Get Ready to Shop QUESTION:
Borrowers are always told to “shop around” for financing, but isn’t it true that when you speak with lenders about a mortgage, your credit score goes down?
ANSWER:
Credit inquiries – in some situations – can reduce credit scores, but that’s not the whole story. Credit scores are the end-result of complicated bits of math. In basic terms, credit reports are scanned for the individual’s use of credit, and the end result is a number between 300 and 850, with 850 being the best. Lenders look at the scores when setting rates and even deciding whether or not to decline a loan for scores that are too low. The reason to shop for mortgages is that lenders have different rates, and they also have differing levels of risk tolerance. Some might see 800 as “excellent” credit, while others might be okay with anything above 780 for a top score and their best rates. You certainly want to find the best rates and terms as a

borrower. This “looking” process can lead to two types of credit inquiries. First, there are “soft” inquires that do not raise or lower your credit score at all. A “soft” inquiry does not count against your credit score; it’s probably just you checking your own credit score or getting a free copy of your credit report from AnnualCreditReport.com. Second, “hard” credit card inquiries are different. In this situation, you have asked a creditor for financing to obtain a mortgage, auto financing, a personal loan, credit card, etc. Such an inquiry can lower your score – but not by much. It will typically influence credit scores for a short period, a year or so. “The impact from applying for credit will vary from person to person based on their unique credit histories,” explains MyFICO.com. “In general, credit inquiries have a small impact on your FICO Scores. For most people, one additional credit inquiry will take less than five points off their FICO Scores.” Why should hard credit inquiries possibly result in lower scores? A credit application might mean that an individual has gotten financing, which has yet to show up on credit reports.
“Statistically,” says MyFICO, “people with six inquiries or more on their credit reports can be up to eight times more likely to declare bankruptcy than people with no inquiries on their reports.” But what if you apply to several lenders? Do you lose a few points with every loan inquiry? The credit score systems will likely bunch inquiries together as a single event if they’re for the same type of loan and occur within a short period. As Experian explains, for the VantageScore credit scoring system, “most credit scores will count multiple inquires for mortgage or auto loans as one if they are made within a certain period (14-30 days). Some scores do the same for other types of lending.” Credit inquiries will have little practical impact on the ability to borrow. Alternatively, shopping for the best mortgage rates and terms can result in significant savings. Home sellers, though, might employ tactics to get through this period as speedily as possible. Here, agents from around the country share their thoughts on why it may be time to prioritize time: Big improvements usually don’t pay, especially now. “I usually advise against making large improvements to sell a home in any situation, as it is difficult to recoup what you put in, and dealing with contractors can add to stress,” explains Jeremy Browne, SVP, TTR Sotheby’s International Realty in Arlington, Virginia.

Consult with a seasoned, local agent “who knows the current tempo of the market and get their suggestions on timing and improvements that will give the biggest return,” advises Paige Schulte, Windermere Professional Partners in Gig Harbor, Washington. A seller’s circumstances impact timing decisions. “If the seller is now home with all the kids, and with contractors unavailable,” Schulte says, “it may make sense for that seller to lower the price for a quick sale with only minimal or no improvements.” On the other hand, “some sellers are holding back listing their home until the crisis has passed,” says Elizabeth Leanza, Exit Realty, King & Associates in Spring Hill, Tennessee.
Homes with significant flaws require disclosure. For a seller who has neglected maintenance and don’t have the funds or motivations to make fix major flaws, selling “as -is” probably isn’t a good strategy, says Leanza, adding that the phrase scares away buyers. Moreover, most purchase contracts, even those on homes advertised “asis” still require a home inspection. And, “Anything that will come up in an inspection report will almost certainly be found during the appraisal,” with the possibility that the buyer’s lender then won’t approve financing. Disclose the flaws rather than try to mask them with the “as-is” label, she advises.

nterest rates may remain low. But it’s still a tough climb finding a starter home that’s priced right for many buyers on a budget. So what should a homeowner hopeful do? Think outside your zone of familiarity and explore housing opportunities in another part of the country, the experts recommend. Case in point: A fresh Redfin report identifies four cities—Spokane, Washington; Las Vegas; Charlotte; and Orlando— as the most in-demand among affordable-minded shoppers over the next 10 years. Why? The reasons are plentiful. The study found that land is cheap and home construction is less expensive in Spokane. Meanwhile, in Las Vegas, where land accounts for one-quarter of home values, buyers can claim an existing residence for $285,000—far cheaper than the $650,000 median home price in Los May 1, 2020
Angeles, only four hours away. Land comprises merely 28% of home values on average in Charlotte, where home sales are experiencing 14.5% annual growth. And land— representing just 29% of home values—is low-priced in Orlando, where home sales are booming, too. “The share of land values in these four markets is much lower than in other parts of the country, which is one of the biggest factors contributing to housing affordability,” Daryl Fairweather, chief economist for Seattle-based Redfin, says. “Home sales are rising in each of these metros, as well, thanks in part to booming construction and significant home buyer interest from out-oftowners.” Sweetening the deal is the fact that all four metros boast strong job and wage growth, “so people can continue their careers after a move,” continues Fairweather. “Plus, these four cities have a number of amenities to offer, like restaurants, nightlife, and outdoor activities that make them attractive
places to live.” Anna DeSimone, New York City-based author of “Housing Finance 2020” (BookBaby, 2019), says these metros provide another unique advantage. “All four states have a state-chartered housing finance agency offering affordable mortgage programs and down payment assistance. For example, the Florida Housing Finance Corporation gives up to $7,500 in down payment assistance in the form of a zero percent deferred second mortgage, or buyers can obtain a forgivable grant up to three percent of the purchase price,” says DeSimone. Another perk of purchasing in these four towns? They aren’t the boondocks. “All four cities have populations over 200,000. This means that people relocating from larger metropolitan areas can find cheaper homes without the culture shock of moving to a small town,” notes Guy Troxler, the chief operating officer for FedHome Loan Centers in San Diego. Ari Rastegar, a real estate developer in Austin, Texas,
suggests broadening your search around these four metros if you get priced out. “The spillover from the main city moves out into other surrounding areas, so look in the suburbs and secondary markets, too,” says Rastegar. The lesson to be learned here? Home shopping far beyond your comfort zone can yield bargains and new opportunities. “Buyers who are willing to look in new cities and states give themselves more options. By widening your search, you might find you can afford an extra bedroom, a nicer kitchen, or a bigger yard. Or, you could save the extra cash and put it toward an investment or rainy day fund,” Fairweather adds. Just be ready to take a magnifying glass to any unfamiliar zip code. “Be sure to research the area well in advance. The internet can tell you a lot, but taking the time to actually visit the city and chat with local residents will give you a better idea of what you’re getting into,” advises Troxler. Many are hopeful that other attractively priced cities can be added to Redfin’s list sometime soon. “I’m confident that state and local governments, in conjunction with the private sector, are going to find more solutions to affordable housing,” says Rastegar. Fairweather concurs. “More metros where land is inexpensive and easy to acquire could help us build our way out of the affordability crisis,” she says.
