Annual Report

IT’S A NEW YEAR 2020 was a year like no other. Due to Covid-19, many of our neighbors, friends and families have experienced life-changing and devastating hardships. Concurrently, both locally and nationally we have seen a strong and thriving real estate market powered by a 500% increase in people moving from cities to the suburbs, including a 27% increase in “temporary moves”- keeping suburban rental prices at their peak. In November and December respectively, we saw record highs and lows with the Dow reaching over 30,000, and mortgage rates falling to 2.66%. With these falling interest rates, came an extraordinary amount of pent-up buyer demand and fierce competition amongst buyers as new listings hit the market. A year of change - normally when the school year begins, the pool of buyers diminishes. After losing out in bidding wars during the summer, and with both parents and children challenged by the prospect of another year working and learning remotely, many families continued their home search throughout the fall to find a home more suitable to their new norm. The desire for the ever popular “open floor plan” has been replaced with that of more useable space and levels. Also, as more young adults have moved back home to work, we have seen a continued boost in multi-generational home sales. According to OneKey MLS, the Median Closed Sale Price in Suffolk County was up 11.3% from 2019, and up 7.5% in Nassau County. On Long Island, despite a 3-month pause in real estate activities due to the pandemic, Pending (Under Contract) Sales activity in 2020 was up 2.2% from 2019. We expect to continue to see stronger than normal months of home sales in the upcoming months. Amidst so much change for everyone, one thing is for certain – the events of 2020 have made us all address and embrace the importance of both HOME and FAMILY! Despite the challenges of last year, Signature is proud of the support we were able to lend our communities in a time of need.
