We see this every year as the Spring Market comes into full bloom, with buyers and sellers ready to make a change. We hope the second quarter of 2019 is a prosperous one for all. In this latest edition of our Quarterly Market Report, you will see how hyper-local real estate really is. Some towns have seen double digit appreciation, while others have seen home prices decrease year-over-year. The number of homes sold during the first quarter of 2019 is down 2.4% in Nassau County and down 3.1% in Suffolk County compared to the same period last year. The average sales price in both counties increased by approximately 1.75% for the quarter (based on data from the Multiple Listing Service of Long Island). The lower interest rates seem to be a key driving force behind the buyer’s motivation to purchase a home right now, and competition is fierce in the entry level market. Additionally, jumbo mortgage interest rates are priced similarly to conforming mortgage rates. The one thing to keep in mind is that the real estate market is fluid and constantly changing.
