Does Debt Type Matter Question:
My wife has been successfully treated for breast cancer but the financial side effects have included a substantial amount of debt, several maxed-out credit cards and a lower credit score. Will mortgage lenders give us a break because our debts are from medical issues and not irresponsible spending?
Answer:
Many households have substantial medical debt. According to the 2016 Kaiser Family Foundation/ New York Times Medical Bills Survey “about a quarter (26 percent) of U.S. adults ages 18-64 say they or someone in their household had problems paying or an inability to pay medical bills in the past 12 months.” Even with insurance it’s possible to have substantial levels of medical debt, debt that will raise several issues for mortgage lenders. First, because there is more debt relative to
the amount of credit you have available – those maxed-out credit cards – you will have lower credit scores. However, the bigger question is whether you have been able to handle the additional debt. For instance, if you have a long-term history of good credit and now have late payments or missed payments that would greatly concern lenders. Second, credit scores increasingly reflect the reality that medical billing may not reflect goodfaith efforts to deal with such costs. A patient may think a bill will be covered by an insurance company and then later discover the charge was never paid. Fair Isaac, a credit score pioneer, says its latest formula “differentiates unpaid medical accounts in collections from unpaid non-medical accounts in collections. FICO’s research found that unpaid medical accounts were less indicative of credit risk than unpaid non-medical accounts. In fact, building the most predictive credit score requires treating medical collections this way.” Third, to the extent you paid off hospital bills with credit cards, you no longer have “medical” costs. Steve Weber, FICO’s treasurer and vice president for investor relations, explains “credit bureaus track types of debt (mortgage, credit card, medical, etc.), but they don’t have access to what the underlying credit card charges were for. privacy standpoint, I don’t think anybody would be comfortable with credit decisions being made based on what types of purchases you make on credit cards, so I don’t see that changing.” Fourth, loan programs typically have debt-toincome (DTI) limits; that is, only so much of your monthly income can be used to pay recurring costs such as housing expenses, auto loans, student debt and credit card costs. It’s possible that your credit standing is perfectly fine while at the same time your DTI is too high. The solution to the DTI problem – not a quick or easy solution, unfortunately – is to pay down debts as soon as possible. For details and specifics speak with local mortgage loan officers. Ask about the financing for which you now qualify, which debts you should repay first, and the types of loans which might be available to you as debt levels are reduced.

The Young American Dream According to a pair of new studies, Millennials’ disinterest in owning a home is a myth

on’t believe the hype: contrary to popular belief, the vast majority of Generation Y, better known as Millennials, want to own a home – and most actually do, new data suggests. That’s good news for boomerang parents whose twentysomething-aged offspring moved back home in recent years due to the economic downturn. There is a common misconception that Millennials aren’t motivated to purchase real estate nowadays. But the findings of a new study by survey firm Qualtrics indicate that 53 percent of Millennials currently are homeowners and 88 percent in this demographic who don’t yet own desire to do so. “Those are higher numbers than I thought,” says Jason Polancich, cofounder of HomePocket, a Miramar Beach, Fla.-based online real estate listing service. Polancich found the data surprising, “But it shows that homeownership remains an important part of the American DNA. And with trillions of dollars changing hands to the Millennials in the next decade or April 7, 2017
two from inherited wealth alone, I think homeownership will be even higher in this group than for earlier generations.” The Qualtrics findings echo those reported by ValueInsured, whose recent homebuyer survey reveals 83 percent of today’s Millennials believe owning a home is an important part of their personal American dream. “The misconception that Millennials somehow don’t want to own a home lies in the fact that they want to own a home differently than their predecessors,” says Joe Melendez, founder/CEO of Dallas-headquartered ValueInsured. “Understand that Millennials grew up in a technology age that drives new consumerism in trial size, short vignettes, and forms of sharing. For them, mobility is the new normal – they change jobs now on average every 2.8 years, according to the latest U.S. Census employment data.” Additionally, consider that a Millennial who graduates today carries, on average, more than $37,000 in college debt, Melendez says. That kind
of financial pressure contributes to the need to delay homeownership. “Partly because of this high personal debt and an increase in moving and traveling, Millennials are also getting married and having children later. Obviously, these have traditionally been the major life-stage precursors to home buying,” Melendez says. Jeff Benach, principal of Chicagobased Lexington Homes, which sells a good portion of its new construction units to Gen Y, says it’s no secret why Millennials shied away from the real estate market over the past several years. “Most of them came of age just prior to and during the recent recession. Many young Millennials flocked to purchase homes during the go-go years of 2003 through 2006, but once the economy started imploding in 2007, housing values plummeted for several years. This scared them away from the risk of homeownership,” Benach says. “But as we get further away from that and continue to see a steady increase in overall housing values being more the norm, they’ll

start to feel more comfortable that the reward outweighs the risk.” Millennials who want to increase their chance of purchasing a home need to get their financial houses in order first. “Pay off your debts, maximize your FICO credit score to qualify for the most favorable loans, and don’t be shy about asking to borrow from your parents for a down payment,” Melendez recommends. In addition, establish a realistic monthly budget. “Consider what you can afford for a monthly mortgage, down payment and home repairs and upgrades,” says Melinda Wilke, wealth management advisor for Northwestern Mutual in Hales Corners, Wis. “Your total monthly housing expenses should not exceed 28 percent of your pretax income or 36 percent when combined with all other monthly debt like student loans, car payments and credit cards. Work with a real estate agent and financial representative to understand what you’ll need to cover, when and for how much.” 9
