COMPETITION REMAINS STRONG Summer has come to an end, and it’s time for all things fall! As we start the feel a chill in the air, the national housing market remains hot. A record low shortage of homes available for sale combined with historically low interest rates have continued to drive home prices to all-time highs in many cities across the country, and the Long Island housing market is no exception. According to data taken from OneKey MLS, September 2021 closed median residential home sales price in Nassau County was $685,000, which represents an increase of 14.3% when compared to September of 2020. Suffolk Counties’ median home sale of $540,000 is a jump of 11.3% over last year’s reported price of $485,000. The total number of available residential listings on the MLS in September 2021 is 12,860, which is 1.4% less than the inventory reported in August. Historically, the pool of buyers thins out in July and August as people are busy enjoying the sweetness of summer by hitting the beach and going on vacations with their families. Compared to last summer, where we saw no shortage of buyers, this year, the market was more in line with a normalized summer market. As we hit September, buyers came back in full force, and we still see increased activity in the marketplace. While you may hear that real estate transactions are stalling and the market is cooling off, technically it is, but only when you compare it to the anomaly that was the 2020 real estate market; however when compared to 2019, which was the last normalized market we saw, we continue to outpace the pre-pandemic year from a sales and pricing standpoint. The seasons are changing, and if you’re thinking about making a move, it’s still never been a better time to sell with the scale continuing to be tipped in the seller’s favor. Competition remains strong, and buyers need to have a competitive edge and stay informed on new listings as they hit the market.
