Year-to-Date Market Review STABILIZATION ON THE HORIZON?

Fall is finally here! The air is crisp, the leaves are changing, and it’s time for all things pumpkin spice, yum!

Just as the weather changes, a “change” is also taking place in the once red-hot housing market. Gone are the days where homes were purchased sight unseen, over the asking price, with no mortgage contingency or home inspection taking place. Prices have begun to decelerate across the country and mortgage rates have skyrocketed since the beginning of the year making home affordability a challenge for many buyers.

According to the National Association of Realtors the economic impact of one home sold in New York state last year was $137,700 which goes directly back into the local economy. Additionally, NAR said that for each home sold two new jobs are created. So, the business of real estate plays a vital role to the overall economy. As the Federal Reserve looks to tamper down record high inflation its monetary policies and raising rates will have adverse effect on the housing industry and those business that are connected to it.

“Even as the market enters a long overdue period of correction, homes are still selling quickly, and prices are still going up. The previously enormous imbalance between supply and demand was a major factor in driving up home prices in the past two years. Inventory is still expected to remain tight for the foreseeable future but will continue to stabilize as we see the availability of homes for sale slowly increase. We need that imbalance to continue to get better aligned so that prices increase at a more sustainable pace.” Federal Reserve Chairman Jerome Powell

Despite the many signs of cooling down, the market on Long Island remains stable primarily due to a continued shortage of supply of homes for sale. Currently Suffolk County has a 2.8 months’ supply of inventory for sale while Nassau has a 3.1 months’ supply available. In a more balanced market, a 5–6-month supply is considered the norm.

In a year-over-year comparison newly listed homes coming to market were down -4.6% in Suffolk County and -8% in Nassau County. Home prices on Long Island continue to rise as the September median sale price in Nassau and Suffolk counties were up almost 5% when compared to September 2021. Closed sales however are off about -10% in both counties during that same period based on data taken from OneKey MLS.

With higher rates and rising prices, it is much easier to purchase a home in these conditions than it has been in the past two years. Buyers now have more choices and more leverage to negotiate as more homes begin to hit the market.
