Adding House Value QUESTION:
We bought a home with 2,000 square feet of space a number of years ago. It’s fairly similar to the other properties in the neighborhood. A number of local homes have converted two-car garages into additional bedrooms, rec rooms and even small efficiencies. The typical selling price here is about $145 a square foot. Our garage has 575 square feet. If we fix up our garage, will we add $83,375 to the value of our property?
ANSWER:
When appraisers look at a property, they’re interested in the “gross living area.” This is the interior area of the home, which is heated and air-conditioned for yearround use. A garage, in contrast, is a space intended for vehicle storage. Unfinished space such as a garage or attic is not included when the gross living area for a home is

calculated. This is not to say they entirely lack value, but rather that the dollar value of unfinished space is lower than the value of finished space in the year-round living areas. In this situation, you’re attempting to convert raw garage space into finished living space with higher and better use. There is a lot of logic behind this idea: First, a converted garage will surely add value to your property. Correctly done, you will have a home with more square feet of gross living area. Second, the additional space is unlikely to add $145 per square foot to the value of your home. The reason is that some footage is more valuable than others. Kitchens and bathrooms have a higher value because they contain more complex equipment and finishes than a basic bedroom. Third, there’s a growing movement across the country to allow accessory dwellings units – ADUs.
Some zoning laws are being revised to off-set rising home costs and the lack of affordable housing. The conversion of under-used garages, basements, attics, and backyard space into small living units is becoming widespread. According to Zillow, “Minneapolis and Oregon already have allowed for significantly more density in historically single-family neighborhoods, and other places like Los Angeles and Seattle have taken more modest steps to allow additional accessory dwelling units. This strategy also likely would expand the range of home types available, whereas the status quo produces mostly single-family homes and units in very large apartment buildings.” ADUs can provide housing for family members, renters or just extra space. Also, short-term rentals through services such as Airbnb are another potential use for ADUs.

A recent analysis by the National Association of Home Builders finds that, among all new single-family homes in 2018, 60.1% were constructed on slab foundations, up from 46% in 2000; 14.3% were built on a crawl space, and only 24.3% included a full or partial basement – down from 36.8% tallied in 2000. Of course, not every area of the country is amenable to basements. Properties in colder regions like New England and the upper/ central Midwest are often built with partial or full basements. Building codes there usually require foundations to be built below the frost line. But slab foundations are more cost-effective in warmer climates, as in the Pacific, South Atlantic and West South Central regions. Some areas, like Florida and Texas, avoid basements due to water table or soil issues.

Should your next home buy include a basement? Still, considering that basements – particularly ones with finished living space – can significantly add to the value of your home, it’s interesting that fewer basements are being built today. Which begs the question: Should your next home include one? Michelle Sloan, broker/ owner of RE/MAX Time in Cincinnati, says the answer to that will depend on your budget, market and needs. “The cost to build a home with a basement can be an additional $20,000 to $50,000 or more, depending on the builder and square footage of the home. But on average, a finished lower level can add $20,000 and up to the home’s value – even more if there’s an additional bathroom in the lower level or an additional bedroom with egress,” she says. Josh Jones, a partner at Jones and Hedges Custom Builders in Charlotte, North
Carolina, says basements offer a lot of benefits. “If you’re looking for more square footage as a homeowner, especially space that can be used for in-laws or kids, a basement is great,” he notes. “They can also provide extra room for handy storage, as well.” Finished basement space can be rented out, too. It can be flexed into a different purpose as the years pass – a home theater area can be converted into an exercise zone or home office, for example. “In the Midwest, basements are a must for many buyers. Safety is the main reason, as many people want a basement as an emergency shelter in case of tornadoes,” Sloan adds. On the other hand, “a basement requires the home to be raised above ground level compared with a slab foundation,” explains Timothy Bakke, director of publishing for Scarsdale, New
York-headquartered The Plan Collection. “Basements can be damp, especially in the summer, and may require a dehumidifier due to condensation if not insulated on the outside. Also, you may experience water infiltration if your basement has improper drainage or the foundation is compromised.” However, Jeff Benach, principal of Chicago-based Lexington Homes, insists that “if the basement is installed correctly and the grading is correct, your basement should not pose additional maintenance issues.” Of course, that’s truer of newer homes than older ones. “You need to consider the age of the home,” says Jones, who adds that old basements will probably leak and may not be as flexible to your needs, especially if they lack plumbing and adequate square footage. “But basements constructed within the last 25 or so years are likely well built.” A home with a walkout basement is particularly
