway 14 and Sierra Highway.

The city is working on reviewing the legality of what’s been proposed, Crawford said. The online information planners have is a bare-bones proposal, which is what the state law requires to place the project in the queue for “consideration.” 

hether you’ve been diagnosed with hearing loss or not, there are things you can do to minimize the risk of it getting worse.

1. Turn down the volume: Without a doubt, the easiest way to prevent hearing loss is to reduce the volume of the noise in your environment. 2. Take a walk (or a jog): Exercise is one of the most beneficial things you can do for your overall health. Is it any surprise it’s good for your hearing health, too?

Hearing health professionals believe exercise increases the blood flow to the ear. Good

blood flow is essential to the health of the tiny hair cells in the inner ear which are responsible for translating the sound your ears collect into electrical impulses for your brain to translate.

These hair cells do not regenerate, so our hearing suffers permanently when they die or are damaged.

4. Schedule a hearing evaluation: The best way to improve your hearing health is to establish a relationship with a hearing healthcare professional you trust. This professional can administer a base line hearing evaluation to determine the current health of your hearing and monitor it as you grow older.

3. Stop smoking: If you’ve been waiting for a good reason to stop smoking, here’s one: Smoking is linked to hearing loss.

Medical professionals believe the nicotine and carbon monoxide in cigarettes tighten your blood vessels, effectively starving your inner ear of the oxygen it needs to keep hair cells in the cochlea healthy. Nicotine can also affect the neurotransmitters in the auditory nerve, preventing them from correctly processing sound.

Fortunately, kicking the habit is almost immediately beneficial to your health. The American Heart Association says your lungs will begin to heal themselves as soon as you stop smoking.

Those who quit also reduce their risk of developing heart disease, lung cancer and early death from smoking-related disease.

5. Diagnosed with hearing loss? Wear your hearing aids: You’ll be doing yourself a big favor if you wear them as recommended.

Amplification provides the “brain boost” your ears need to send sound waves to the auditory region of the brain, where it’s processed as recognizable sound. If hearing loss is left untreated, brain atrophy can occur, making it much harder to hear.

Successful Habit No. 1: Be Proactive

ne of the best-selling books of all time in the field of personal and professional development is “The 7 Habits of Highly Effective People” by the late Dr. Stephen Covey. I first read this book in the early 2000s as part of a leadership track I was on with Marriott International, where I served as a regional finance director.

This book had a profound impact on me, and as I reflect back. It’s because Covey spoke to principles rather than techniques for self-improvement.

Principles are universal.

They apply to all people at

Building successful habits around universal principles can be more than effective than doing so around techniques all times. They are objective, existing with or without our permission, external to us, and timeless.

Gravity is a good example of a natural law — a principle.

You can say you don’t agree with gravity, try to repeal the law or declare that it doesn’t work for you. Yet, if you jump off the roof of a building, gravity will prove that you are subject to it.

The Golden Rule is another example of a principle. If we don’t treat people the way we want to be treated, we will find ourselves surrounded

by broken relationships or, at best, mediocre ones that are transactional rather than relational.

Principles govern. As imperfect people, we sometimes break ourselves against principles. When we do, two outcomes reign: we either learn to adjust our thinking and behavior with the universal, timeless, and objective principle, or we dust ourselves off and repeat the process, carrying on our merry way as if we are captains of our own universe.

Attaching some skyhooks to these lofty, heady ideas and pulling those clamps right to the ground, I was reminded this week of Habit 1 — Be Proactive. The opposite of being proactive is to be reactive.

To be proactive at work is to go the extra mile, beyond the job description, and to be the person who gets things done and looks for solutions rather than bemoaning the problem.

I observed a lack of proactivity this week in one of our clients — a classic example of a lapse in personal accountability that caused a significant issue. It distilled down to someone not caring because it wasn’t on their job description. This person assumed that another would do what needed to be done. Trouble was, because the first person hadn’t done their part, the other didn’t have what they needed, and they assumed that someone else would take care of it, at some point.

In the midst of all this lack of proactivity was us — the

vendor partner. For only the second time in 17 years, we decided to fire a client, and that’s just what we did. We informed all three of them of our decision to let them go as a client.

We emailed all three of them: the first person, the other person and the one who did nothing. The first person was annoyed, blaming the one who did nothing. The one who did nothing was disappointed, asking for us to reconsider our decision and blaming the other person.

Remember, Covey’s concepts can relate to our personal as well as our professional lives. I’m not Mr. Perfect Proactivity, yet I’ve found I can attach more sky hooks to Stephen’s governing principles by pulling to the ground the idea that as a new homeowner, I can either moan about things or do something to help.

I hear neighbors bemoaning the street signage, so I’ve engaged the homeowners association to make a change.

I hear neighbors complaining about an alarm chirp, so I’ve got the commitment from that neighborhood’s HOA to attempt to source and solve it.

Some were enraged by a noisy neighbor, so I took the lead on bringing some peace through the HOA processes.

Hey, I think I may even join the HOA — now that’s being really proactive.

A Look Back at Some of the SCV’s Priciest Listings

S

ince launching a look at the biggest listings this year over the summer, the Santa Clarita Valley Business Journal has reported on some eye-catching, multimillion-dollar properties.

The information comes from the Southland Regional Association of Realtors, which releases monthly reports on sales figures based on its significant database.

The listings highlight the diverse spread of quality properties throughout the SCV — with one property on the west end not far from Interstate 5, another spread on Sierra Highway not far from Sand Canyon, not far from The Gentle Barn. It’s also an interesting glimpse at the value identified at or near the top of the market for a new listing on any given month.

Here’s a look back at the cream of the crop:

In July, a home on Meadowridge Drive in the guard-gated community of Westridge in Valencia at 25682 Oak Meadow Drive features five bed-

In August, there was a $5.5 million lot with a 1,400-square-foot, two-bedroom, two-bathroom home, on just over 5.5 acres on Sierra Highway listed by Brian Hatkoff of Hatkoff Investments.

The next month, we just moved down Sierra Highway, as Agua Dulce Winery was the biggest local listing on the market — and for the year — an $11.8 million lot featuring a colonial-style main house with five bedrooms and four and three-quarters bathrooms, according to Adam Brawer of Adam Brawer Estates with Compass.

Another Westridge home that highlighted the list was a six-bedroom, six-bathroom beauty with a great location at the end of the cul-de-sac at 25505 Oak Savannah Court.

The home is being listed by Kathy Bost, who leads the Kathy Bost Team at Remax. 

Average Active List Price Passes $1.1 Million

T

he Southland Regional Association of Realtors released its most recent data for the Santa Clarita Valley real estate market.

The organization, which is the largest of its kind in the area and provides comprehensive listing data, issues a report each month on the status of the SCV and San Fernando Valley markets.

The association’s reports include median home price, inventory levels and the average number of days a home spends on the market, which are all important indicators.

The SRAR also provides insights with its reports, and the standout takeaway from Anthony Bedgood, president of the SCV Division of the SRAR, was the lasting value of SCV property and that the con-

ditions are ripe for a buyers’ market.

“These figures demonstrate the enduring appeal and value of Santa Clarita Valley real estate, even in a fluctuating market,” Bedgood wrote in an SRAR release. “The decrease in listings indicates a more competitive environment for buyers.”

While sellers haven’t seen a big dropoff in price — the median price of homes is actually up $20,000 ($810,000) over the same time one year ago — there are fewer new listings, which could also indicate the start of a seasonal slowdown.

The number of new escrows opened last month, 151, also represented a significant drop over the same time last year, when there were more than 200. There also tends to be less market activity directly around the holidays.

That’s also more reflective of the annual numbers for 2023, which have seen

far fewer sales than last year based on the year-to-date data. There have been a little over 2,100 so far this year based on the data from the SRAR, and at the same time last year, there had already been close to 3,000. The sales volume still hasn’t approached prepandemic levels — more than 3,400 escrows had been closed by the same time in 2019, up from about 3,200 at the same time in 2019.

The lower supply numbers haven’t had too much of an impact on the prices for SCV single-family homes and condos, demomnstrating Bedgood’s point about the value.

The active average list price in thousands for condos is almost $616,000 in October; the figure for single-family homes was nearly $1.1 million. For the same time last year, the price for condos was $584,000 and for single-family homes it was $974,000. 

he SCVEDC promotes policies, programs, and activities that seek to create and retain high-quality jobs, ultimately facilitating economic growth. We regularly work with community partners, educational institutions, and local businesses (like you) to facilitate workforce development efforts and programs.

One of these great programs is the Employment Training Panel (ETP). ETP provides businesses with little to no cost, subsidized training programs that are specifically tailored to increase efficiencies, enhance productivity, and improve your teams’ capabilities. In partnership with College of the Canyons’ Employee Training Institute (ETI), we've worked with several SCV companies who've benefited from ETP, like Logix Federal Credit Union.

Logix Federal Credit Union provides a shining example of how a cultural commitment to employee training and career development delivers stunning results: improved morale, employee retention, and promotional advancements. In a time where businesses both large and small struggle to retain and attract needed talent, Logix has found that investing in their own employees delivers bottom-line results.

Though training programs cost time and money, Logix has tapped into a wealth of financial support through state-subsidized training pathways, available through resources right here in the Santa Clarita Valley.

SMALL BUSINESS Small Businesses are at the core of our Chamber’s membership and are the backbone of our economy. The Chamber offers a variety of educational and networking programming to help your small business thrive.

The council focuses on three main objectives: Advises the SCV Chamber on small business related issues, programming and networking opportunities; Supports the Chambers “Retail Walks” with elected officials; and helps promote the nationwide “Small Business Saturday” program which highlights small businesses on the Saturday after Thanksgiving.

Our Black Business Council works to inspire, empower, and promote the economic growth and sustainability of black businesses, entrepreneurs, and professionals within the Santa Clarita Valley. In addition it serves as a catalyst for engagement, awareness building and consultation; eliminate barriers to opportunities and addresses issues unique to black owned businesses, professionals, and their families.

API BUSINESS COUNCIL Our Asian Pacific Islander Council works to identify and advance API-owned businesses and business leaders in the Santa Clarita Valley. The API Council develops programs and offers resources to strengthen the API business community. The purpose of the API Council is to build and foster community among API-owned businesses to create a positive impact in where we work and reside.

NON-PROFIT COUNCIL The SCV has a strong philanthropic community with more than 100 locally-based nonprofit organizations that help our community thrive. Our non-profits are a key reason why Santa Clarita is a great community and always looking towards a better future. Some current job roles that are gaining momentum are maintenance technicians, robot programmers, data analysts, AI specialists, human-robot interaction specialists, and robotics trainers.

Traditional maintenance roles are evolving to include robotic systems.

Workers with a background in mechanical or electrical engineering can undergo specialized training to become experts in diagnosing and fixing issues with robotic equipment.

Holiday Season Spotlights Property Tax Savings’ Programs

s we move forward into this holiday season, I wanted to remind your readers of the property tax savings’ programs that my office has available for qualified recipients. I know this is not exactly an exciting topic and I have shared these with you before in earlier columns, but saving money is always a good thing and I believe it’s worth repeating.

In fact, last year my office provided taxpayers with more than $700 million in savings through various exemptions and exclusions.

Let’s start with the easiest to access: the Homeowners’ Exemption, HOX, is available to anyone who owns their home and who occupies it as their principal residence as of January 1. It reduces your assessed value by $7,000, which will save you about $70 of your property tax bill every year.

To say this is an easy way to save money is an understatement, but nearly one in three homeowners in Los Angeles County do not take advantage of this tax savings program, leaving $30 million unclaimed each year. Across the County, an additional 435,000 families can be saving on their tax bills.

What about property tax savings for veterans? If you are a single veteran with assets of less than $5,000, a married veteran with assets of less than $10,000, or an unmarried surviving spouse of an eligible veteran, you may apply for the Veterans’ Exemption of $4,000, which is applied to the assessed value

of your property.

The Disabled Veterans’ Property Tax Exemption is for disabled veterans blind in both eyes; with the loss of the use of two or more limbs; or when totally disabled because of injury or disease incurred while in active military service. Unmarried surviving spouses of certain deceased veterans may also qualify. The Low-Income Disabled Veterans’ Exemption provides additional savings if a disabled veteran (meeting above requirements) also meets lowincome requirements.

I just wrote about this last month but it’s important to note that there is legislative movement to increase the savings with this exemption by allowing those that qualify to receive both the HOX and the veterans’ exemptions, thereby significantly increasing the savings.

There’s also disaster relief available through filing the Misfortune or Calamity application. Property that is damaged by a disaster, such as fire, flood or earthquake, or other calamity, which may include civil unrest, may qualify for a temporary reduction in taxable value. Physical damage to the property must be valued at least $10,000.

Then there’s the Declinein-Value (also known as DIV or Prop 8), which allows for a temporary reduction in a property’s assessed value.

This occurs when the current market value of a property is less than the assessed baseyear value as of January 1. A DIV review may be requested through the Assessor’s Office and can be done online.

The Disabled Resident Exclusion may allow a severely and permanently disabled homeowner to qualify to

transfer the taxable value of an existing residence to a replacement residence in a participating county. The Disabled Resident Exclusion also allows accommodations to be made to an existing residence without a partial reassessment for new construction.

If you are a homeowner who is over 55, severely disabled or the victim of a natural disaster, you may be eligible to transfer your property tax base when you sell your home and buy a new one. This also allows qualified homeowners to buy a home anywhere in the state, it allows the transfer of the property tax base up to three times, and it allows you to transfer the tax base to a home of any value.

There are also ways to save when protecting the environment. The initial purchaser of a building with an active solar energy system may qualify for an exclusion from assessment on that portion of the value attributable to the system.

When adding a solar energy system to your current home, the new system is automatically excluded from assessment.

In June 2018, Proposition 72 was approved by California voters to exclude rainwater capture systems from assessments. Thanks to this mea-

sure, the initial purchaser of a property with a rainwater capture system may be eligible for an exclusion of the rainwater capture system assessment. When adding a rainwater capture system to your current home, the new system will be automatically excluded from your property’s assessment.
