Navigating Mortgage Process QUESTION:
I’m a mortgage lender and would very much like to get more business. What I find is that many potential borrowers believe the lending system is tough if not impossible to navigate. In many cases these individuals are actually well-qualified for mortgage financing. What can lenders do to make the mortgage process less dreaded?
ANSWER:
A June study by Fannie Mae found that the lending system is widely misunderstood. Many borrowers, according to the research, think they need a higher credit score to qualify. They believe their savings are insufficient to cover down payment costs. They don’t know about down payment assistance programs. And — surprisingly — the study found that “even populations that might seem to be more knowledgeable, such
as current homeowners, those who say they are actively planning to become homeowners in the next three years, and those who demonstrate general financial literacy, are not much more knowledgeable than the rest of the population about mortgage requirements.” There’s a lot about mortgage lending system which is complex and difficult for borrowers. . The lending process is invasive, it violates the normal bounds of privacy that many people prefer. And perhaps most troubling, a mortgage application might be declined. Many people see a financial rejection as a blow to their ego and status. There have been many initiatives to improve financial literacy, to make the mortgage process more understandable. Yet — as the Fannie Mae study shows — there’s a long way to go. Before borrowers ever consider a mortgage they commonly have credit card bills, car payments, and student debts. The reality is that mortgage

Let’s face it, a nice car gives immediate satisfaction whereas a growing savings account is less sexy. Educational choices can mean racking up huge amounts of debt that will take years if not decades to repay. As a mortgage lender you might reach out to high schools and community groups. Explain how the lending system works and why financial decisions made today can have a big impact years down the road. And don’t put your company name on materials or mention your company rates. Yes, it’s human nature to be proud of your home, but if people are “thinking more about what someone else will think of their purchase than what they think about it, they are buying for approval or status.” Luckily, “just recognizing this tendency should be enough to manage the urge to overspend,” Yarrow concludes. 5 ways to make your home a hit this Halloween Hear that? It’s the soon-to-be-supplied sound of costumed candy-seekers parading up to your front door and ringing the bell. You certainly wouldn’t be in the minority — in fact, 50 percent of consumers decorate their yard or home and spend around $2.7 billion on decorations, according to National Retail Federation data. “Halloween is the time of year when we can be a kid again — a season to add some fun to your home, inside and out. We can be creative, reveal our personalities, and showcase either our scary, sweet or funny sides that we don’t normally show,” says Nicole Cowell, associate project manager with North Mankato, Minnesota-based Fun.com, parent company of HalloweenCostumes.com. Here are five surefire ways to thrill visitors and make your home stand out on your block this October: 1. Project your fears. “Use a video projector and a backlit screen on one or more windows September 27, 2019

Project a horde of zombies trying to break out of your living room windows, a ghost that appears and disappears in your entry, and more,” suggests Leonard Pickel, owner/designer of Hauntreprenurs in Winter Garden, Florida. You can buy an all-in-one kit or a separate inexpensive projector, animation DVD or USB memory drive, and projector screen film that clings to your windows—often all for $100 or less. 2. Give your garage door a spooky face. “One year it can be a monster, the next Frankenstein. The best part is, it’s incredibly inexpensive to create this amazing focal point,” says Alessandro Mannino, home improvement expert for NeighborWho.com in New York City. “Simply buy of giant eyeballs at the dollar store, use foam core to cut out the rest of the face, paint accordingly, and attach the pieces to your garage door with Velcro strips.” 3. Make a macabre music and light show. Using a Philips Hue starter kit — including a hub and color-changing light bulbs — and the right apps, you can transform your home into a haunted house or devise a devilish disco. “Third-party apps like Hue Halloween and Hue Haunted House combine haunting sounds and lighting effects, like eerie piano music and ghost sounds, that will make anyone jump. Or, download the Hue Sync app on your PC or Mac to sync your Hue lights with the beat of your favorite Halloween tracks — from Thriller to the
Rocky Horror Picture Show soundtrack,” says Tim Rider, US product marketing manager for Philips Hue at Signify in Somerset, New Jersey. 4. Create an orange gourd horde. “There’s nothing better for your Halloween display than an assortment of hand-carved Jack ’O Lanterns,” Mannino notes. But don’t rush the job and be crude with the carving knife — visit the hobby store and invest in creative carving stencils featuring famous celebrity faces and intricate spooky designs. Styrofoam pumpkins can be displayed afresh with pride each season; but if you prefer real pumpkins, “don’t carve more than five days before Halloween, and preserve each carefully,” says Joanne Archer, a UK-based decorating professional with ExpertHomeTips. com. She recommends rubbing the cut-out sections with petroleum jelly, spraying the pumpkin with a diluted solution of lemon juice and water, and storing in the fridge when not on display. 5. Ensnare visitors into your web. Sure, you could buy a few bags of the cheap cottonbased spider web stuff and stretch it across your porch, windows and bushes. “But if you really want to up your decorating game, easy-toremove hot glue webs are the answer,” advises Pickel. “You’ll need a special cobweb gun, hot glue sticks, and an air compressor to spray the webs onto objects. But it’s worth it — the webs are so realistic that they’ll fool a real spider and make any home look old and untouched.”
