f things go as planned, lots of retirees won’t have to travel to find fun, it will be available right at home. So much attention has been paid to older homeowners who move to a smaller, less expensive place to ease tight retirement budgets that the word describing the practice – “downsizing” – is part of the common vernacular. But that term doesn’t describe how nearly half of older homeowners who plan to move at least one
more time envision their future home. A survey by Freddie Mac, the mortgage agency, found that 37 percent of 55 and older homeowners indicate they probably will move at least one more time. Only half of those likely movers predict they’ll go to a less expensive place, with 37 percent saying they’ll buy a home costing about the same and 12 percent planning to trade up to a costlier home. Those numbers sound right to Christopher
Dorociak of John Burns Real Estate Consulting. He’s studied vacationoriented communities that are a few hours outside of metro areas, and found they “attract 55 plus households seeking a home similarly priced or more expensive than their current one.” A “NEXTadventure” house, featuring the amenities that research has shown retirees will want, is being constructed now to be open in connection with the International Builders
Show in January 2017. Outdoor entertaining spaces, storage space in a garage and energy efficiency are some of the features of the showcase house, explains Meg Gore, of Taylor Morrison, the company building it. Freddie Mac found that the more affluent the

With the children gone we now have a big house with lots of extra space. Rather than sell and downsize we would like to take in boarders on a nightly basis. What insurance coverage do we need? Is such coverage part of our basic homeowners policy or is additional coverage required?

There’s no doubt that large numbers of property owners have begun to monetize their homes. Airbnb, which describes itself as “the world’s leading community-driven hospitality company,” said that in 2016 it booked more than 1 million people worldwide on New Year’s Eve alone, including 47,000 in New York and 25,000 in Miami. Airdna, a site that tracks the short-term rental market, said that at the end of 2015 it had “identified a total of 550,000 Airbnb listings in the

U.S. California leads all states with 125,803 total properties listed, with New York in second place at 94,976 Airbnb rentals.” Regardless of popularity, property owners must still be concerned with insurance because a paying overnight visitor can slip, have an accident or get bitten by the dog. Whether you can get insurance coverage for such guests ranges from easy to impossible. “Every carrier has underwriting guidelines that are unique to them and their business model,” says Jason Vaughan with Affordable Home Insurance in Miramar Beach, Florida. “Some carriers will accept a one-night rental. Some carriers may be fine with a three-night rental, but not a one-night rental. Some carriers may deem anything other than an annual rental ineligible.” And some insurance companies, it should be said, may not cover in-home rentals at all. If suitable coverage is unavailable, property owners may need a different insurance company. For its part, Airbnb has a “$1,000,000 Host Guarantee” program to protect homeowners against certain hazards, however the company points out that “the Host Guarantee is not insurance and should not be considered as a replacement or stand-

For details and specifics, speak with insurance brokers. One can imagine there will be situations where landlords will not want overnight tenants or will only allow paid guests under certain conditions such as a higher rental rate or even a share of the revenues. Look for standard leases to be revised to include language showing how short-term rentals are to be handled.

hey say the first rule of real estate is location, location, location. So how can events in as far off a location as Britain possibly affect your ability to buy or sell a home here in the States? Brexit could be the catalyst, say the experts. Britain’s decision in June to eventually leave the European Union – also known as “Brexit” – sent shock waves through the global economy, initially triggering major losses in stock markets around the world and contributing to political uncertainty in Europe. Now, experts say Brexit also is having a notable impact on the U.S. housing market by causing mortgage interest rates to dip lower. Daniel C. Price, president/CEO of OneTitle National Guaranty Company in New York City, says American mortgage rates have decreased in the weeks following the Brexit verdict due in large part to jittery investors concerned that the world economy could slow. “Nervous investors rushed to put money into safe places, especially low-risk, high-quality bonds that are extremely safe, like U.S. Treasury bonds. This bid up the price of those bonds,” says Price, who adds that bond prices and interest rates move in opposite directions – when one rises, the other falls. In order to lend money to people looking for mortgages, “lenders borrow that money by taking checking and savings deposits, and they also sell mortgage loans to investors,” Price says. “In both cases, people are willing to give money to lenders at lower interest rates following the Brexit vote. The consensus starts to shift to ‘rates aren’t going anywhere so I don’t have to rush,’ which can have a dampening effect on the housing market,” says Rick Arvielo, owner of New American Funding in Tustin, California. That begs the question: should home shoppers act quickly to capitalize on lower mortgage rates or wait for them to possibly dip even lower in the coming weeks or months? “Prospective borrowers should move now and lock in at current low rates,” says Joe Melendez, CEO of Dallas-headquartered ValueInsured. “Even if rates go slightly lower, underwriting guidelines may change or home prices may rise, mitigating any potential benefit from a further decline in rates.” Sandal agrees. “The U.S. Federal Reserve decided to keep interest rates unchanged at its June meeting, and Chair Janet Yellen has indicated that she’s not sure when the next hike will come. This means that, for the near future, interest rates should stay low, but there is no certainty that this will continue. Markets are reactionary, and as time goes on markets tend to stabilize,” Sandal says. “Lock in a low mortgage rate now before it may be too late.” Price cautions against trying to perfectly time when to pull the trigger on a mortgage loan. “It’s more important to look at mortgage rates from many different lenders than worrying about exactly when to lock in a rate,” he says.w 9
