What to Know Before E-Signing

B

efore staking a “For Sale” sign, most owners spend considerable mental energy wondering how quickly their home will sell and at what price. Then, on a crucial step, sellers might feel too rushed to read, much less think. Today it’s common for listing contracts to be emailed, and electronically signed. “I make sure they know what the basic terms are, like the commission charge and length of the listing agreement,” says Mary Liebrock, agent with the Northbrook,

Illinois office of Berkshire Hathaway KoenigRubloff. The paper traditionally involved in a home sale – the listing agreement, purchase offer, mortgage contracts and more – can now be zapped electronically, with buyer or seller just clicking, dragging and e-signing. A 2016 National Association of Realtors survey found 86 percent of agents use e-documents. In online shopping, consumers have become accustomed to quickly clicking and consenting. But documents in home sales involve

terms with significant implications. For instance, a contract may stipulate the buyer or seller to purchase insurance from a particular title company, notes Ralph Schumann, president of the Illinois Real Estate Lawyers Association. All buyers and sellers should employ an attorney to review and negotiate the contracts, Schumann says. And, don’t just skim and click. Schumann outlines some features sellers or buyers might find in a careful read: • A listing agreement may

stipulate that the sellers contract with the realty firm automatically renew, unless the seller cancels by a certain date. • A disclosure outlining fees and rate are required to be sent within three days of when a borrower makes a formal loan application – study the disclosure to compare with final costs. • A purchase offer should contain contingencies, like what will happen if it’s discovered that a property is in a flood plain or how real estate taxes will be pro-rated between buyer and seller.

Score Big Question:

My husband and I both have solid credit scores above 800. Our mortgage lender is very happy about this, but how do we actually benefit? How much can we save?

Answer:

Let’s start with a mortgage application. Different loan programs have different requirements. These requirements can include such things as a maximum loan size and a minimum down payment. Another requirement can be that the borrower must have a certain credit score. For instance, in theory you can get an FHA loan with a 500 credit score, however anything below 580 requires at least 10 percent down instead of the usual 3.5 percent up front. In reality, the odds of getting an FHA loan with such a low credit score are dismal: the FHA’s 2015 annual report to Congress showed that less than .3 percent of all FHA loans had credit scores below 580 and fewer than 6 percent were less than 620.

Less than 20 percent of all FHA borrowers had credit scores higher than 720, most likely because borrowers with higher scores have more choices and can finance with different loan options. Not only do high credit scores remove a major application barrier, they’re also worth money in your pocket. Big money. MyFico.com has a loan savings calculator that illustrates the benefit you can get from a solid credit score. The calculator shows various credit bands and how they translate into mortgage rates. For instance, in the MyFico model, if you have a credit score below 620 you might pay 4.88 percent while someone with a score above 60 will pay 3.291 percent. For someone borrowing $150,000 the monthly payment will be $794 with a low score versus $656 in the highest band. That’s a difference of $138 a month, $1,656 a year and $8,280 over five years. However, even if a borrower has the ability to pay the higher monthly cost, they may have a tough time qualifying. The reason is that most loans today limit debt payments to not more than 43 percent of the borrower’s gross monthly income. An extra $138 a month combined with student loans, auto financing and credit card bills can put marginal borrowers over the limit, meaning less financing for them and maybe not enough to buy the house they want. time to push it higher, however here are three steps that can significantly increase your credit standing. First, bills are not a luxury. They have to be paid so it makes sense to pay them in full and on time. Second, create a budget and track where your money goes. Where are the three places you can instantly cut costs? Use the money you save to pay down debts. Third, stop opening new credit accounts. Unfortunately, it’s easy to open a new line of credit without being aware that doing so pushes down credit scores. For instance, why pay full price for that new chair? The store will offer a 15 percent discount if you put the bill on their credit card. That new credit card is simply a new line of credit, which will make it harder to raise your credit score. In this way, the lure of a minor discount can raise your costs for many purchases and maybe doom a mortgage application. The better alternative: Buy only when you have the cash to make a purchase.

Own a vacation home? Here’s how to rent it out successfully

I

t’s been said that the key to happiness is to live each day like you’re on vacation. Many accomplish this goal by owning a vacation home or second residence, which not only can serve as an ideal getaway spot for personal relaxation and recreation, but also as a serious income generator that can make every day feel like a holiday. Surprisingly, vacation home owners don’t pursue the latter option as often as you’d think. According to a National Association of Realtors survey released earlier this year, only 24 percent of vacation home buyers rented or tried to rent out their properties in 2015 and plan to rent their residences in 2016, and merely 7 percent purchased the vacation home for the purpose of generating income via renting out the property. That adds up to a lot of missed opportunities for cash, say the experts. “It’s not uncommon for vacation rental properties to generate $40,000 a year or more,” says John Banczak, co-founder/executive chairman of TurnSeptember 2, 2016

Consider this: the average price charged for a vacation rental through vacation rental listing service HomeAway is $1,540 weekly or $220 nightly – about the same rate as a quality hotel – and it’s easy to see why many choose to rent out their vacation properties. “The financial benefits can be tangible,” says Adam Annen, PR manager for Austin, Texas-based HomeAway. “Our owners rent their homes an average of 18 weeks a year, grossing around $28,000 in rental revenue annually. Fifty-four percent of them are able to cover 75 percent or more of their mortgage through renting.” Beckie Weinheimer purchased a South Beach condo 10 years ago as a second home to vacation at and rent out and hasn’t looked back. “It’s a great way to pay off a mortgage, and we can book a stay whenever we want,” says Weinheimer. Lauren Fritsch, meanwhile, rents out a cottage in Clinton Corners, New York via Airbnb and VRBO – two of the most

popular online vacation rental listing sites – for up to $300 a night with a three-night minimum booking. “Taxes are quite high in this part of the state, so short-term rentals cover some of the mortgage, taxes and upkeep, but not likely all,” says Fritsch, who pays at least $1,000 monthly in various fees for the property, not including the mortgage. The biggest downside to renting, of course, is the expense, time and effort involved. “You have to market your property, communicate with potential guests, handle the reservation, and manage services like housekeeping and repairs,” Banczak says. Do-it-yourselfers can accomplish these tasks or hire a property management company to shoulder the burden. “There are certainly some risks to be considered anytime you have a fixed payment in the form of the mortgage versus a variable income stream in the form of rental transactions,” Brian Egan, CEO of Evolve Vacation Rental Network, says.

Additionally, the homeowners insurance coverage required for a vacation rental home can be up to 20 percent more costly than traditional coverage, owners may be required to pay the municipality, county and/or state special registration/licensing fees and taxes earned from rental income, and a vacation home that’s part of a homeowner’s association (HOA) may be subject to special rules and restrictions. “If you’re going to manage it on your own, the best way to market your property is to list it on as many of the large vacation rental websites as you can to reach most of the potential guests,” Banczak says. “Then, you want to rank as high as possible in their search results to reach more customers.” This is best accomplished, he says, by creating a professional listing that includes an accurate, well-written description and professional photos, keeping your rates competitive and your availability calendars updated, getting back to rental prospects quickly via quality email and phone call responses, and providing renters with a high-quality experience that will generate positive guest reviews. You can also generate rentals via healthy word of mouth. “Allow your family and friends to spend some time at the home at a discount, and utilize their network of extended friends and relatives to create a sizeable network of return renters,” Annen says. 9
