EFFECTIVE CUMULATIVE
BRIEF: A public and communal program: affordable housing in the city Hládkov, Keplerova, and Parléřova street defines the site, at the tram stop Pohořelec. Affordable living (apartments being rented by the city) combined with complementary functions to the adjacent high school (small library, communal spaces, workshops, gym etc.) Building is imagined as both an object and an action. ‘Hidden lines’ are abscent figures and forces, which are nevertheless present within form. < Le tracé régulateur est un moyen; il n’est pas une recette. A question of perception and reading. There is no true answer, there is only a speculative answer. HIDDEN LINES AND HIDDEN SPACES require projecting possible, yet indefinite, definitions. Considering the two forms of ‘reality’: the visible and the invisible (which is more true?). DESIGN: An approach to affordable housing / living by mitigating the service and maintenance fees of the units and therefore the building. Pre-fabricated intertwined systems (clusters) are strategically placed along the building to create 5 storeys of residential units. A high level of identity and intimacy for each unit is achieved by the ever-changing unit space - that is always altered in some way - rendering each modular unit a little different from the last one. The income generated from the rented spaces on the ground floor will cover a major part of the operating expenses (electricity; heating; water; maintenance) making monthly charges more affordable. Additional storage and parking spaces can be rented for additional costs.
Context: The site is located on a very peculiar environment, on the South end, it pours into the garden located at the foot of the old Baroque wall. On the North end, it connects with the piazza - that has a rather undefined shape - and looks over the old town, contemplating the beautiful Strahov Monastery and the medieval wall. Between these two ends, there is a spot elevation difference of more than 5m.

The piazza is overwhelmed by car circulation, parking and tram islands.
An old city proposal is retaken into consideration to reroute the car ciculation.
Form Rotation and superposition of linear elements - generated from line analysis - is used to repair the city fabric. These elements are line works embedded within the site, hidden from sight.
Concept The proposal aims to repair the untethered bond of the plot to the piazza by levitating the city fabric back towards it. It creates an effect of tidal wave, defining the piazza.

Program/Typology e building consists of 3 parts; a subterranean 2 storeys parking, a 3 storeys community gathering centre connecting the ground floors at different levels, and a 5 storeys residential space with an accessible roof for activities. Both the residential and community spaces are made of various typologies.

Program/Typology Residential unit consists of 4 different intertwined unit systems - clusters - where one central corridor serves multiple floors. Community consists of two exhibition spaces (one devoted to community art), an educational area for the youth, a co-working space, a library, and a multipurpose room for various activities of the community ranging from theatre/performance/movie to lectures and meetings. Other secondary programs are incorporated as creative space, bistro, lobbies, terrace, services and facilities. The community centre consists of divided yet connected spaces by the use of an open plan layout.

Heating Shading & Intimacy The push/pull effect of the faรงade and the overhangs of the slabs besides creating balconies, offers an opportunity to provide natural shading to the units and the building envelope, lowering the operating costs for cooling in the summer. The summer sun is thus partially blocked while the winter sun is invited in the living room.
Heat is supplied to the building by district hot water mains and is directed to the units by the distribution system. The heat is brought to the units through radiators located below the window sill and offset from the wall to control fresh air flow. Heating in the bathroom is provided by radiant floors to maximise resident comfort. A boiler is located on the parking door in case of outages.
Distribution & Grey Water HVAC and MEP is supplied to the units through the distribution system running along the corridor ceiling. Grey water in combination with rain water harvest helps irrigate the lawn of the slope. Excess water is sent back to the water treatment center.
Ventilation & Cooling Each clusterâ&#x20AC;&#x2122;s units are ventilated by natural cross ventilation, making use of the natural wind currents on the site. The kitchen and bathroom have an exhaust output connecting to the distribution system.
Contrast/Typology

From the parking lot (-2) to the co-working space (2), the building sits on a concrete groundwork and steel reinforced concrete columns, while the residential part is made of prefabricated CLT panels to accentuate the contrast and the distinct shift in typology.
The building is serviced from two points. In addition to the parking, community centre and the roof, the two shafts serve only the 3rd & 6th floor.
Technical Report: The building is an extrusion of a rectangular form, covering a space of 13,5 meters by 80 meters. Additionally the triangular leftover is lifting and rotating back on the piazza, defining the latter by the surrounding massing — school, ministry, residential buildings, medieval wall. Its footprint extends over the pavement and while still being a public circulation element it enhances it by better connectivity and additional architectonic moments. On the other hand, the traffic differs drastically, the car circulation is rerouted — according to an old city proposal — to get rid of the chaos in the piazza. The latest is now a pedestrian zone with one tram line passing through it. This creates opportunities to emerge from this public space such as market places, shops, neighbourhood events, etc... Approaching the site, the building unravels itself as emerging out of the topography and catching the eye with its tessellating façade, while at the same time staying in harmony with its surrounding context and emphasising the important monuments such as the medieval wall and the Strahov Monastery. The residential part is made of a lightweight CLT (Cross-Laminated-Timber) structure due to its weight, value, efficiency and accessibility. The latter sits on a structural reinforced concrete framework that support prefabricated one-way hollow-core slabs for the programming below. The materials on the exterior of the building are the same as the structural ones, the façade is a connection between these raw elements. The residential area is designed and laid out in a way to keep the high character of space, the intimacy and the high unit identity with a special emphasis given to resident comfort such as lighting/shading, heating and cooling. The Community Centre promotes artists and in general community art. It provides multi-purpose spaces that can take various shapes based on the needs of the community. The operational costs of the residential space above — and in general the building — are covered by the rental of the spaces on the ground floor, also providing revenues to offset the operational costs of the tenants (electrical, water, lighting).
