Add on or Move on? Rural Rules Question: We’re considering moving to

a rural area where we can build our retirement dream home. How do we begin this process? We’re from a metro area and are thinking about buying land, and then build as opposed to purchasing an existing home.

Answer: As a place to start, spend

weekends and vacations in the area. Get to know the local community. See if your practical needs can be met. In terms of real estate, you want to find an experienced broker to represent you. You will also want a local attorney to represent your interests. There are rural areas just about everywhere that are beautiful and alluring, but before you turn a shovelful of dirt there are practical questions to ask. Where is the nearest

hospital? Can you get homeowners insurance? Will you have back-up power on-site? (One rural couple we know has a power system with thousands of gallons of propane on-site, enough to have electricity for weeks on end.) How much property are you buying? Where are the boundaries? You want to “walk” the property to make sure you understand where it is – and where it isn’t. What comes with the property? Animals? Trees? Who owns the mineral rights? Are there leases that allow others on the property, perhaps to hunt? Are there easements for other property owners? What was the property’s past use? Think in terms of environmental issues. What are you allowed to build? Where on the property can you build? Where do you get water – and what’s done with sewage? Is the property on a flood zone?

How are local real estate contracts different from urban and suburban agreements? For instance, some rural areas require a clause notifying property buyers that by purchasing they accept the fact that agricultural odors are a natural and normal part of country living – and not grounds to sue a neighbor. Speak with lenders. What kind of financing is available? There’s a big difference between buying land to build a residence and the purchase of a residence on a working farm, which is a business. And, if you wish to continue working, see what opportunities are available in the area. In the end, buying rural real estate is like buying any other form of property.
