Year-to-Date Market Review A YEAR LIKE NO OTHER
So long, sweet summer! Fall is in the air, the leaves are changing, and we’re (finally) in the home stretch of 2020. COVID-19 continues to impact our daily lives, and it has prompted everyone to take note of their immediate living environment. In a traditional real estate market, buyer activity starts to wane by mid-summer, just in time for those late summer vacations. This year, however, the residential real estate market continues to show unprecedented strength with record numbers of homes going into contract in July and August. The flurry of “highest and best� in multipleoffer scenarios has become the norm leaving plenty of buyers in the pipeline to continue the bidding wars. According to a study by the National Association of Realtors (NAR), properties listed in August were on the market for an average of just 22 days before going into contract. While the US economy struggles to regain the momentum it had prior to COVID-19, another interesting report from NAR states that for every home that sells in New York, $92,000 is generated into the local economy. Certainly, the housing market has been one of the bright spots in the dimly lit economy. Although the market may taper a bit as the nation awaits the Presidential election results, it is still an opportune time to purchase or sell a home. With historically low mortgage interest rates, buying power has never been greater, and sellers have a command audience.
