From Our Perspective IS THE MARKET SHIFTING? As the seasons change, we are starting to notice a shift in the Real Estate landscape on Long Island. In a year-over-year analysis of closed sales activity, Nassau County is down 1% from the previous year, and Suffolk County is down 2%. While the number of home sales may be slowing down, prices are still on the rise. The average sales price in Nassau County has risen 3.6%, while Suffolk County has seen a gain of 5.5% year-over-year. With interest rates rising, buying power is diminishing, therefore sellers now need to be even more aware of where to position their home on the market to sell. Contrary to many news stories, the number of homes listed for sale in 2018 have actually increased on a year-over-year basis. Another observation of the Long Island market is that the first-time buyer home inventory is moving very quickly, while the luxury market in many areas is slowing down, with more inventory for buyers to choose from.
