The Big Clean-Up Garage organizing systems offer more than one-time spring cleaning
I
t’s the indoor spot where you park cars or a boat; store tools, lawn equipment, golf clubs and skis; lean up bikes; and set out youngsters’ basketballs, inflatable pool gear and outdoor toys. The garage also can be a catchall place for items to take to charity, storage boxes piled up from various moves and plain old junk. Many residences are built with the walled-in bays, often opened and closed via a remote control, generally not climate controlled but protected from rain, winds and extreme temperatures. They’re included as perks in sales listings alongside a home’s bedroom total and whether it has a laundry. Yet the garage tends to invoke ambivalence among homeowners, even though they generally desire a clean uncluttered home space. The oversized concrete-floored caverns, which may prop up slick, finished rooms for mothers-in-law, teenagers or TV enthusiasts, can become littered, unappealing, closed off from even the family vehicles. Moreover, the garage typically gives way to kitchens, baths, porches and roofs in terms of most desired or necessary home improvements. Over the past 10 to 15 years, the garage has been rediscovered, like 4
finding a long lost keepsake under a pile of leaves or in a newly tilled garden. Homeowners learned that they spend a reasonable amount of time in garages -- putting together a birthday trike, packing for a vacation trip, hauling groceries from the SUV. A share of homes include garages that face to the front, so that neighbors and passersby can see right into messes if the doors are left open. The result is a developing cottage industry among specialty contractors and large scale home builders to organize and beautify garages, spending less than $10,000 in many cases to installing storage racks and drawers or lay down epoxy or similar attractive floor materials. For thousands more, they can redesign doors to look like barn entrances or other exotic styles. “People take great pride in their
homes – organizing, decorating and showing off various rooms of their house, especially on social media,” says Karl Champley, master builder and home improvement media personality. “But the garage is the forgotten room of the home and those same people who are proud of their home are embarrassed by how the garage looks,” he says in conjunction with a 2015 survey by Benton Harbor, Michigan-based Gladiator GarageWorks. Gladiator, a Whirlpool brand, describes itself as “pre-assembled and ready-to-assemble lines of modular workbenches, cabinets, wall systems, shelving, tool storage, appliances and flooring” sold through local garage dealers, retailers such as Sears and Lowe’s, and at www. GladiatorGarageWorks.com. Garage organization and storage systems are gaining traction as 92 percent of the property

holders surveyed say their home is “somewhat or very organized,” but 30 percent are embarrassed about their garage, 74 percent keep the door shut so neighbors can’t see the clutter and 23 percent can’t fit a car in the garage. “With an average cost of a new car just above $30,000, the inability to house and protect this investment in your own garage can be an issue,” the company says. Gladiator suggests that homebuyers develop a game plan for organizing the garage by dividing the area into zones based of type of equipment or materials. A majority of people use the garage to park the car or store things, 27 percent use it for hobbies, 23 percent work on cars, 19 percent clear space for woodworking or carpentry and 13 percent use it as an exercise or sport area. Avoid FHA? Question:
Our lender says we should avoid FHA financing and instead go with a conventional loan and private mortgage insurance. The two advantages are a smaller down payment requirement and the ability to cancel mortgage insurance. Is she right?
Answer:
Ask a loan officer to create table with three 30-year mortgage options – FHA, conventional with mortgage insurance and conventional without mortgage insurance. For each option look at the minimum required credit score, maximum debt-to-income ratio (DTI), required down payment, interest rate, annual percentage rate (APR), monthly payment, and total cash required at closing. What you likely will see is the conventional loan without mortgage insurance has the highest rate – but the lowest monthly payment.
Why? The rate is higher because the lender is self-insuring the loan so there is no separate cost for mortgage insurance. The result is often cheaper than financing with a separate monthly insurance expense. Second, the right to cancel mortgage insurance is simply irrelevant for most borrowers. Mortgage insurance is a cost, so naturally borrowers want to end it as quickly as possible. Under the Homeowners Protection Act lenders must cancel mortgage insurance in most cases when the loan balance falls to 78 percent of the original debt. Also, you can ask lenders to cancel once the balance falls to 80 percent of the original balance. With the FHA the situation is different. It used to allow borrowers to cancel the annual mortgage insurance premium (annual MIP) in as little as five years if the loan balance had been reduced to 78 percent of the original debt. However, in 2013 it changed the rules to say that the MIP would remain in place for the life of the loan for borrowers who financed with less than 10 percent down – meaning virtually all FHA borrowers.

As a borrower you likely don’t care when mortgage insurance can be canceled. The reason is that most loans never reach a point where they are sufficiently reduced to qualify for cancellation. For example, according to Freddie Mac the typical mortgage was refinanced after 7.6 years in the first quarter of 2017, however, in previous quarters loans have been refinanced on average after four and five years. The National Association of Realtors says homes are usually sold within 10 years. The bottom line: Have lenders prepare a comparison chart so you can see the result of various FHA and conventional choices. And if someone mentions canceling mortgage insurance understand that you will most likely refinance or sell the property long before cancellation becomes a real option.

4 Home Shopping Tips Here’s how to stay focused while on the house hunt

t’s not easy to be sure-footed through every step, especially for first-time buyers. But experts can provide guidance on navigating the twisting path, ending at the right new home for you: 1. Meet Lenders This is not the fun part. Most real estate agents insist buyers get “pre-qualified” – meaning lenders estimate the amount of mortgage a buyer is eligible for – before visiting properties. “There is no sense in looking … if you haven’t validated what price range you should be shopping in,” explains Cara Ameer, a broker-associate with Coldwell Banker Vanguard Realty in Ponte Vedra Beach, Florida. Even a preliminary discussion of how much your down payment will be, your credit and debt picture and other financing factors involves a host of decisions. 2. Prioritize Preferences What do really want in a home? Probably lots, like being in a great school district, having a shorter September 1, 2017
commute to work, or huge closets. Wish lists differ, with some putting a priority on items others don’t even rank, such as the quality of cell phone service in a condo, notes Jim D’Amico, owner of Century 21 North Shore in Boston. Analyze your priorities carefully. If an item you’re ranking highly, for instance, is dependent on other future event, it could be a mistake to choose primarily on that priority. If you buy a home that’s smaller than you want but choose it because of the school district, and then decide to send your son to a private school, you could regret your choice. 3. Go Under the Microscope When browsing online, buyers typically view a shot of the front exterior first, says Michael Seiler, a professor of real estate and finance at The College of William and Mary. “Only if they like it will they read the property description,” he adds. But the photos can be misleading, warns Seiler. “Don’t fall in love with a home on the internet. There’s no substitution for a personal visit.”
