In the next few weeks, we will put our 30-year-old house on the market. We like our home and the features it has, but worry that our property may be dated. What are the features buyers want today, and how can we make an old house look good?

ANSWER:

A recent study by the National Association of Home Builders found that “at least four out of five millennial buyers prefer laundry rooms, hardwood front exteriors, patios, and garage storage. Conversely, they give a thumbs down to elevators, wine cellars, and laminate countertops.” The top 10 items on the NAHB list that were regarded as “desirable” or “must-have” include: Laundry room (86%) Hardwood floors (81%) Patio (81%)

It’s hard to imagine that a 30-year-old home is in any way obsolete. Moreover, in today’s marketplace — where inventory is often in short supply — there’s little reason to worry about general preferences. While it’s undoubtedly true that buyers may have items they like, in practice, no home is perfect. The usual deal is that either we settle for a property which has some of the things we want, or — as we look for homes — our interests change. Iin the process of marketing, you should emphasize the most in-demand features. But this does not

mean an older home is not without its merits. As an example, your property might have a lovely dining room and living room. Many people today prefer to eat-in kitchens and informal social settings. What you might want to do is change the usage patterns. For example, a lightly used dining room might have more value as a centrally located home office. Although wish lists are essential, marketplace fundamentals remain in place. Location, certainly, is the number one issue for homebuyers. A home with all the bells and whistles is likely to be unworkable if it’s in the “wrong” location. Affordability is also a central issue. Most likely, your property’s buyer will be guided by the long-term standard used by virtually all purchasers: Each is looking for the least expensive home in the most expensive neighborhood they can afford. Here, a short primer on the intersection of schools and real estate: Schools in districts with high test scores boost home values — but not always. Although several studies find links between prices and school rankings, research underway at Collateral Analytics is refining that relationship. For instance, a 2018 report from the firm finds that places with many high 6

ranking schools and with land available for further housing development have muted hikes in value linked to schools Take-Away: Families that are looking for a quality school and also want an affordable home might find both if they are flexible enough to consider locations with many highly rated schools and housing for purchase. Test scores define rankings, but there’s more to consider. Don’t expect a real estate agent to offer opinions on school quality since that would be a violation of fair housing laws, says Brandi Snowden of NAR. They can, however, direct buyers to websites with school rankings. But families who want

to live “in a good school district” should refine their search, suggests the NAR. Take-Away: Tour schools to investigate factors that aren’t quantifiable. “Is it the school with the best football team, the most AP students, or the newest facility,” read NAR guidelines. School starting dates can induce panic. The NAR study found that 23 percent of sellers with children said they sold their home “very urgently.” Sellers wanting to have moved before the school year begins might “find themselves rushed and forced to accept a less than ideal offer,” observes Lawrence Yun of the NAR Take-Away: Start the shopping process early. What are you willing to give up? Few things in life are as irritating and stressful as being continually stuck in traffic, having to wait on a cold platform for a long train ride, or racking up mucho mileage on your car when driving to and from your job every day. They’re major reasons why more Americans are looking to move closer to their place of employment and shave serious time off their work commutes. Home shoppers hate long trips to the office and back so much that they’re willing to do without some highly popular home features. A recent survey of consumers by Realtor.com shows that approximately 85 percent of respondents would sacrifice different housing amenities, such as style and size of the home, distance from family, friends and school, yard size, and upgrades, to cut their commutes down. Consider that the typical person’s travel to and from October 18, 2019

Americans are thinking of moving closer to work for a shorter commute—but that may mean giving up their dream home work today is about 26.9 minutes, per the U.S. Census Bureau’s 2017 American Community Survey, and over 14 million tallied an hour or longer a day getting to work in 2017. “In our survey, we found that a quarter of respondents were looking to shave up to 15 minutes off their commute with their next home purchase, while another 12 percent wanted to cut it by up to 30 minutes,” notes George Ratiu, senior economist for Santa Clara, California-based Realtor.com. “Consumers are clearly willing to make tradeoffs to reclaim previous personal time for themselves and their families.” This is especially true for those working in or near

major metro areas such as New York or Washington D.C., “where people are known to work long hours, and where commutes typically average close to one hour,” he adds. Ben Mizes, CEO of Clever Real Estate in St. Louis, agrees that people place a higher value on their time today. “Buyers who do value a shorter commute enjoy spending the free time gained with friends and family. And long commutes can become very expensive, too,” says Mizes. Prioritizing a shorter commute may mean not being able to afford as nicely appointed or large home, of course—compromises that Mizes says he and others could live handle.

“But a shorter commute is not worth purchasing a home with severe structural defects, as the cost of repairs usually outweighs the benefit of more productive time at work or home,” says Mizes, who adds that only 11 percent of millennials recently surveyed by Clever Real Estate admitted that a short commute is the greatest location factor when buying a new home. “Although priorities vary for everyone, most often, the top criteria when buying a home should include quality of the neighborhood and school district, the number of bedrooms and bathrooms, and the purchase price. For me, a shorter work commute ranks behind these features, but above any additional amenities like kitchen layout, age and style of the house, and size of the lot.” Vi Nguyen, CEO/co-founder of Homads, an Austin,

Texas-based real estate tech company, also places top value on the caliber of the neighborhood over commute time. “If I were shopping for a home, I would not sacrifice things you can’t control. But you can control things like the size of the home. Buying a smaller home to live closer to work can be smart. You can always upgrade later if you need to,” says Nguyen. Indeed, if you can’t afford a home that promises a shorter commute, don’t beat yourself up. “It may not be a feasible choice for all buyers. In this case, prioritize factors that will enhance other quality-of-life features, such as proximity to good schools and parks, walking or biking trails, community amenities like a pool, gym or clubhouse, and having family and friends nearby,” recommends Ratiu.
