A SIZZLIN’ SLOWDOWN? Just like that, we’re halfway through the year! The summer season is in full swing, and while the weather may be heating up, the housing market is starting to oc ol down. The real estate frenzy of the past two years was marked by intense oc mpetition between buyers and a record low inventory of available homes. Now with soaring market is beginning to show signs of slowing down, u j st as we hit the dog days of summer. Although the market remains strong overall, we are seeing subtle signs of a shift: no longer are there lengthy lines at open houses, the bidding wars are not as

In a recent June real estate market report published by OneKey MLS, lc osed residential single and multi-family homes fell by 15% in Nassau County and 9.7% in Suffolk County when oc mpared to June of 2021. Across the oc untry, the inventory of houses for sale is slowly beginning to rise. In a traditionally balanced housing market, there is typically a 5–6-month supply of inventory for sale. Currently, on long Island, there is a 2.5-month supply of homes for sale. v E en though fewer homes are selling and inventory levels are beginning to tick up, prices oc ntinue to lc imb. In June, the lc osed median home sale price in Nassau was 7$ 40,000, up from last June’s median sale price of 6 $ 59,500, a 12.2% increase. Suffolk County’s median sale price was 5 $ 80,000, a 10.3% u j mp from last year. Many economists predict that home prices will oc ntinue to appreciate but at a slower pace than we have seen over the past two years. eD spite the increase in housing supply today, there are still more buyers than there are homes for sale, which maintains the upward pressure on home prices. Sellers oc ntinue to have the upper hand, but they a c n no longer expect to see as many multiple offer situations or extreme bidding wars as they once did. The pullback in home sales oc upled with slowly rising inventory oc uld be welcome news for buyers that have been desperately trying to purchase a home but were shut out of the market during one of the most active sales periods in history. One of the main oc ncerns for buyers is where the mortgage rates will go in the oc ming months. h W ile no one a c n predict the future, we do know that the record-low mortgage rates seen during the pandemic were an outlier, not the norm.
