The spring season has traditionally been the time when the real estate market experiences a surge in activity with a significant supply of new properties that meet the requirements of both buyers and sellers. However, recent years have brought about significant changes that have resulted in a more challenging environment for those looking to buy or sell. The current spring market of 2023 is proving to be even more challenging than in years past, with economic uncertainty causing doubts about the stability and affordability of housing nationwide. The real estate market has seen a lack of consistency in recent years, with unpredictability being the only consistent factor.

For prospective homebuyers on Long Island, a major obstacle is the lack of available housing inventory. In Nassau County, new listings are down by 8% compared to the same period last year, while in Suffolk County, the number of new listings has fallen by 14% year over year. These figures reflect historic lows in inventory levels, resulting in long lines at open houses and bidding wars for the most desirable properties. Despite these challenges, the continued demand for homes has kept prices relatively stable.

In March 2023, the closed median sale price for Nassau County was $675,000, a slight decrease from March 2022 when the closed median sale price was $680,000. Similarly, in Suffolk County, the closed year-over-year median sale price fell by 2.5%, from $529,000 in 2022 to $515,000 in 2023. The limited inventory and mortgage rate spikes have led to a decrease in the number of homes sold, with home sales in Nassau County dropping by 37% compared to the previous year, and closed sales in Suffolk falling by 29%.

The recent volatility in mortgage rates has led to greater caution among potential buyers, who are more hesitant to make significant financial decisions. For those who choose to delay purchasing a home due to uncertainty surrounding mortgage rates, renting is often the only alternative. This has led to deteriorating rental affordability, especially in New York City, where rental prices have increased by over 30% in some areas since the beginning of the pandemic.

Despite the challenges, purchasing a home at a higher rate can provide stability and security regarding monthly payments, especially in an inflationary economic environment where rent costs continue to rise. There is increasing optimism among experts as the housing market peaks throughout the spring and summer, especially as mortgage rates continue to decline and inflation shows signs of decelerating.
