How to Fix a Gender Gap in the Housing Market Why buying a home is more profitable for men than women — and what women can do about it

F

or years, it’s been widely reported that women typically earn less in the workplace than men – as evidenced by U.S. Bureau of Labor Statistics data showing that females made 19 percent less than males, on average, in 2015. Now, it’s apparent there’s a housing gender gap, too, indicating that men are benefiting more from real estate than women. According to a new study from RealtyTrac, homes owned by single men are valued 10 percent higher, on average, and have appreciated 16 percent more since their date of purchase than residences owned by single women. Since purchase, homes owned by single men, in fact, have gained nearly $64,000 – equating to a 33 percent return on the purchase price – versus an average gain of 31 percent (almost $54,000) for homes owned by single women. The report also revealed that single women tend to live in areas where there are 7 percent more registered criminal offenders per capita than single men. Daren Blomquist, senior vice president of RealtyTrac, Irvine, California, says he wasn’t surprised to see a gap in the value of homes purchased by men compared to women, given the widely documented gender wage gap. 4

“What did surprise me was that the gap widened over time, so that the more years of homeownership, the bigger the gap in home value between homes owned by men than homes owned by women,” Blomquist says. “This happened because the homes owned by men are appreciating at a faster pace than homes owned by women.” Blomquist attributes the study’s findings to several factors, including higher wages for men, which gives them an advantage in buying better quality homes in higher quality neighborhoods with better appreciation potential. “Another possible reason could be discrimination against women in the mortgage and real estate industries that results in women buying lowerquality properties in lesser-quality neighborhoods that have less appreciation potential,” he says. Discrimination against women in the mortgage lending market has been documented in several cases brought by the Department of Justice Civil Rights Division, says Anne Houghtaling, executive director of West Chicago-based HOPE Fair Housing Center. “In those cases, interest rate and fees were analyzed for comparable

borrowers, and it was found that higher interest rates and fees were charged to women, with African-American women paying the most,” Houghtaling says. “The bottom line is that, when someone is buying a home, their purchase power is diminished if they are paying more for their mortgage.” Bruce Ailion, broker with RE/MAX Town and Country in Atlanta, says another possible cause behind the housing gender gap is that many women are less comfortable with conflict in negotiation “and are more willing to accept an offer than to continue to bargain for a better deal,” he says. “This can make a 1 to 2 percent difference on the acquisition.” That plays into Phillip Petree’s theory. Petree, author of “The Man Puzzle: A Guide to Understanding Men” (Petree Publishing, 2016), says, on average, men are more long-term goal oriented while women are more security minded. “In real estate, men will buy a house first and then fall in love with it; later they will emotionally detach from it and make it sellable, sell the home, and reap the profits. Most women tend to fall in love with the property and have an emotional attachment often before considering all the financial aspects. This approach puts women

at a disadvantage before the offer is even placed,” Petree says. To help close the housing gender gap, Blomquist recommends that women should carefully and thoroughly research her home and its neighborhood before buying and explore properties that will provide a solid wealth-building vehicle over time. “Don’t just rely on what your agent or broker tells you when it comes to the best house and best neighborhood to buy and – do your own research to evaluate the appreciation potential of a home and the neighborhood it’s in,” Blomquist says. “Look at homeownership rates versus rental rates in that neighborhood, natural hazards that present potential risks like flooding, and other risks such as the presence of registered criminal offenders that could negatively impact the property’s resale value.” Additionally, don’t be afraid to shop around, negotiate without letting emotions cloud your judgment and explore different financing options. “Find out what at least three different lenders are willing to offer you for a mortgage and compare,” Houghtaling says. “Also, if you’re searching for housing and something doesn’t sound right, contact your local fair housing organization.” August 19, 2016

Sold or Not Sold? Question:

We have received a postcard from a local real estate broker saying that the home next door was sold in just a few days. However, there’s no “sold” sign in front of the property. We’d like to know if the house was sold and for how much.

Answer:

It used to be that real estate signs came in two flavors – for sale and sold. Today there is more signage and less clarity. To start, we now have properties in some states that are “coming soon.” It’s unclear what this term means. Is the home now available for sale? Has it been listed? If the property is listed and the broker is an MLS member, is it in the MLS? “Some ‘coming soon’ advertisements,” said the National Association of Realtors, “involve unlisted properties, which may or will be listed with a broker

in the near future, while others relate to properties that are subject to listing agreements where property is available to potential purchasers only through the listing broker and not available, temporarily or indefinitely, for showing or purchase through other MLS participants. In either case, ‘coming soon’ properties are commonly withheld from the MLS.” If we have a home that actually is on the market, then a “for sale” sign is appropriate. If the owner accepts an offer, then it’s fair to say that the property is “under contract” – an expression that means the owner also might consider a backup offer in case the first one falls through. Some real estate agreements fall through. This can happen because an inspection is unsatisfactory to the buyer, the appraisal is less than the sale price, the buyer cannot get financing, etc. According the latest research from Ellie Mae, 70.5 percent of all loan applications sailed through the system in May, which also means about 30 percent did not. Backup offers generally require some specialized contract language to work well. For instance, a buyer may have the right to invoke a “kick-out” clause, which requires the seller to accept the backup agreement within a given period, say 72 hours. If the seller cannot move forward with the sale, then the

backup purchaser can withdraw from the agreement without penalty. This prevents the buyer from being in a financial limbo for weeks or months. For details, speak with a real estate broker or attorney. Lastly, we come to “sold” signs. Putting up a “sold” sign or sending out postcards prematurely can be a problem if the deal falls through and the property has to be re-marketed. An untimely sale announcement also can drive potential buyers away, including buyers with the ability to pay a higher price. A “sold” sign should mean the deal’s done and that all contingencies have been satisfied or removed, the property has gone to closing, the owner has been paid and the title has been transferred. In the case of your neighbor’s house, the easiest way to find out about the status of the listing is to call the broker.

Letting Sellers Stay Can Pay Time is money. Since affordably priced homes

are in short supply in many markets, buyers that fear other purchasers will be offering more money than they are willing to pay might entice a seller by accommodating his need to take time moving out. This strategy is only effective, however, if “the dollar offer is close to what others are offering,” believes Marguerita Castanera, of Century 21 Wine Country, Sonoma, California. Still, “being able to time your closing to when the seller is ready can be a major incentive [for a seller to accept an offer],” observes Jessica Nelson, a Redfin agent, Columbia, South Carolina area. Nationwide, reports the National Association of Realtors, the typical number of days from the time a seller accepts an offer and the deal actually closes is between 30 and 45 days. Providing time to a seller may give a buyer the edge, but John Pinto, of Realty World in Napa, California, believes August 19, 2016

that a closing shouldn’t be delayed, but instead the buyer should take title and then “rent back” to the seller. Anytime a closing is significantly delayed, Pinto believes “there’s opportunity for things to go wrong,” like a seller changing his mind or the buyer losing mortgage approval. Instead, offer a “rent back” to the seller, Pinto suggests, whereby the buyer takes ownership but contracts for the seller to stay, renting back his former home. Buyers often charge a pro-rated amount in rent, based on the typical monthly mortgage and taxes. But “everything is negotiable,” Castanera says. When buyers are aggressively competing for a home, a rent-back might be free. In rent-backs, former owners, “should secure renter’s insurance to protect their personal property from natural disaster or theft,” adds Michael Barry of the Insurance Information Institute. The new owner will want this, too, to protect against the possibility the former owner damages the property, he concludes.
