Welcome to the 2024 first quarter report of home sales for Nassau and Suffolk Counties! We have been keeping a close eye on these two counties and how the real estate market has been evolving.
Nassau and Suffolk each present their own timeline in terms of home sales. Suffolk County experienced a robust 4.3% increase in listing activity compared to the first quarter of 2023, whereas Nassau County faced a 4% decrease in new listings. Despite this difference, both counties underwent a similar 4% reduction in the number of home sale contracts being signed, indicating a subtle slowdown in market activity.
A notable distinction between the counties lies in their sales performance. Suffolk County saw a 7% decrease in closed sales, contrasting with Nassau County’s 2.2% increase. This discrepancy underscores the unique dynamics influencing buyer and seller behaviors in each area.
The predominant trend across both counties is the increase in home prices. In Nassau, prices surged by 9.5% compared to March 2023, while Suffolk experienced an even greater increase of 12.8% during the same time period.
Despite the challenges posed by heightened competition, limited inventory, rising prices and increased mortgage rates, buyer activity remains strong. Competition for the most desirable properties remains fierce, particularly for first time homebuyers, regardless of price point.
