The Makeup of Buyers and Sellers In its annual report, the National Association of Realtors looks back on who bought, who sold and what changed in real estate in 2015

omebuyers may change, but why? The buy remains the same. Demographic shifts continue in the real estate market, with the share of first-time buyers dropping and repeat buyers rising last year, according to the National Association of Realtors’ 2015 Profile of Home Buyers and Sellers report. But the American dream is alive and well, as the desire to own one’s own home remains the primary reason for buying, noted by 30 percent of buyers. The annual report questions recent homebuyers and sellers into order to gain insight into the consumer experience of this transaction and overall home buying and selling trends. Rising home prices, which increased to a median $220,000 this year, have made a significant impact on buyer demographics. A majority of homebuyers were married couples (67 percent) with double the buying power and, thus, better able to meet rising home prices. The number of first-time homebuyers, who tend to be single with lower income jobs, dropped to its second lowest shared in history of the survey at 32 percent of the market. For 42 percent of buyers, the first step in the home search process was an Internet search of properties on the market. Only 14 percent began their search by going to a real estate agent. Both online websites and professional agents were reported as very useful sources of information while looking for a home at 82 percent and 78 percent, respectively. Buyers typically spent about 10 weeks looking for the right home and looked at a median of 10 homes. The average house purchased was built in 1991 and 1,900 square feet with three bedrooms and two bathrooms. Detached single-family homes were the most popular model type at 83 percent of recently purchased homes, followed by townhouses/row houses at 7 percent.

According to surveyed buyers, the most difficult part of the homebuying process was saving for a down payment. Buyers most commonly cited student loans (51 percent), credit card debt (47 percent) and car loans (35 percent) as challenges to saving for a home down payment. Overall, most buyers (59 percent) reported being satisfied with their homebuying experience, up from 56 percent last year. On the other side of the transaction, 61 percent of sellers reported being happy with the process of selling their home. The home being too small for the seller’s lifestyle was the most common reason reported for putting their home on the market (16 percent). Other reasons cited included job relocation (14 percent) and a desire to live closer to family and friends (13 percent). Sellers also have felt the affects of rising home prices. The average tenure in a home was nine years, compared to the historical average of six or seven years. Tenure previously peaked at 10 years. Both buyers and sellers relied on professionals to aid in their real estate experiences and transactions in historically high numbers. Eighty-seven percent of recent buyers utilized a real estate agent or broker, while 89 percent of sellers worked with an agent. A large majority buyers (88 percent) and sellers (84 percent) also reported that they would use their agent again or recommend their agent to someone else. The prevalent usage of real estate professionals is reflected in the number of For-Sale-By-Owner sales. Just 8 percent of recent home sales were FSBO, the lowest reported share since the survey began in 1981.
