No Mortgage, No Write-Off? Question: I have been told that if I pay off my mortgage I can no longer write off my property taxes. This seems like a downer. What’s up with that?

Answer: If you’re a homeowner then you likely write off mortgage interest, mortgage insurance premiums and the cost of property taxes. For owners who itemize deductions, these are big items that can significantly reduce tax payments. Say you have a $150,000 mortgage balance and pay $100 a month for mortgage insurance and $200 a month for property taxes. In rough terms, at 4 percent interest, you pay $500 a month for interest. In total that’s $800 a month or $9,600 a year. If you have a combined federal and state tax rate of 32 percent then you can reduce your tax bill by almost $3,100. When you pay off the mortgage, several things happen. First, if there’s no mortgage there’s no mortgage

interest. So that deduction goes away. Second, if there’s no mortgage there’s no mortgage insurance. Another deduction goes bye-bye. The situation with property taxes is a little more complex. Residential property taxes are deductible, so there is still a potential $2,400 write-off ($200 x 12). However, you may not want to take the deduction – and this is why someone may have told you that the deduction could be lost. According to the IRS, there are two main types of tax deductions: the standard deduction and itemized deductions. You can claim one type of deduction on your tax return, but not both. For example, if you claim the standard deduction, you cannot itemize deductions, and vice versa (if you itemize deductions, you cannot claim the standard deduction). You are allowed to use whichever type of deduction results in the lowest tax. Is it better to itemize or take the standard deduction? That depends on how much you have to deduct versus the standard deductions available in your situation. According to the IRS, for 2015 you could deduct $6,300 if a single filer; $12,600 if married and filing jointly; $6,300 if married and filing separately,;

$9,250 for a head of household; and $12,600 as a qualifying widow or widower. When you pay off your mortgage you reduce monthly cash costs. Those costs include mortgage interest, mortgage insurance (if any) and principal. For a $150,000 mortgage at 4 percent over 30 years, the cost for monthly principal and interest would be $716.12. In our example we said that mortgage insurance was $100 a month, so in this case the borrower saves $816 a month in cash or $9,792 annually. In turn, you lose deductions for interest and property insurance but a potential deduction for property taxes remains. Principal was not deductible in the first place. In the end it’s not so much that you can’t continue to write off property taxes but rather that using the standard deduction may be a better option, depending on the amount you can itemize and your filing status. hen you’re sitting in front of a mortgage lender, anxiously hoping for approval, remember this: You’re not just a borrower, you’re a customer, too. If you’re applying for a mortgage where you bank, you might see the institution’s gratitude for your loyalty expressed with a discount on your mortgage rate or a fee waived. Just like supermarkets or department stores, financial institutions often offer rewards to retain customers. This spring, a traditionally busy home buying season, perks for customers who combine their loan with other banking products aren’t uncommon. Chase, for example, offers a .25 percent rate discount on a home equity line of credit. For a customer with a premium checking account, there’s a .5 percent rate discount, an annual fee waiver for the life of the loan and no origination fee. At Bank of America, existing customers may be eligible to receive a discount of $200 to $600 on the lender fee, depending on their relationship with the bank. Wells Fargo offers a credit card program that allows cardholders to arrange automatic recurring rewards redemptions to their home loan. The Big Boom in Tiny Homes Less space. Smaller price. Low upkeep. And, they are super cute. What’s not to love?

W

hen it comes to innovation, many like to think big. But a growing number of Americans disenchanted with the high cost of housing are actually thinking small, rejecting the square-footage-run-amok mindset by choosing tiny homes. These miniature dwellings, typically 500 square feet or less and often on wheels, boast radically downsized amenities. The attraction: less home debt, a simpler life, a smaller ecological footprint and a big life adventure. According to The Tiny Life, an online resource for tiny-sizers, the average tiny house is less than 200 square feet, compared to the 2,600 typical singlefamily home. It can cost as little as $23,000 for a kit aimed at ambitious do-it-yourselfers (compared to $272,000, the average cost of a standard size home), and is owned by 78 percent of occupants (versus a homeownership rate of 65 percent for traditional homes). Most tiny homes have RV status, allowing builders to sidestep municipal and international building codes. Many lenders may not consider a tiny home on wheels to be an actual home, so it won’t qualify for a traditional mortgage. They can either be parked where allowable and taken off the utilities grid or placed on a permanent foundation on purchased land. Special zoning permission and utility hookups may be required. 8

Still, with real estate prices in several major markets far out of reach for an increasing number of consumers, many of whom are saddled with credit card and student loan debt, the lure of the tiny home is strong. “The American Dream has become harder and harder to reach for many folks,” says Kim Crieger Goodwin, principal broker for Crieger Goodwin Real Estate Sales, Eugene, Oregon. “I’ve had many clients looking to downsize into a smaller, affordable home. This market of buyers exists, but the inventory doesn’t, which is why the tiny home movement is flourishing.” Younger, flexible buyers with no children “and buyers who aren’t too large or tall make ideal candidates for a tiny home,” says Lisa Stull, agent with Coldwell Banker Residential Brokerage, Alexandria, Virginia. Seniors headed into retirement with little retirement savings are also fans. The majority of tiny home owners – 38 percent – are at least 50 years old, according to Tiny Life. Twenty-one percent are younger than 30. “A tiny home may be best suited for a single person or a couple, ideally someone without a lot of possessions and in a transitional period of life,” says Marcus Toconita, production director for Callahan Ward Companies, a Philadelphia developer.

Other challenges to consider before committing to the tiny home lifestyle: Where will you entertain? How will it be to be in a relationship in this constrained space? What if you want to have children or a pet? Can you manage the ladder to the loft bed? Getting insurance for a tiny home and finding a place to put it without hassles from municipalities and neighborhood homeowner associations can be a hassle, notes Becky Blanton, editor for Airstream Life. Before buying or building, “find land in an area where zoning restrictions aren’t going to force you out in six months,” she says. Be aware of possible resale challenges. “Your tiny home may be ignored on the normal MLS channels,” says Blanton. “You may benefit from marketing it yourself on one of the tiny home websites.”
