We want to build a home with a well. It’s a way to cut costs. Is this common and what are the big issues to consider?

ANSWER:

It might seem that everyone uses public sewer and water but that’s not the case. Well usage ranges from common to rare, depending on where you live. Research by the National Association of Home Builders shows a considerable difference in well construction for new homes by location. The percentages for 2018 look like this: Pacific states: 4% Mountain states: 6% West North Central states: 6% West South Central states: 2% East North Central states: 26%

East South Central states: 1% New England states: 31% Middle Atlantic states: 15% South Atlantic states: 12% The first step should be to speak with your local health and building departments to get some guidance regarding what’s allowed, what permits are required and who is allowed to do the drilling (think of licenses, insurance, bonds and certifications). As well, speak with an insurance broker to see what coverage you need for digging and owning a well. You certainly want to ask several questions before the drilling begins. First, is the water fit for human consumption? Be wary of pollution from landfills, industrial run-off, sewers, fracking, etc. Second, how much capacity can you get and how much do you really need? Is the water available
