t is said that the kitchen is the heart of the home. It's not just a place to prepare and cook food; it's also used for entertaining guests and sharing family meals. Because the kitchen is so important, a lot of effort goes into the technology and design of the appliances that are made for our kitchens. The following are some of the newest and most exciting innovations. Induction Cooktops Induction offers both the responsiveness of gas and the convenience of an electric cooktop in one unit. Induction technology heats only the pan, so the rest of the cooktop remains cool. That allows you to adjust the cooking heat instantly and with great precision. In order for the induction technology to recognize your pan, you need to have the correct types of pots and pans. The bottom of the pans must have iron content which can be tested with a magnet. th Annual Playhouse Competition

N

ow in its 6th year, SICBA’s Annual Playhouse Competition again has four playhouses entered. The unique designs and quality construction has garnered nearly $104,000 for 18 local charities these past 5 years.

The playhouses are brought together with our member landscaping companies to display them together to create “The Playhouse Lane,” sponsored this year by Puget Sound Energy.

Having seen the four playhouses entered this year, we can see no reason why the local charities shouldn’t be anticipating great rewards again this year.

The landscapers work with the member builders on the theme of their playhouse to design landscaping that enhances the playhouse. The builders have been very creative on their theme of their playhouse.

T

he housing industry has geared up over the last few years for the continuing surge of baby boomers who turn 55 every year. In the coming years, millions of Americans will cross this dubious threshold and officially become classified as seniors, at least from the perspective of most demographers. To home builders, these boomers are known by the friendlier term, “active adults,” and represent the fastest growing segment of the housing market. It is not only home builders who are anxiously anticipating the aging of the baby boomer generation – so are many remodelers. These remodelers are putting out the welcome mat for all the new business that will soon be coming their way in droves. Why? Because, just like their parents, growing older will not make most boomers budge from their homes.

Research continues to show a strong preference by Americans to remain in their current residence for as long as possible as they grow older. This translates into a need to remodel or adapt their homes to meet their changing abilities and circumstances. Today, this phenomenon is popularly referred to as “aging-inplace.” In general, it is defined as living in one’s home safely, comfortably and independently, regardless of age, income or level of mobility. Older Americans have always been the least inclined to move, compared to homeowners of any other age group. What has changed is the magnitude of those who are now, or soon will be, facing the agonizing decision to move or stay put. In recent surveys the National Association of Home Builders (NAHB) found that more than 50 percent of those age 55 or older have lived in their homes longer than 10 years. Many of these homeowners are reluctant to pack up and leave family and friends behind. They resist severing emotional attachments to their home and neighborhood or adjusting to new surroundings. Although, by and large, boomers are better off financially than their parents were at the same age, others plan to stick-it-out where they presently live because of financial concerns and limitations imposed by living on fixed incomes. It is these boomers who are driving the aging-in-place market and who regard remodeling as the answer to how they can live conveniently and safely in the home and community where they feel most comfortable. Very simply, “getting around” is the key to making a house compatible to the needs of the aging-in-place

occupant. Most frequently, older homeowners report problems climbing up and down stairs or difficulty walking or standing. Also common are problems due to impaired mobility when reaching for light switches, faucets, doorknobs or cabinets. And for those who are still relatively mobile and agile, the necessary modifications might require reducing the possibility of accidents by providing more light in high-accident areas such as kitchens, bathrooms and stairways; adding railings or grab bars to prevent falls; or changing floor coverings to add traction and eliminate slippery surfaces. Remodelers report that the most common projects for their 65-plus clients are making handicapped accommodations, installing brighter lighting, widening doors and hallways, and installing ease-ofreach and bend systems. As can be expected, much of this work focuses on bathrooms, kitchens and entry ways, although many are smaller projects or what the industry refers to as handyman jobs. The baby boom generation has earned its reputation for making waves based on shear numbers and their persistent demands for having it their way. Now that boomers have – for the most part – entered life when age imposes its own demands, their clout will still prevail in the housing market as remodelers and builders race to keep up with the boomers’ expectations of where and how they want to live.

Heating

Water Heating

Set the thermostat to 68°F or lower when you're at home and awake, and lower 7°F to 10°F when you're asleep or away. Install and properly set a programmable thermostat to make this happen automatically.

Set the water heater thermostat to 120°F or the "low" setting.

If you have baseboard heaters, turn the thermostat down or off in unoccupied rooms and close the door. Do not do this if you have a furnace or heat pump.

Install inexpensive pipe insulation on all exposed hot water pipes and on the first three feet of exposed cold water pipe that is connected to the water heater.

Have your heating system inspected regularly by a professional to ensure it's not only operating efficiently, but safely, too. Clean or replace your furnace or heat pump filters regularly throughout the heating season— about every two months. Keep areas in front of baseboard and wall heaters, room registers and return air grills clean and clear of furnishings, curtains or other objects that block air flow.

Maintaining caulking will be a routine task throughout the life of your home. Likewise, you can expect some minor cracking in concrete flatwork, such as driveways and patios. Concrete cracks can result from shrinkage during curing, temperature changes or even soil movement. While cracking cannot be prevented entirely, you can minimize cracking by following these steps: Maintain good drainage away from concrete slabs. Fill low spots or settled areas near concrete slabs.

Seal cracks with concrete caulking Remove ice and snow as soon as possible.

ongratulations! You own some property and have commissioned or purchased a floor plan you like—the time has come to build your dream house. Here in the Pacific Northwest, it really doesn’t matter what the current season is because we don’t have that many belowfreezing temperatures to deal with in the winter. You may feel ready to dive right in and construct your own home from the ground up, potentially saving the cost of hiring a general contractor and immersing yourself in the nuts and bolts of the construction process. However, before embarking single-handedly on the adventure of

For many reasons, hiring an experienced professional to handle the day-to-day aspects of the building process can be an excellent decision, and one that ensures that the end result is a comfortable, wellbuilt home for you and your family. A general contractor has significant experience in the actual home building process. Building a home is a complex activity. Although your subcontractors will provide specific expertise in areas like pouring the foundation and wiring the house, if you act as your own contractor you will need to consider your ability to manage the overall process. Do you know the order in which activities must be completed, and have the technical know-how to oversee the construction of your home from start to finish? If you are unsure about your expertise in some areas, it pays to hire a

general contractor to direct the building process; he or she will be familiar with both the big-picture activities and the smaller details that are equally important to a well-built home. Building homes is a general contractor’s “day job.” Building a home can be a full-time job. If your “day job” is demanding and allows you little free time, consider hiring a general contractor, since it can take up to three or four months of daytime supervision to build a home from foundation to rooftop. Just as you have significant expertise in your field, general contractors are well-versed in the day-to-day activities of home construction. For example, a contractor will know how to find qualified subcontractors, ensure that they arrive at the right time, in the right order, with access to the right materials; he or she then will oversee their work. A general contractor also is responsible for scheduling not only the subcontractors, but also securing any necessary permits, building to the specifications of your plans and local building codes, and scheduling the inspections by various agencies that must be completed before work can continue. Finally, when it comes to everyday troubleshooting, a general contractor can be priceless. Small setbacks can turn into much larger issues if they are not handled quickly, and a contractor will spend much of his or her day smoothing out any wrinkles that arise. A general contractor has the relationships to get the job done. When you hire a contractor, you also obtain access to a specialized network of information and resources. Professional builders generally have well-established relationships with reliable subcontractors like electricians and plumbers, and familiarity with the time it takes to complete various phases of the building process, which a novice owner-builder can lack. For example, a contractor will have a pool of subcontractors who will be willing to work on your project, even if that means working extra hours in order to finish a job. As a homeowner, you may not have such an advantage. Subcontractors don't know if you will be a professional and organized boss, and more importantly, they are aware that this is probably a one-time job, which can result in you being low on

the priority list for scheduling. When you work with a contractor, you benefit from the higher scheduling priority given to well-known professional builders who need services on an ongoing basis. A general contractor is prepared to deal with complications and delays in construction. An experienced contractor already knows about the pitfalls involved in building a home, and can find solutions more easily because he or she deals with these problems every day. For example, in case of a natural disaster, contractors have the knowledge—and more importantly, the time—to prepare your jobsite for impending heavy rain or high winds. Bad weather can wreak havoc on your schedule and even the quality of construction, and a professional can help you avert these potential problems. A general contractor knows about building codes and other legal issues. Construction in virtually all jurisdictions is regulated by building codes, primarily for the purpose of providing minimum standards of health and safety for the public. A general contractor deals with building codes in your area on a daily basis, and likely has learned the best and fastest ways to comply with the maze of rules and requirements. However, building codes are just the tip of the legal iceberg when it comes to constructing a home. What happens if you, your neighbor or someone you’ve hired gets injured while your home is under construction? Proper liability insurance is essential, and may be complicated and expensive to obtain on your own; however, professional contractors generally carry both worker’s compensation and liability insurance to protect themselves—and you—against any unfortunate events.

Finally, remember that if you build your home yourself, there is no warranty for your own work, and you are ultimately responsible for the quality of your project.
