Setting the Stage

P

rospective homebuyers touring a vacant house, or residence shown “as is” with a lived-in appearance might find it hard to imagine how the property would look with their own stuff. That’s why sellers and agents often stage homes in an open and organized way to allow viewers to grasp designs and features, and consider how their furniture and belongings would fit in. A recent survey from the National Association of Realtors (NAR) backs up the importance of home staging. Notably, 62 percent of sellers’ agents say staging a home decreases the amount of time the listing spends on the market. The finding is one of a host of discoveries in the NAR’s “2017 Profile of Home Staging” released earlier this summer. “Realtors know how important it is for buyers to be able to picture themselves living in a home and staging a home makes that process much easier for potential buyers,” says William E. Brown, 2017 NAR president. For the study, NAR randomly sampled 53,760 active Realtor members in the spring in an online survey. The response rate was 3.5 percent. “While all real estate is local, and many factors play into what a home is worth and how much buyers are will 4

to pay for it, staging can be the extra step sellers take to help sell their home more quickly and for a higher dollar value,” says Brown, a Realtor from Alamo, California, and founder of Investment Properties. The Realtors association report, in its second version, notes that 39 percent of seller agents believe home staging greatly decreases the time a home’s on the market and 23 percent say it slightly decreases the wait time. Conversely, 16 percent of agents contend that staging either greatly or slightly increases a home’s time on the market, while 8 percent believe there’s no impact. From the shoppers’ perspective, 77 percent of buyers’ agents agree that staging a home makes it easier for buyers to visualize the property as their future home. At the same time, 40 percent are more willing to walk through a staged home they first saw online. Still, 38 percent of buyers’ agents said that staging positively affects a home’s value if the home is decorated to the buyer’s taste. According to the NAR, the

idea that shoppers personalize homes’ looks means that a property’s staging should be designed to appeal to the largest number of potential buyers. Staging has an impact on “most” buyers, 49 percent of buyers’ agents concur. Another 48 percent believe staging effects some buyers’ opinions, but not always. Just 4 percent conclude it has no impact on buyers. Among other findings: n Realtors representing both buyers and sellers agreed the living room is the most important room in a home to stage followed by the master bedroom, kitchen and yard or outdoor space. The guest bedroom is considered the least critical to mock up. n Staging a home increases its dollar value by 1 to 5 percent, close to one third of buyers’ agents say. One in four buyers’ agents believe it has no impact on price, but 13 percent contend that staging increases the dollar value 6 to 10 percent. Just 1 percent of buyers’ agents believe staging would knock down the price.

Sellers’ agents are even more bullish, with 29 percent reporting a 1 to 5 percent dollar-value increase on what’s offered by buyers, 21 percent seeing an 8 to 10 percent increase and 5 percent eyeing increase of 11 to 15 percent. No sellers’ agents foresee a negative impact. n Overall, 38 percent of sellers’ agents say they would stage all homes before listing them, 14 percent would only stage properties that are difficult to sell and 7 percent would only stage homes in higher price brackets. Another 37 percent say they they do not stage homes before listing them but believe that sellers de-clutter their homes and fix property faults. n One in four sellers pay for the home’s listing when staging is involved, 21 percent of sellers’ agents would kick in the money to stage the home and 14 percent of agents would offer home staging services to sellers. Outside of staging, agents list certain home improvement projects as their top recommendations for sellers. Notably, 93 percent support ridding the home of clutter, 89 percent recommend a home cleaning and 81 percent favor carpet cleaning. Other suggested projects are depersonalizing the home, removing pets during showings and making minor repairs. September 15, 2017

Our mortgage payment is $1,412 a month. We would like to make a larger payment so we can pay down the loan more quickly but do we need some sort of formal repayment agreement such as a bi-weekly contract? Is it possible to simply send the lender a check for $1,500 monthly, an amount we can afford?

Answer:

An extra $88 a month can make a big difference. Imagine that you borrow $150,000 at 4 percent interest. The monthly payment over 30 years will be $716.12 for principal and interest. If you made an extra $88 payment every month – a total of $804.12 toward the loan – the mortgage would be paid

off in a little more than 24 years. Since few loans are held to term, the likely impact is that when you sell the property, you will simply owe less to the lender and as a result will get a bigger check at closing. In the past lenders discouraged prepayments with huge penalties. Today, however, they generally favor prepayments because the smaller the debt, the less risk to the lender. Under federal rules lenders are allowed to charge prepayment penalties for “qualified mortgages” (QMs). However, while lenders can charge prepayment penalties in theory, in practice it does not happen very often. The reason is that virtually all QMs are FHA, VA and conforming loans where prepayment penalties are not allowed. The result is the only place where you can find residential mortgages with prepayment penalties today is with “portfolio” loans that meet QM standards. Portfolio loans are mortgages originated and kept by lenders, loans that are not sold to Fannie Mae, Freddie Mac, or

other buyers. With prepayment penalties off the table for virtually all borrowers the odds are overwhelming that you can make additional monthly payments without a problem. But, a little prudence is in order. Lenders collect tens of millions of mortgage checks every month and it’s possible for mistakes to happen. Make sure you add the extra money to the right line, to the “extra principal” space and not the space for additional escrow payments, late charges or the ever-mysterious “other” charges. Second, check your mortgage statement to assure that your extra payment has been properly recorded, that it somehow did not wind up on the wrong line.

Projects for a Perfect Next Summer

Giving your patio a little fall spruce-up will take the tedium out of spring cleaning and have it ready to go come summertime

t may seem a bit premature to think about getting your house ready for next summer when this summer has just past. But now is the ideal time to get your outdoor projects completed before the 2018 summer begins. While the sky’s the limit in terms of what you can tackle, here are a few to get you started: Remember to follow an important rule of remodeling: Get at least two or three estimates, interview the owner of the company or a representative in person, ask for references, and see some finished jobs. If you schedule the work now for winter, some companies may give you a price break since their schedules then are sometimes slower. And, if you’re planning on putting your house on the market before next summer, the pre-summer projects will help you improve your home’s curb appeal, especially as inventory continues to rise in most regions of the country. Add or fix that patio, deck, or terrace. No matter what it’s called, most homeowners today want to have an outdoor space for cooking, entertaining, sitting, reading or just snoozing. If you’ve already got a porch or deck but it has old wooden railings, one way to spruce them up for the long term is to replace them with low-maintenance, high-

density polyurethane railings that resemble painted wood but only require occasional cleaning. Install a pergola. Do you wish your house was in Napa Valley or Italy so that your view might include a vineyard? You can capture a bit of that feeling with a pergola and other systems that you plant with greenery and vines. They’ll offer shade as well and can create a cozy place to read, talk or eat. Choose a design in weather-resistant PVC, which, left natural, will permit little maintenance. Incorporate lighting. There’s no reason you should have to stop enjoying your yard as the sun sets, but the key to doing so is to add lighting along walkways, by patios and outdoor kitchens, and in and around pools. These days you can choose designs that are decorative unless you want them hidden but also energy efficient. Add a ceiling fan on a screened porch or covered patio. Use less light rather than more and strive for dramatic shadows and visual interest. Trim energy costs by setting your outdoor landscape lights with automatic timers so areas are well lit once evening approaches but not lit during the day. Add lighting that’s whimsical and romantic, such as a string of party lights in zany motifs, Chinese lanterns or candles, and highlight favorite trees or shrubs.
