THE BATTLE OF SCARCITY In 2023, the real estate scene on Long Island experienced significant changes, finishing the year with the lowest recorded number of homes for sale in New York history! Additionally, mortgage rates hit a 20-year high in 2023 causing many buyers and sellers to put their plans of moving on pause. Despite these challenges the Long Island real estate market continued to show remarkable resilience and strength. Although we have seen a noticeable slowdown in the rapid home price appreciation increases of the Covid pandemic years, 2023 finished off in positive territory. Nassau County saw a 2.2% year over year increase in the median sales price, reaching an all-time high of $690,000. At the same time, Suffolk County saw a 3.4% rise in the median price, obtaining $565,000, according to a report from the New York State Association of Realtors. Their analysis also emphasizes that, due to the shortage of available inventory and continued buyer demand, sellers in both Nassau and Suffolk counties received multiple offers and above asking price in many circumstances. Newly published data obtained from OneKey MLS reveals a 22% yearover-year decrease in newly listed properties for sale across Long Island, creating an extremely competitive environment for buyers vying for the best properties and directly impacting home prices. The significant drop in inventory led to a 28% decline in closed sales in Nassau County and a 19% drop in Suffolk County compared to the previous year. Our agents report that buyers are aggressively looking for properties as the spring selling season is approaching. Our smartest home sellers understand the current market conditions are getting head-start on market, listing their homes for sale before the temperature starts rising. As we enter the new year analysts are predicting an environment with the possibility of multiple interest rates rate cuts. This news is particularly welcomed by buyers who have been priced out of the current market and sellers who have been hesitant to sell due to the high rates they would have to pay when purchasing a new home. Looking ahead, the expected moderation in price growth brings hope for a more balanced and sustainable housing market in 2024.
